Florida has some of the strongest demand in the country for high-end rentals, from waterfront homes in Naples to condos on Brickell and estates in Palm Beach. On a large Florida loan, though, the insurance quote can move the ratio as much as the rent does.
In short: Our top pick for jumbo DSCR loans in Florida is LendingStreet. We finance high-value 1 to 8 unit rentals with a jumbo DSCR program of about $1.5M to $5M+, and our DSCR programs have no stated maximum. Loans qualify on the property's rent with no W-2s or tax returns, LLC borrowers are standard, and 30-year terms are available. Get a quote with the form below or call (877) 298-1001.
LendingStreet is a business-purpose lender for investors buying and refinancing non-owner-occupied rentals. In Florida, our large-balance DSCR loans fit luxury single-family homes, waterfront properties, high-end condos and 2 to 8 unit buildings, for purchases, rate-and-term refinances and cash-out refinances.
We size the loan on the full Florida payment, including wind and flood coverage, with a 1.0x standard minimum DSCR and a 620 minimum credit score. Sub-1.0 programs exist for high-value homes where insurance pushes the payment just above the rent.

In South Florida, large rentals are concentrated in Miami Beach, Coral Gables, Coconut Grove, Key Biscayne, Fort Lauderdale's Las Olas area, Palm Beach, Boca Raton and Jupiter. On the Gulf Coast, Naples, Sarasota, Longboat Key and Siesta Key lead, along with South Tampa, Davis Islands and St. Petersburg.
Central Florida adds Winter Park and Windermere near Orlando, plus large vacation homes in the resort areas southwest of the city. In the Panhandle, the beach towns between Destin and Panama City Beach draw seasonal renters.
Small apartment buildings of 5 to 8 units in Miami, Fort Lauderdale and St. Petersburg often cross $1M as well, and they are financed as residential.
Florida investors financing a $1M+ rental usually look at a private bank, a hard money lender, or a national DSCR program. Here is the general picture.

Florida has no state income tax, but the homestead exemption and the Save Our Homes assessment cap apply only to a primary residence. A rental is reassessed after purchase, and later annual assessment increases on non-homestead residential property are generally capped at 10%. If the seller had a homestead, your bill can be far higher than theirs.
Many newer communities also sit in a community development district, and counties add non-ad valorem assessments for services such as fire and stormwater. Those charges appear on the tax bill and count in your payment, so pull the full bill from the county tax collector rather than relying on the listing.
At closing, Florida charges documentary stamp tax on the deed and on the mortgage note, plus an intangible tax on new mortgages. On a large loan, those taxes add up quickly. Ask your title agent for a full estimate and confirm locally.
Insurance is the biggest swing factor on large Florida loans. Windstorm coverage, flood insurance in mapped zones, roof age and wind mitigation features all affect the premium, and some owners end up with the state-backed insurer of last resort. Get quotes before you sign.
After the 2021 condo collapse in Surfside, Florida now requires milestone structural inspections and structural integrity reserve studies for many condo buildings. That can raise HOA dues or lead to special assessments, so review the association's reports and budget.
Florida law limits how cities regulate short-term rentals, but many cities still register and regulate them, and Miami Beach bars them in most single-family neighborhoods. Condo and HOA rules often set minimum lease terms. Confirm the rules before you count on nightly income.
This example is illustrative and not a quote. An investor buys a Naples home for $2,000,000 that leases for $13,500 a month. Taxes are budgeted at $2,700 a month, and wind and flood insurance together come to $1,650.
At 70% LTV the loan is $1,400,000, estimated principal and interest is about $9,550, and the total payment is about $13,900, for a DSCR of about 0.97x. At 65% LTV the loan is $1,300,000 and DSCR is about 1.02x. At 60% LTV the loan is $1,200,000, the payment is about $12,536 and DSCR is about 1.08x. A sub-1.0 program could also work at the higher leverage.
