This example is illustrative and not a quote. An investor buys a dated home in Austin for $1,600,000 and plans $150,000 of renovation, a total cost of $1,750,000. The bridge loan is $1,312,500, or 75% of total cost.
The investor expects to sell for $2,150,000 after six months. The spread over total cost is $400,000. After estimated interest of $60,703, about $339,297 remains before property taxes, insurance, closing and selling costs, which can be substantial on a high-value Texas sale.
| Line item | Amount |
|---|---|
| Purchase price | $1,600,000 |
| Renovation budget | $150,000 |
| Bridge loan (75% of total cost) | $1,312,500 |
| Estimated interest-only payment | $10,117 per month |
| Estimated interest over 6 months | $60,703 |
| Expected sale price | $2,150,000 |
| Spread before interest and other costs | $400,000 |
| Spread after estimated interest | $339,297 |
Texas has no state income tax, and local property taxes are high to make up for it. Investors do not get homestead exemptions, so the tax bill after you buy can be well above the seller's. On a six-to-twelve month bridge, property taxes are a real carrying cost, and they also drive how much a DSCR refinance can support at the exit.
Texas has no state real estate transfer tax, and title insurance premiums follow rates set by the state, so title costs are fairly predictable. Hail and wind drive insurance pricing across much of the state, and coastal properties near Houston and the Gulf may need windstorm and flood coverage. Get insurance quotes early, because a high premium can slow a closing.
If you plan to sell, check comparable sales at your target price, because the pool of buyers above $2M is thinner in most Texas metros. If you plan to hold, confirm that the finished rent covers a DSCR payment, including the full tax bill, at the standard 1.0x minimum. Max LTV on larger DSCR balances varies by program.
Because we offer both loans, we can size the refinance before you buy the property. Our bridge-to-DSCR guide shows the steps.
Larger balances usually need a full valuation of the as-is and after-repair value. Bring the purchase contract, scope of work, contractor bid and LLC documents. On a package, have a list of each property with its condition and plan. On a trustee sale purchase, plan the valuation and title work as early as the timeline allows.
