Once you own five or more rentals, you can keep financing them one at a time or move them under one blanket loan. Each path trades simplicity against flexibility.
In short: A blanket loan finances 5+ properties under one note, one closing and one payment, while individual DSCR loans finance each property separately. Blanket loans usually cost less to close and can include low-value houses that fall below a $150K single-loan minimum. Individual DSCR loans keep each property independent, which makes selling or refinancing one house simpler. Many investors use both.
This table summarizes how the two structures typically compare. Exact terms vary by program.
| Factor | Blanket portfolio loan | Individual DSCR loans |
|---|---|---|
| Properties per loan | 5+ (often capped near 10) | 1 |
| Closings | One | One per property |
| Monthly payments | One | One per property |
| Max leverage | Up to 75% aggregate LTV | Up to 80% LTV purchase, 75% cash-out |
| Low-value houses | Can be pooled together | Each loan must meet the $150K minimum |
| Selling one property | Requires a release payment | Pay off that loan only |
| Collateral | Cross-collateralized pool | Each property stands alone |
| Fixed-rate options | Varies by program | 30-year fixed available |
The biggest win is cost and time. Eight separate loans mean eight appraisals, eight title policies and eight sets of closing documents. One blanket loan bundles that work into a single file.
Blanket loans also help with cheaper houses. A $160,000 rental at 75% LTV supports a $120,000 loan, which is below a $150K single-loan minimum. Pooled with other properties, that house can still contribute to a larger loan.
Independence is the main advantage. If one property floods, sells or needs a refinance, the other loans are untouched. You never need lender approval to sell a house beyond paying off its own loan.
Individual loans also reach slightly higher leverage on purchases, up to 80% LTV, and a 30-year fixed rate is widely available. If you plan to sell properties one by one over the next few years, separate loans are often cleaner.
Illustrative example only. An investor owns 8 rentals worth a combined $2,000,000, each worth about $250,000. At 75% leverage, individual loans would be about $187,500 each, or $1,500,000 total across 8 closings.
A blanket loan at 75% aggregate LTV also produces $1,500,000, but in one closing. At an example rate of 7.25% over 30 years, that is one principal and interest payment of about $10,233 per month.
It replaces eight separate payments. The loan amount is the same; the paperwork, fees and admin are not.
In a blanket loan, every property secures the whole balance. If you stop paying, the lender can look to all of the properties, not just one. That is the main risk investors trade for lower cost and simpler management.
With individual DSCR loans, trouble on one house stays with that house. If you are building a portfolio with properties that carry very different risk levels, that separation has real value.
Many experienced investors split the difference. Stable, long-term holds go into one or two blanket loans, while newer or riskier properties stay on their own notes until they prove out.
There is no rule that you must choose one structure for everything. Our financing team can model both and typically bring back 2–3 options so you can compare total cost, payment and flexibility.
Closing costs are usually lower because there is one closing instead of many. Rates can be similar or better with portfolio pricing. The trade-off is release payments if you sell a property later.
Yes. Investors often build a portfolio one loan at a time and then refinance into a blanket once they reach 5 or more properties. Prepayment terms on the existing loans affect the timing.
Our DSCR programs start at a 620 minimum score. Portfolio programs vary, and some look for stronger credit or experience. Your loan officer will match the program to your profile.
You pay a release price, usually more than that property's share of the loan, and the lender releases its lien. The rest of the loan stays in place. Terms vary, so review the release clause before closing.
Often yes. Because the loan is sized on the combined value of the pool, a lower-value house can be included even if it would not meet a single-loan minimum on its own.
Most programs require at least 5. With fewer properties, individual DSCR loans are usually the better fit until the portfolio grows.
