Bridge Loans for Albany and Capital Region Investors

Albany's leasing calendar is lopsided. Students sign in the spring for the fall, legislative staff arrive in January, and many rowhouses come to market from estates in the dead of winter. A bridge loan lets you buy when the deal appears and refinance when the units are full.

In short: LendingStreet makes residential investor bridge loans on 1-8 unit properties in Albany and across the Capital Region from $150,000 to $5M+, with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days, and some bridge programs require no appraisal. The exit is usually a sale or a refinance into a DSCR rental loan.

Where a bridge loan fits here

Permanent DSCR financing needs a property that is leased, or at least ready to lease, and in reasonable condition. A bridge loan covers the time before that.

Bridge loans also suit the region's many estate sales. Older owners in Albany, Troy and Schenectady often held two- and three-families for decades, and heirs usually want a quick, as-is sale rather than a long marketing period.

Worked example: a Center Square three-unit rowhouse

This example is illustrative and not a quote. In November, an investor buys a three-unit brick rowhouse in Center Square from an estate for $395,000. Two units are vacant. A bridge loan at 75% of the price is $296,250, interest-only, about $2,590 a month.

Over a seven-month hold, interest totals about $18,128. The investor services the boiler, paints and refinishes floors over the winter, and leases all three units by June at $1,450, $1,400 and $1,350, or $4,200 a month. The building appraises at $455,000.

A DSCR refinance at 75% of the new value is $341,250. Estimated principal and interest is about $2,384, and with taxes of about $800 and insurance of $235, the payment is about $3,419. DSCR is about 1.23x.

Timing lease-up to the Albany calendar

University-area units near Pine Hills and Washington Park lease heavily in spring for August and September move-ins. Units near the Capitol and Empire State Plaza see demand from legislative staff in January. Medical residents at Albany Med often start in late June and July.

Plan your bridge term so the refinance comes after your main leasing window, not before it.

Saratoga Springs and the Lake George area follow a different calendar, with demand peaking in summer. If you are buying there, plan your lease-up and refinance around that season.

No appraisal on some programs

Some bridge programs can close without a full appraisal, using other valuation methods. That helps when an estate or a motivated seller wants a fast, clean close.

Your DSCR refinance at the end will need a full appraisal, so allow time for it in your plan.

Without an appraisal up front, your own due diligence matters more. Walk every unit, check the heating system and roof, and get a contractor estimate before you commit to a price.

Carrying costs in a Capital Region winter

Interest is only part of the cost. Taxes in the Capital Region are high and are due whether units are full or empty, and heating a vacant building through January is expensive.

Insurers also care about vacancy. Tell your agent the property will be partly vacant, keep the heat on, and have someone check the building regularly.

Snow removal is usually the owner's responsibility, and a city sidewalk left unshoveled can bring fines. Arrange a contractor before the first storm.

Rental permits before you lease

Albany requires rental units to be registered and inspected under its residential occupancy permit program. Troy and Schenectady have their own registration rules. Schedule inspections early, since a failed inspection can delay move-ins and your refinance.

If unit counts were changed without permits in the past, sort out the legal number of units before you plan rents. The appraiser will value the building on its legal use.

Albany's housing stock includes many buildings whose unit counts changed over the decades. Pull the certificate of occupancy or permit history from the city before you finalize a price, so your plan matches what the building can legally be.

Closing costs to expect

New York's mortgage recording tax applies to most mortgages, including a bridge loan, and it applies again on the refinance unless the new loan can be structured to reduce it. Ask about this at the start. Attorney fees, title insurance and recording fees also apply.

Sellers usually pay the state transfer tax. On an estate sale, the estate's attorney will set much of the timeline.

What we look at

We review the price, the condition, your plan, your experience and how realistic the exit is. Rent comparables for each unit, a contractor bid and a clear leasing timeline make the file stronger. First-time bridge borrowers can qualify on some programs.

If you plan to sell rather than refinance, look at how long similar buildings took to sell in the same neighborhood, and build in a cushion for a slow winter market.

Common questions

What do Albany bridge loans cost?

Rates start from 7.99%, and pricing depends on leverage, the property and your experience. Payments are interest-only on the outstanding balance.

How quickly can a Capital Region bridge loan close?

In as little as 10 days when title and documents are ready. New York attorney closings can add time, so get your attorney involved right away.

Do bridge loans require an appraisal?

Not on some programs, which use other valuation methods. Your refinance at the end will need a full appraisal.

Will I pay the mortgage recording tax twice?

Possibly, once on the bridge loan and again on the refinance. Ask early whether the refinance can be structured to reduce it.

Can I use a bridge loan on a 5-8 unit building?

Yes. Bridge loans cover 1-8 unit residential investment properties. Nine or more units is commercial.

How long is the term?

Bridge loans are short-term. Choose a term that covers your work and leasing window with a cushion for winter delays.

What if my units are not leased by the refinance date?

You keep paying interest until they are. Realistic rent and leasing assumptions matter more than optimistic ones.

Can I refinance into a DSCR loan with you?

Yes. Many investors use a bridge loan to stabilize a building, then refinance into a 30-year DSCR loan qualified on rent.
