Augusta's rental demand rests on Fort Gordon, the Army's cyber mission and a large medical district, which keeps a steady stream of tenants moving in and out. Homes go vacant when orders change, and sellers on a deadline often want a buyer who can close fast.
In short: LendingStreet makes bridge loans on 1-8 unit investment property in Augusta, Columbia County and the rest of the Georgia side of the metro, from $150,000 to $5M+ with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days, and some programs need no appraisal. Investors use them to buy quickly, prepare and lease the home, then refinance into a DSCR loan or sell.
Inside Augusta-Richmond County, Summerville (often called the Hill), Forest Hills and the streets near Augusta University and the medical district attract professionals and medical staff. Olde Town has historic homes near downtown, and west and south Augusta, including Hephzibah, offer more affordable singles.
Columbia County, including Evans, Martinez, Grovetown and Appling, has newer subdivisions close to Fort Gordon's gates and higher prices. Across the Savannah River, North Augusta and Aiken are in South Carolina and follow that state's rules, which this page does not cover.
| Area | Typical housing | Common bridge use |
|---|---|---|
| Summerville, Forest Hills | Older and mid-century singles | Medical and university tenants; fast purchase |
| Olde Town | Historic homes near downtown | Buy, update, lease long-term |
| Grovetown, Evans, Martinez | Newer subdivision homes | Military households; buy from owners on orders |
| West and south Augusta, Hephzibah | Affordable singles and duplexes | Several rentals bought together |
When a service member gets orders, the house often has to sell on a schedule, sometimes vacant and sometimes with a few repairs left. A bridge loan lets you close on that schedule, make it rent-ready and sign a lease, then refinance into a DSCR loan with the lease in hand.
Masters week brings a burst of short-stay demand every April, but that income is brief and seasonal. Long-term leases are what carry an Augusta rental through the year and what a DSCR refinance relies on.
This example is illustrative and not a quote. An investor buys a vacant Grovetown home for $255,000 from an owner who has moved on new orders. The bridge loan is $191,250, interest-only, so the estimated monthly interest payment is about $1,594 while the investor paints, replaces flooring and leases it to a military household.
After about 3 months the property appraises at $270,000 and rents for $1,950 a month. A DSCR cash-out refinance at 75% of value is $202,500, which pays off the $191,250 bridge and returns about $11,250 before closing costs.
Estimated principal and interest on the new 30-year loan is about $1,381. Add taxes of about $217 and insurance of about $125 a month, and the total payment is about $1,723. Rent of $1,950 divided by that payment gives a DSCR of about 1.13x, above the 1.0x standard minimum.
Stress-test it: if rent came in 10% lower, at about $1,755, the ratio would still be about 1.02x. That cushion is what makes the refinance a dependable exit here.

Georgia charges a transfer tax of $1 per $1,000 of value on the deed, and an intangible recording tax of $1.50 per $500 of loan amount on long-term notes, generally those of three years or more. That intangible tax usually matters more on the long-term DSCR refinance than on a short bridge note. Georgia closings are handled by attorneys, so confirm both with yours.
Georgia assesses property at a 40% assessment ratio of fair market value, and homestead exemptions apply only to a primary residence. A seller who lived in the home may have had a lower bill than you will, so budget on the non-homestead figure.
Augusta-Richmond County and Columbia County each have their own codes, permits and business license rules for rental activity, and HOAs in newer Columbia County subdivisions may limit leasing or require approval of tenants. Read the covenants before you buy.
Low ground along the Savannah River, Rae's Creek and other creeks can fall in mapped flood zones. Check the FEMA map and get an insurance quote during due diligence, since both feed into the refinance math.
Augusta bridge loans most often end in a DSCR refinance, since military and medical tenants keep long-term demand steady. A resale can work in Columbia County, where newer homes draw owner-occupant buyers, but timing a sale around the moving season matters.
Every bridge loan needs a clear way out. Before you sign, run the refinance numbers with a realistic rent, tax bill and insurance quote, and know what the property would sell for if the refinance does not fit. Our bridge to DSCR guide walks through the timing and the paperwork. For statewide context, see our Georgia bridge loans page.
Our bridge loans are built for investors who need to move faster than a long-term loan allows. In Augusta, they cover 1-8 unit residential investment property, from single-family homes to small apartment buildings of up to 8 units.
Each loan is short-term and interest-only, so the monthly payment stays low while you work on the property. Buildings of 9 or more units are commercial; see our multifamily loans page for those.
On a Augusta file we look first at the purchase price and the exit, then at your experience with similar properties, the condition of the building and how realistic the timeline is. A clear plan to lease and refinance, or to sell, carries a lot of weight.
LendingStreet is an investment property financing company. Our investor loans are business-purpose loans on non-owner-occupied property, and we lend across Augusta-Richmond County and Columbia County, including Evans, Martinez, Grovetown and Hephzibah.
Send the address, purchase price, your plan for the property and how you expect to repay the bridge. We will look at the deal, the timeline and the exit, and come back with options. Use the form below or call (877) 298-1001.

Our bridge loans have rates from 7.99%. Your pricing depends on the property, your experience, the leverage and the exit plan.
It generally applies to long-term notes of three years or more, so it usually comes up on the DSCR refinance rather than a short bridge. Your closing attorney will confirm.
