Bridge Loans for Baton Rouge Investment Property

In Baton Rouge, the deals that need speed are often the messy ones: a property coming out of a succession, a sheriff's sale with a short window, or a half-leased duplex no long-term lender will touch yet. Bridge financing is built for that gap.

In short: LendingStreet offers residential investor bridge loans in Baton Rouge on 1-8 unit properties from $150,000 to $5M+, with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days and, on some bridge programs, close with no appraisal. Most borrowers exit by selling or refinancing into a DSCR rental loan once the property is stabilized.

When Baton Rouge investors use bridge money

Bridge loans are for properties that are not ready for a 30-year loan yet, or for buyers who cannot wait for one. Common local situations include the ones below.

What these have in common is time. The property is worth more, or is easier to finance, a few months from now than it is today, and a bridge loan pays for those months.

Successions and sheriff's sales

When a Louisiana owner dies, property usually passes through a succession, the state's version of probate. Heirs may need court authority or a judgment of possession before they can sell, and title companies look closely at who has signed. Buyers who can close fast once the paperwork is in order often get a better price.

Sheriff's sales in East Baton Rouge and surrounding parishes follow their own deposit and payment rules. Confirm the terms with the sheriff's office and your title company before you bid, and line up financing first. Not every foreclosure sale property can be financed on the sale timeline, so ask early.

Worked example: a Mid City duplex lease-up

This example is illustrative and not a quote. An investor buys a Mid City duplex for $310,000 with one unit vacant. A bridge loan at 75% of price is $232,500. Over 8 months, estimated interest-only payments total about $15,500, while the investor paints, updates the vacant unit and signs a new lease.

Once both units lease for a combined $2,700 a month and the property appraises at $340,000, the investor refinances into a DSCR loan at 75% LTV, or $255,000. Estimated principal and interest is about $1,783, and with taxes, landlord insurance and flood coverage the payment is near $2,478, for a DSCR of about 1.09x.

No appraisal, and when you still want one

Some bridge programs can close with no appraisal, which helps when a seller wants to close in days. That speed has a tradeoff: you still need to know what the property is worth. In neighborhoods where renovated and unrenovated homes sit side by side, such as parts of Mid City and Old South Baton Rouge, values swing widely block to block.

Pull recent sales, talk to a local agent and assume the DSCR refinance will be based on a full appraisal later.

If you expect to refinance, keep receipts for the unit updates and the new lease. They help the appraiser and the underwriter see what changed.

Planning the exit

A bridge loan is only as good as its exit. If you plan to refinance, run the DSCR numbers before you buy, including the flood premium, landlord insurance and a property tax bill without a homestead exemption. If you plan to sell, check what similar homes sold for, how long they sat and whether the flood zone affects buyer financing.

Our bridge to DSCR guide explains how timing, seasoning and the new appraisal fit together.

Build a cushion into the term. Appraisals, title updates and insurance binders take time, and a refinance that starts in the last two weeks of a bridge term leaves little room if a tenant moves in late or an appraisal is delayed.

Insurance before closing

Louisiana's insurance market has tightened, and some carriers limit new policies on older roofs or in certain zones. Louisiana Citizens Property Insurance Corporation is the state's insurer of last resort. Get a binder early; a vacant or partly vacant property may need a vacancy or builder's risk policy instead of a standard landlord form.

For duplexes and fourplexes near campus, ask the agent for the current policy declarations so you can see the premium the seller has been paying and the coverage limits.

Bridge loan or fix and flip loan?

Both are short-term and interest-only, but they solve different problems. A bridge loan fits a property that is close to rentable or sellable: it needs leasing, light cosmetic work, or a few months for paperwork to settle. A fix and flip loan fits a real renovation, with a rehab budget released through draws.

If you are buying a Sherwood Forest ranch that needs paint, flooring and a tenant, bridge financing may be enough. If the same house needs a new roof, a kitchen, drain lines and termite repairs, the flip program, with funded rehab, is usually the better tool. Our Baton Rouge fix and flip page covers that side.

Common questions

What do bridge loans cost in Baton Rouge?

Rates start from 7.99%, and pricing depends on leverage, experience and the property. Payments are interest-only.

Can I buy a property out of a succession with a bridge loan?

Yes, once the heirs have authority to sell and title is clear. Your title company will confirm the succession paperwork.

Do you need an appraisal?

Some bridge programs close with no appraisal. A later DSCR refinance will use a full appraisal.

How fast can a Baton Rouge bridge loan close?

In as little as 10 days when title, insurance and entity documents are ready.

Can I use a bridge loan for a sheriff's sale?

Sometimes. Sale deposit and payment deadlines are short, so talk to us before you bid.

What happens when the bridge term ends?

You repay the loan by selling or by refinancing, usually into a DSCR loan once the property is leased.

Do you make bridge loans on 5-8 unit buildings?

Yes. Residential bridge loans cover 1-8 units.

Can I use a bridge loan to buy before another rental sells?

Yes. Investors often use bridge financing to close on a new property and repay it when the sale or refinance of another investment property closes.
