Camden County sits across the Delaware River from Philadelphia, linked by the PATCO line and the bridges, and its towns range from Camden City rowhomes to Collingswood twins and Cherry Hill split-levels. New Jersey's rental rules and property taxes shape every deal here.
In short: LendingStreet offers bridge loans on 1-8 unit investment property in Camden and across Camden County, from $150,000 to $5M+ with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days, and some programs need no appraisal. Investors use them to close fast, pass the town's rental inspections and re-lease, then refinance into a DSCR loan or sell.
In Camden City, Cramer Hill, Fairview, Parkside and the Cooper Grant area near Rutgers-Camden and Cooper University Hospital offer rowhomes and small multi-family buildings at the lowest prices in the county. Fairview's planned village of brick homes is a distinct, older submarket.
Along the PATCO line, Collingswood, Haddon Township (Westmont), Oaklyn and Audubon have twins, duplexes and older singles that lease to Philadelphia commuters. Cherry Hill, Haddonfield and Voorhees carry higher prices, and Pennsauken, Gloucester City and Bellmawr sit in between.
| Area | Typical housing | Common bridge use |
|---|---|---|
| Camden City | Rowhomes, small multis | Value-add purchases needing inspection and re-leasing |
| Collingswood, Westmont, Oaklyn, Audubon | Twins, duplexes, older singles | Commuter rentals near PATCO |
| Pennsauken, Gloucester City, Bellmawr | Singles, twins, some 2-4 units | Fast close on landlord exits |
| Cherry Hill, Haddonfield, Voorhees | Larger suburban singles | Higher-balance purchases before refinance |
In much of New Jersey you cannot simply hand keys to a new tenant. Many towns require a certificate of occupancy or rental inspection at each tenant change, and older units can need repairs to pass. A bridge loan covers the gap between buying the building and having inspected, leased units a DSCR lender will accept.
Sellers in competitive commuter towns also favor buyers who can close quickly and without a long financing contingency.
This example is illustrative and not a quote. An investor buys a two-family home in Haddon Township's Westmont section for $375,000 with one unit empty. The bridge loan is $281,250, interest-only, so the estimated monthly interest payment is about $2,344 while the investor makes the repairs the town inspection calls for, gets the certificate and leases the vacant unit.
Roughly 4 months later, the appraisal comes in at $400,000 with rent of $3,400 a month ($1,750 and $1,650). Refinancing into a DSCR loan at 75% of value gives $300,000: enough to retire the $281,250 bridge balance with about $18,750 left over, before costs.
Estimated principal and interest on the new 30-year loan is about $2,047. Add taxes of about $800 and insurance of about $150 a month, and the total payment is about $2,997. Rent of $3,400 divided by that payment gives a DSCR of about 1.13x, above the 1.0x standard minimum.
A cushion matters. At 10% less rent, about $3,060 a month, the DSCR would be roughly 1.02x, still above the standard minimum.

New Jersey property taxes are among the highest in the country, and on a two-family in Camden County the tax line can be the largest cost after principal and interest. Use the actual bill, not an estimate, in your refinance numbers.
New Jersey charges a realty transfer fee on sales, and higher-priced sales can face additional tax. The rules changed in 2025, so confirm current amounts and who pays them with your title company or attorney.
Many Camden County towns require a certificate of occupancy or rental inspection when tenants change, and some require landlord registration. New Jersey also requires lead-based paint inspections for most rentals built before 1978, generally at tenant turnover. Check the town and state requirements before you budget repairs.
New Jersey's Anti-Eviction Act limits evictions to specific legal causes, so inherited tenants generally stay unless a lawful reason applies. Review existing leases and rent rolls carefully before you assume a building can be re-leased at market rent.
Most Camden County bridge loans end in a DSCR refinance, since high taxes and strong commuter demand favor holding rentals with steady income. A sale is the usual exit for single-family homes in towns like Cherry Hill and Haddonfield, where owner-occupant buyers pay the most.
A good exit plan starts on day one. Price out the DSCR payment with the post-purchase tax bill and a current insurance quote, and keep a sale price in mind as a backup. Seasoning before a cash-out refinance varies by program, so ask about it up front. For statewide context, see our New Jersey bridge loans page.
Camden bridge loans are sized for residential investment property of 1 to 8 units. The payment is interest-only for the short term of the loan, which keeps carrying costs predictable while you lease or sell.
Leverage and pricing depend on the property, your experience and the exit plan. Larger apartment buildings of 9 or more units fall under our commercial and multifamily programs.
For a Camden deal, the questions we ask are practical: what you are paying, what the property will be worth and earn once it is ready, how long that takes, and how the bridge gets repaid. Investors who have done similar projects can often move faster.
Our investor loans are business-purpose loans on non-owner-occupied property. In this metro we lend across Camden County, including Camden City, Collingswood, Haddon Township, Cherry Hill and Pennsauken.

Many towns require one or a rental inspection at each tenant change. Requirements vary by municipality, so check before you close and include the repairs in your budget.
Closings can happen in as little as 10 days once title, insurance and borrower documents are in. Complex deals can take longer.
They raise the monthly payment used in the DSCR calculation. On a Camden County two-family, the tax bill can decide how large a refinance the rent will support.
Some of our bridge programs do not require one. The appraisal usually comes later, when you refinance into a long-term DSCR loan.
