A bridge loan is for the deal that cannot wait for a long-term loan: an estate sale with a short deadline, a vacant fourplex that needs tenants before it can qualify on rent, or a maturing loan that has to be paid off. In Cedar Rapids those situations come up often with older multifamily near downtown and the colleges.
In short: LendingStreet offers residential investor bridge loans on 1-8 unit properties in Cedar Rapids from $150,000 to $5M+, with rates from 7.99%. We can close in as little as 10 days, and some bridge programs require no appraisal. Bridge loans are short-term and interest-only, and the usual exit is a sale or a refinance into a DSCR loan once the property is leased.
Bridge financing fits when timing or condition rules out a DSCR loan today. Common local cases include:
The common thread is that the property cannot qualify for a long-term DSCR loan yet, or the seller will not wait for one. A bridge loan closes the purchase now and gives you a few months to fix that, whether the missing piece is tenants, repairs or a clean payoff of an old loan.
The table below summarizes the residential investor bridge program. Terms are set per deal after we review the property and your plan.
Larger balances may get a fuller valuation even on programs that can skip the appraisal on smaller deals. Tell us the size and type of property early and we will explain what the file will need.

This example is illustrative and not a quote. An investor buys a vacant brick fourplex for $262,000 with a 30-day close. A 75% bridge loan of $196,500 costs about $1,638 a month in interest-only payments. The investor paints, replaces flooring and fixes the boiler, then leases all four units at $925 each over five months.
With the building leased and appraised at $305,000, a 75% DSCR refinance of $228,750 pays off the bridge loan. Estimated principal and interest is about $1,560; with taxes of $455 and insurance of $210 the payment is about $2,225. Rent of $3,700 gives a DSCR of about 1.66x. Bridge interest over five months totaled about $8,188.
Much of the small multifamily in Cedar Rapids sits close to downtown, Wellington Heights, the Coe College area and around Mount Mercy. These are often brick fourplexes from the early and middle 1900s or large houses split into units. They are good bridge candidates because they tend to come to market tired or partly vacant.
Check that each unit is a legal, registered rental under the city's rental housing program before you count its rent in your exit.
Converted houses deserve extra care. Older conversions may share a single water meter or a single boiler, and some have attic or basement units that were never permitted. The appraiser and the city will count only legal units, so a building sold as five units might be worth less if one of them is not recognized.
Parking, laundry and storage also affect how quickly a building leases. Tenants near the colleges and downtown often accept less parking, while families on the northeast side expect it.
A bridge loan is only as good as its exit. If you plan to refinance, run the DSCR math on the leased building with realistic taxes and insurance before you sign. If you plan to sell, check recent sales of similar buildings, not just asking prices.
Leave time. Leasing up an older building in winter is slower, and the city's rental inspections and any repairs they require add weeks. Our bridge-to-DSCR guide walks through the refinance step.
Build a cushion into the bridge term. If you expect to lease up in four months, ask for a term that covers six or more, because an extension later usually costs more than planning for it now.
Cedar Rapids has its own city assessor, and Iowa revalues homes every two years. A building bought cheaply and then improved may be valued higher at the next revaluation, which raises the tax line in your DSCR refinance.
Insurance on older multifamily reflects roof age, wiring and heating systems. After the 2020 derecho, carriers pay close attention to roofs. If the building is in a mapped flood zone near the Cedar River, flood insurance becomes part of the refinance payment too.
Closing costs on the refinance also come out of the new loan or your pocket, so include title, appraisal and recording fees in your exit math rather than assuming the full refinance amount reaches the bridge payoff.
Fix and flip loans fund a rehab budget through draws and are sized on cost. A bridge loan is better for lighter work or a purchase where speed and certainty matter most. If your plan is a full gut renovation, our Cedar Rapids fix and flip page may fit better.
Some investors use both in sequence: a bridge loan to buy quickly, then a separate rehab plan funded from their own cash, then a DSCR refinance. Tell us your full plan and we will suggest the structure that keeps your carrying costs lowest.
