In a market where many good rentals change hands quietly, through estates, retiring landlords and word of mouth, the investor who can close fast without waiting on a 30-year loan often gets the deal.
In short: LendingStreet offers short-term, interest-only bridge loans on 1-8 unit investment property in Charleston and the Kanawha Valley, from $150,000 to $5M+ with rates from 7.99%. Bridge loans can close in as little as 10 days, some programs require no appraisal, and the exit is a sale or a refinance into a long-term DSCR loan. Charleston investors use them to win off-market buys, take over tired small apartment houses and pay off maturing notes.
A lot of the Kanawha Valley's rental stock is owned by long-time local landlords. When one of them retires or an estate settles, sellers often prefer the buyer who can close on a firm date with few conditions. A bridge loan lets you make that offer, then move to permanent financing once the property is stabilized.
The same holds for houses that will not qualify for a long-term loan as they stand, such as a vacant East End duplex with an outdated kitchen and an empty second unit.
Speed matters on listed properties too. When a well-priced rental hits the market in Kanawha City or South Charleston, several local investors often look at it the same week, and a buyer with a firm closing date and few contingencies usually has the edge.
Bridge financing fits situations where time or condition rules out a 30-year loan for now.
This example is illustrative and not a quote. An investor buys an East End fourplex for $240,000 with two units vacant. The bridge loan is 80% of the purchase, $192,000. Interest-only payments are about $1,560 a month, or about $14,040 over 9 months.
The investor makes cosmetic repairs, fills the vacant units and has the building appraised at $300,000. A 75% LTV DSCR refinance produces a $225,000 loan, which pays off the bridge and, after about $6,000 in costs, leaves roughly $27,000 for the investor.
| Stage | Amount |
|---|---|
| Purchase price | $240,000 |
| Bridge loan (80%) | $192,000 |
| Monthly interest-only payment | $1,560 |
| Carry over 9 months | $14,040 |
| Stabilized value | $300,000 |
| DSCR refinance at 75% LTV | $225,000 |
Every bridge loan needs a clear way out. In Charleston, that usually means a refinance, because rentals here tend to produce steady rent relative to price. Before you close, estimate the rent after lease-up, budget taxes at the non-owner-occupied class, and get an insurance quote with flood determination. Those three lines decide whether the DSCR refinance will clear 1.0x.
If your plan is to sell, look at how long similar homes in the neighborhood have taken to go under contract, and give yourself room in the term.
Build a cushion into the plan. Leasing a vacant unit in the East End can take longer in winter, and a repair that looked cosmetic can turn into a roof or plumbing job in an older building. A term with a few months of slack costs less than a rushed extension.
We look at the property, your plan and your exit. The as-is value, purchase price, any repair budget, current rent roll and your experience with similar properties all matter. On some bridge programs we can close without an appraisal, which helps when a seller wants a quick, clean closing.
We also want to know who will manage the property and do the work. A landlord with a crew already working in the valley is a different file from a first-time buyer coordinating contractors from out of state, and the plan should reflect that.
West Virginia charges a real estate transfer excise tax when the deed is recorded, made up of a state portion and a county portion. Contracts decide who pays it, though it is commonly a seller cost. Buyers should plan for title insurance, recording fees, lender fees and prepaid insurance. Ask your title company for a full estimate early.
Kanawha County records deeds and deeds of trust at the county clerk's office. Confirm recording fees and the current transfer tax with your title company, since local amounts can change.
Charleston draws some investors from larger cities who like the rent relative to price. If you are buying from a distance, a bridge loan gives you time to get a local property manager in place, finish repairs and lease the property before moving to permanent financing.
Visit the property, or send someone you trust, before you close. Street-by-street differences in condition, parking and slope are hard to judge from listing photos, and they affect both rent and the value used in your refinance.
Most refinance programs want the property leased and repairs finished. Some also look at how long you have owned it before they will use the new value. Plan your bridge term with that in mind so the refinance can close before maturity. Our bridge-to-DSCR guide walks through the steps.
Send the address, price, current rents, your plan and how you intend to exit. We will give you a read on loan amount and timing, and tell you whether the deal fits a no-appraisal bridge program or needs a valuation.
If the numbers work, we can move to a term sheet quickly, and our team will coordinate with your title company so the closing date holds.
Rates start from 7.99%. Your terms depend on the property, leverage, your experience and the exit plan. Leverage and loan size also play a part.
In as little as 10 days when title and insurance are ready. That speed is often what wins estate and off-market deals.
Some bridge programs close without one. Others need a valuation, depending on the deal and loan size.
Bridge loans are short-term and interest-only. Choose a term that covers your repairs, lease-up and refinance with room to spare. Many Charleston investors plan for six to twelve months.
