Columbus sits on the Chattahoochee beside Fort Benning, and soldiers, trainees and their families move in and out all year. Add Columbus State University and the city's large employers, and you get steady rental demand with frequent vacancies at sale time.
In short: LendingStreet provides bridge loans on 1-8 unit investment property in Columbus, Muscogee County and nearby Harris County, from $150,000 to $5M+ with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days, and some programs need no appraisal. Investors use them to buy on a seller's schedule, get the home leased and refinance into a DSCR loan, or sell.
Midtown, Wynnton and Lakebottom have older homes on tree-lined streets that lease to professionals and families, and the Historic District and Uptown hold older homes and small buildings close to the riverwalk. North Columbus has newer subdivisions with higher prices and many military tenants.
Harris County, including Fortson and Cataula, adds larger lots and newer homes north of the city. Phenix City sits across the river in Alabama, under that state's rules, which this page does not cover.
| Area | Typical housing | Common bridge use |
|---|---|---|
| Midtown, Wynnton, Lakebottom | Older singles | Professional and family tenants; quick purchase |
| Historic District, Uptown | Older homes, small buildings | Buy, update, lease long-term |
| North Columbus | Newer subdivision homes | Military households; homes sold on orders |
| Harris County | Newer homes on larger lots | Higher-priced rentals before refinance |
Columbus is a consolidated city-county, and much of its rental demand follows the training and assignment calendar at Fort Benning. Homes come up vacant when families leave, and sellers often need a firm close date. A bridge loan lets you meet that date, prepare the house and lease it before you take long-term financing.
Older Midtown homes also come to market needing updates that keep them from qualifying for a long-term loan on day one.
This example is illustrative and not a quote. An investor buys a vacant four-bedroom North Columbus home for $235,000 from a family leaving on orders. The bridge loan is $176,250, interest-only, so the estimated monthly interest payment is about $1,469 while the investor makes cosmetic repairs and leases it to an incoming military household.
After about 3 months the property appraises at $250,000 and rents for $1,850 a month. A DSCR cash-out refinance at 75% of value is $187,500, which pays off the $176,250 bridge and returns about $11,250 before closing costs.
Estimated principal and interest on the new 30-year loan is about $1,279. Add taxes of about $242 and insurance of about $133 a month, and the total payment is about $1,654. Rent of $1,850 divided by that payment gives a DSCR of about 1.12x, above the 1.0x standard minimum.
Stress-test it: if rent came in 10% lower, at about $1,665, the ratio would still be about 1.01x. That cushion is what makes the refinance a dependable exit here.

Georgia property is assessed at a 40% assessment ratio of fair market value, and homestead exemptions and any homestead assessment freeze apply only to the owner's primary residence. An investor's bill after purchase can be noticeably higher than the seller's, so budget on the non-homestead amount.
Georgia charges a transfer tax of $1 per $1,000 of value on the deed and an intangible recording tax on long-term notes, generally three years or more, which usually applies to the DSCR refinance rather than a short bridge. Georgia closings are handled by attorneys, so confirm costs with yours.
Columbus Consolidated Government handles permits and codes for the whole county, and Harris County has its own. HOAs in newer North Columbus and Harris County subdivisions may limit leasing, so read the covenants.
Property near the Chattahoochee, Bull Creek and Weracoba Creek can fall in mapped flood zones. Check the flood map and get an insurance quote during due diligence.
In Columbus, a DSCR refinance is the usual exit, because military and university tenants keep long-term rents steady. Resale fits better for updated Midtown homes and newer North Columbus houses that appeal to owner-occupant buyers.
Every bridge loan needs a clear way out. Before you sign, run the refinance numbers with a realistic rent, tax bill and insurance quote, and know what the property would sell for if the refinance does not fit. Our bridge to DSCR guide walks through the timing and the paperwork. For statewide context, see our Georgia bridge loans page.
Our bridge loans are built for investors who need to move faster than a long-term loan allows. In Columbus, they cover 1-8 unit residential investment property, from single-family homes to small apartment buildings of up to 8 units.
Each loan is short-term and interest-only, so the monthly payment stays low while you work on the property. Buildings of 9 or more units are commercial; see our multifamily loans page for those.
On a Columbus file we look first at the purchase price and the exit, then at your experience with similar properties, the condition of the building and how realistic the timeline is. A clear plan to lease and refinance, or to sell, carries a lot of weight.
LendingStreet is an investment property financing company. Our investor loans are business-purpose loans on non-owner-occupied property, and we lend across Muscogee County and Harris County, including Columbus, Fortson and Cataula.

This page covers the Georgia side. Ask us about Alabama properties separately, since tax and closing rules differ.
In as little as 10 days when the title work, insurance and your documents are ready. A clean file and a clear exit plan help keep it on schedule.
Often, yes. Bridge loans can close in as little as 10 days, which helps when a seller has a fixed departure date.
Not on every program. Some of our bridge programs need no appraisal, though the refinance into a DSCR loan will use one.
A signed 12-month lease or a market rent estimate is what DSCR refinances usually rely on. Use the bridge term to get a longer lease in place.
