Dayton's rental base is broad: Wright-Patterson Air Force Base, the University of Dayton, Wright State and large hospital systems all bring tenants. Prices are moderate, and many of the best rentals come to market tired and under-leased.
In short: LendingStreet makes bridge loans on 1-8 unit investment property in Dayton and the Miami Valley, from $150,000 to $5M+ with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days, and some programs need no appraisal. Investors use them to buy, prepare and lease a property, then refinance into a DSCR loan or sell.
The Oregon District, St. Anne's Hill and South Park hold historic homes near downtown and the University of Dayton, and student rentals cluster around campus. Belmont, Walnut Hills and the east side offer affordable singles and doubles. Kettering and Oakwood, just south, carry higher prices and strong long-term demand.
Beavercreek and Fairborn sit next to Wright-Patterson, and Fairborn also serves Wright State. Huber Heights, Riverside, Centerville and Miamisburg add suburban options. Many city singles sell below our $150,000 minimum, so Dayton bridge loans usually fund suburban homes, multi-unit buildings or several properties at once.
| Area | Typical housing | Common bridge use |
|---|---|---|
| Oregon District, St. Anne's Hill, South Park | Historic homes, student rentals | Buy, update, lease; quick close |
| Kettering, Oakwood | Mid-century singles | Long-term family tenants; refinance |
| Beavercreek, Fairborn, Riverside | Suburban singles near the base | Military and civilian base tenants |
| Belmont, Huber Heights | Affordable singles and doubles | Packages bought together |
A lot of Dayton inventory is owned by long-time landlords who are retiring, and their properties often have below-market rents or deferred maintenance. A long-term DSCR loan on day one would size off those weak rents. A bridge lets you buy now, bring the property up to market and refinance on the stronger lease.
Base transfers also put homes in Beavercreek and Fairborn on the market on short timelines.
This example is illustrative and not a quote. An investor buys a Kettering ranch home for $215,000 from a retiring landlord whose tenant just moved out. The bridge loan is $161,250, interest-only, so the estimated monthly interest payment is about $1,344 while the investor paints, updates fixtures and signs a new lease at market rent.
By month 3, the property is leased at $1,750 a month and appraises at $235,000. A 75% cash-out DSCR loan of $176,250 clears the $161,250 bridge and puts about $15,000 back in the investor's hands, before closing costs.
Estimated principal and interest on the new 30-year loan is about $1,202. Add taxes of about $375 and insurance of about $108 a month, and the total payment is about $1,685. Rent of $1,750 divided by that payment gives a DSCR of about 1.04x, above the 1.0x standard minimum.
Check the downside too: with rent 10% lower, near $1,575, the DSCR would fall to about 0.93x, and the refinance would need to shrink toward $160,000 to stay at 1.0x.

The Montgomery County Auditor values property, and Ohio counties reappraise every six years with an update at year three. Recent Ohio revaluations raised many values sharply, and rentals do not get the owner-occupancy reduction a homeowner receives. Pull the current bill and adjust for that before you estimate your refinance payment.
Ohio counties charge a real property conveyance fee when the deed records, customarily paid by the seller. Confirm the current amount with your title company.
The City of Dayton has rental registration requirements and enforces its housing code on rental property, and several suburbs run their own inspection programs. Confirm what applies to your address before closing, and ask whether any open code orders are attached to the property.
Most homes in Dayton's older neighborhoods were built before 1978, so plan for lead paint disclosure and safe work practices during any work you do.
A DSCR refinance is the usual Dayton exit, because rents in Kettering, Beavercreek and the base corridor support long-term holds. Sale fits renovated homes in Oakwood and Centerville, where owner-occupants pay a premium.
Decide how you will repay the bridge before you buy. If the plan is a DSCR loan, confirm the rent will cover the full payment at the program minimum. If the plan is a sale, check recent sales of finished homes nearby, not asking prices. Seasoning rules for a cash-out refinance vary by program. For statewide context, see our Ohio bridge loans page.
Investors in Dayton use our bridge program when timing matters more than a 30-year term. It covers houses, duplexes, triplexes, fourplexes and buildings of 5 to 8 units held for investment.
Payments are interest-only over a short term. Pricing and leverage are set per deal based on the property and the plan to repay. Buildings of 9 units or more are handled as commercial loans.
When we price a Dayton bridge, the exit drives the conversation. We want to see a believable rent or sale price, a timeline that fits the loan term, and a borrower who has handled similar properties or has a capable team.
LendingStreet finances business-purpose loans for real estate investors. Our investor loans are business-purpose loans on non-owner-occupied property, and our Dayton lending covers Montgomery and Greene counties, including Dayton, Kettering, Beavercreek, Fairborn and Huber Heights.

Our bridge loans start at $150,000. Lower-priced homes may fit when bought as part of a group or as a multi-unit building.
Rates from 7.99%. The rate you receive depends on the deal, your track record, the leverage and how you plan to repay.
The city has rental registration requirements and suburbs have their own programs. Confirm current rules with the city or suburb before you close.
As little as 10 days, provided title, insurance and your documents are ready to go.
Ohio taxes on a non-owner-occupied home are a large share of the payment. Lower leverage or a higher-rent property can improve the ratio.
Some bridge programs require no appraisal. Expect one when you refinance into a DSCR loan at the end of the bridge term.
