Evansville is a river city with modest prices, two universities and steady hospital and manufacturing jobs. Indiana's property tax caps make the holding costs on rentals easier to predict than in many states, which suits the buy, fix the income and refinance approach.
In short: LendingStreet offers bridge loans on 1-8 unit investment property in Evansville, Vanderburgh County and Warrick County, from $150,000 to $5M+ with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days, and some programs need no appraisal. Investors use them to buy and stabilize a property, then refinance into a DSCR loan or sell.
Haynie's Corner and the Riverside historic district have older brick homes near downtown, and Jacobsville and the north side offer affordable singles and doubles. The west side has solid working neighborhoods and small multi-unit buildings, and the east side around the Lloyd Expressway has mid-century homes close to shopping and hospitals.
The University of Southern Indiana and the University of Evansville add student demand, and Newburgh in Warrick County carries higher prices and newer homes. Because many single homes in the city sell below our $150,000 minimum, Evansville bridge loans often fund fourplexes, small apartment buildings or several houses together.
| Area | Typical housing | Common bridge use |
|---|---|---|
| Haynie's Corner, Riverside | Older brick homes | Buy, update, lease long-term |
| West side, near USI | Small multis and singles | Fourplexes and student-adjacent rentals |
| Jacobsville, north side | Affordable singles and doubles | Several rentals bought at once |
| Newburgh, east side | Newer and mid-century singles | Higher-priced homes before refinance |
Small multi-unit buildings on the west side and near USI often trade with a unit or two empty or with leases well under market. A bridge loan buys the building now, gives you time to fill it and then a DSCR loan replaces the bridge at a size the full rent roll supports.
Estate sales and local landlords retiring also bring older homes to market that need a few months of work and leasing.
This example is illustrative and not a quote. An investor buys a west side fourplex for $280,000 with two units empty. The bridge loan is $210,000, interest-only, so the estimated monthly interest payment is about $1,750 while the investor turns the empty units and leases all four at market.
After about 4 months the property appraises at $305,000 and rents for $3,300 a month (four units at about $825). A DSCR cash-out refinance at 75% of value is $228,750, which pays off the $210,000 bridge and returns about $18,750 before closing costs.
Estimated principal and interest on the new 30-year loan is about $1,560. Add taxes of about $433 and insurance of about $200 a month, and the total payment is about $2,193. Rent of $3,300 divided by that payment gives a DSCR of about 1.50x, above the 1.0x standard minimum.
Stress-test it: if rent came in 10% lower, at about $2,970, the ratio would still be about 1.35x. That cushion is what makes the refinance a dependable exit here.

Indiana caps property taxes as a share of gross assessed value: 1% for a homestead, 2% for residential rental property of one to four units, and 3% for most other property. Your bill can be lower than the cap, but it will not exceed it, which makes it easier to estimate holding costs. Assessments are trended annually, so check the current value.
Indiana has no deed transfer tax; a sales disclosure form is filed instead. Closing costs are typical title and recording charges.
Low areas along the Ohio River and Pigeon Creek can fall in mapped flood zones, and parts of the city sit behind levees. Check the FEMA map and get an insurance quote before you commit, since flood coverage can change the refinance math.
Indiana state law limits how cities can run rental registration and inspection programs, but local building permits and housing codes still apply. Confirm what the City of Evansville or Warrick County requires for your property.
Evansville bridge loans most often end in a DSCR refinance, since rents on small multi-unit buildings comfortably support long-term holds. Sale works for renovated homes in Newburgh and on the east side, where owner-occupant buyers set prices.
Every bridge loan needs a clear way out. Before you sign, run the refinance numbers with a realistic rent, tax bill and insurance quote, and know what the property would sell for if the refinance does not fit. Our bridge to DSCR guide walks through the timing and the paperwork. For statewide context, see our Indiana bridge loans page.
Our bridge loans are built for investors who need to move faster than a long-term loan allows. In Evansville, they cover 1-8 unit residential investment property, from single-family homes to small apartment buildings of up to 8 units.
Each loan is short-term and interest-only, so the monthly payment stays low while you work on the property. Buildings of 9 or more units are commercial; see our multifamily loans page for those.
On a Evansville file we look first at the purchase price and the exit, then at your experience with similar properties, the condition of the building and how realistic the timeline is. A clear plan to lease and refinance, or to sell, carries a lot of weight.
LendingStreet is an investment property financing company. Our investor loans are business-purpose loans on non-owner-occupied property, and we lend across Vanderburgh and Warrick counties, including Evansville and Newburgh.
