Bridge Loans for Fairbanks Investors

Military orders set the pace of the Fairbanks market. Sellers leaving Fort Wainwright or Eielson need to close on a date, often from out of state, and the investor who can close quickly with few conditions gets the property.

In short: LendingStreet provides residential bridge loans on 1-8 unit investment properties in Fairbanks, North Pole and the borough, from $150,000 to $5M+ with rates from 7.99%. Loans can close in as little as 10 days, are short-term and interest-only, and some bridge programs require no appraisal. Investors typically exit by leasing and refinancing into a DSCR loan, or by selling.

Why speed matters in Fairbanks

A large share of Fairbanks sellers are on a timeline they do not control: military transfers, job moves out of state or estates handled from the Lower 48. They often prefer a fast, certain closing over a slightly higher offer with financing contingencies.

Summer, when most military moves happen, is the busiest stretch. A bridge loan lets you act like a cash buyer, then refinance once the property is leased to the next family arriving on orders.

Investors who keep their LLC documents, insurance contacts and a local inspector ready can write offers that close on the seller's schedule, which is often the deciding factor.

Program terms

Here is how our residential bridge program lines up for Fairbanks properties.

Leverage depends on the property, its condition and your experience. A short hold with a clear exit is the best fit for this program.

Worked example: a PCS-season purchase

This example is illustrative and not a quote. A departing service member lists a North Pole home and needs to close before leaving. An investor buys it for $380,000 with a 75% bridge loan of $285,000. Estimated interest-only payments are about $2,494 a month. After carpet, paint and a boiler service, the home leases to an incoming family for $2,800.

It appraises at $395,000. A DSCR refinance at 75% LTV gives $296,250, which pays off the bridge. Estimated principal and interest is about $2,046, the total payment with assumed taxes and insurance is about $2,621 and the DSCR is about 1.07x.

The investor paid a few months of bridge interest and closing costs on two loans. In return, they bought from a seller who valued a sure, fast close and leased the home to the next family arriving on orders, which supported the refinance.

Other uses for bridge financing

Speed is not the only reason Fairbanks investors use bridge loans.

In each case, the bridge loan is a short-term tool that gets you to a stable, leased property. If the plan needs more than a light refresh, talk with us about a fix and flip loan with a rehab holdback instead.

Winter holds and vacant homes

A vacant Fairbanks home in winter needs heat, regular checks and the right insurance. A heating failure can freeze plumbing quickly and turn a light cosmetic project into a major repair. Budget for fuel and a vacancy policy for the full bridge term, and line up a local person to check the property.

If the home is winterized when you buy it, plan for a plumber to de-winterize and check every line before tenants move in.

Valuation and the exit appraisal

Alaska is a non-disclosure state. Some bridge programs skip the appraisal and use other valuation methods, which helps speed. The DSCR refinance at the end will need a full appraisal, so confirm the value you expect is supported by MLS sales, and keep in mind that heating type, water and sewer setup and foundation condition all affect value.

Where a program does use an appraisal, give the appraiser access, a list of planned improvements and any lease already signed.

Testing the DSCR exit

Before closing, price the rent against current listings, add borough and any city taxes and a real insurance quote, and confirm the ratio at 75% LTV. Fairbanks property taxes are higher than in many parts of Alaska, so do not skip that line. Our bridge-to-DSCR guide covers seasoning, which varies by program.

Run the refinance at two rents: the rent you expect and a lower one. If both clear the minimum, the plan has room for a slower lease-up during the off-season.

Larger purchases

If you are buying several homes from a departing landlord or a property above $1M, see our large bridge loan page for Alaska, where larger balances usually need a full valuation. Five or more leased rentals can later move to a blanket portfolio loan.

Buying several homes at once from a departing landlord is common in military towns. Grouping them under one plan, with a blanket refinance at the end, keeps the exit simple.

Common questions

What do Fairbanks bridge rates start at?

From 7.99%, depending on leverage, the property and experience. Lower leverage and a clear exit generally help.

Can I close without an appraisal?

Some bridge programs do not require one. Your DSCR refinance will.

Can I close before a seller's military report date?

Often, yes. Loans can close in as little as 10 days when title, insurance and documents are ready. Have your LLC documents, insurance binder and funds ready before you write the offer.

Can I use a bridge loan on a home with a well and septic?

Possibly, if it is a 1-8 unit residential property with year-round access and working systems. Acreage limits vary by program, and the appraiser needs comparable sales for the exit refinance.

How long is the term?

Bridge loans are short-term, with the term set at closing. Plan the exit well before it ends. Extensions may be available on some programs for a fee, but plan not to need one.

Is there a minimum?

Yes, $150,000.

What if the property needs major work?

A fix and flip loan with a rehab holdback may fit better than a bridge loan. Rehab funds are released in draws after inspections.

Can a bridge loan buy my own home?

No. These are business-purpose loans on non-owner-occupied property. The borrower, usually an LLC, holds the property as a rental or resale investment.
