Bridge Loans for Flint and Genesee County Rental Investors

Flint has some of the lowest home prices of any metro we cover, which means investors here run into a practical issue first: many single homes inside the city sell for less than a bridge loan's minimum. The deals that fit are often in the suburbs or involve more units.

In short: LendingStreet offers bridge loans on 1-8 unit investment property in Flint and Genesee County, from $150,000 to $5M+ with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days, and some programs need no appraisal. In practice, Flint-area bridge loans usually fund suburban homes, multi-unit buildings or several properties bought together, followed by a DSCR refinance or sale.

Where bridge loans fit in Genesee County

Grand Blanc, Fenton, Davison, Flushing and Swartz Creek carry the county's higher prices, with newer homes and strong school demand. Flint Township and Burton offer mid-priced singles close to jobs and shopping along the Miller Road and Dort Highway corridors.

Inside the city, Mott Park, Carriage Town, the College Cultural area and East Village near the University of Michigan-Flint, Kettering University and Hurley Medical Center have the most rental demand. City homes are often inexpensive, so they fit a bridge mainly as part of a group purchase or as a multi-unit building.

How Flint-area investors use a bridge

The typical bridge deal here is a suburban house that needs updates and a new tenant, or a package of city rentals bought from a retiring landlord. In both cases the current income is not what a long-term lender wants to see. The bridge lets you buy, fix the income and refinance.

Genesee County Land Bank sales and tax-foreclosure auctions also supply property, though those homes often need significant work and clear title review.

Worked example: a Grand Blanc rental

This example is illustrative and not a quote. An investor buys a Grand Blanc home for $260,000 that has been empty since the seller moved. The bridge loan is $195,000, interest-only, so the estimated monthly interest payment is about $1,625 while the investor updates paint and flooring and signs a 12-month lease.

By month 3, the property is leased at $2,150 a month and appraises at $275,000. A 75% cash-out DSCR loan of $206,250 clears the $195,000 bridge and puts about $11,250 back in the investor's hands, before closing costs.

Estimated principal and interest on the new 30-year loan is about $1,407. Add taxes of about $517 and insurance of about $125 a month, and the total payment is about $2,049. Rent of $2,150 divided by that payment gives a DSCR of about 1.05x, above the 1.0x standard minimum.

Check the downside too: with rent 10% lower, near $1,935, the DSCR would fall to about 0.94x, and the refinance would need to shrink toward $189,000 to stay at 1.0x.

Michigan uncapping and transfer taxes

Under Michigan's Proposal A, taxable value is capped while an owner holds a property, then uncaps to the state equalized value, a 50% assessment ratio of market value, the year after a sale. Rentals also do not get the principal residence exemption, so non-homestead school millage applies. Together, that can push your bill well above the seller's.

Michigan charges a state real estate transfer tax and a county transfer tax on the deed, usually paid by the seller. Your title company can confirm the amounts.

City rules, water lines and older homes

The City of Flint and several Genesee County communities have rental registration or inspection requirements, so confirm what applies before you close. Older Flint homes were part of the city's lead service line replacement work; ask about the property's water service line and keep records.

Many city homes predate 1978, so plan for lead paint disclosure and safe work practices on any renovation.

How Flint bridge loans usually end

Most Flint-area bridge loans end in a DSCR refinance on the suburban homes and multi-unit buildings that clear the loan minimum. Sale works for updated Grand Blanc and Fenton homes, where owner-occupant buyers are active.

Decide how you will repay the bridge before you buy. If the plan is a DSCR loan, confirm the rent will cover the full payment at the program minimum. If the plan is a sale, check recent sales of finished homes nearby, not asking prices. Seasoning rules for a cash-out refinance vary by program. Program basics for a Flint bridge loan

Investors in Flint use our bridge program when timing matters more than a 30-year term. It covers houses, duplexes, triplexes, fourplexes and buildings of 5 to 8 units held for investment.

Payments are interest-only over a short term. Pricing and leverage are set per deal based on the property and the plan to repay. Buildings of 9 units or more are handled as commercial loans.

When we price a Flint bridge, the exit drives the conversation. We want to see a believable rent or sale price, a timeline that fits the loan term, and a borrower who has handled similar properties or has a capable team.

Common questions

Why can't I get a bridge loan on a $90,000 Flint house?

Our bridge loans start at $150,000. A lower-priced house may fit as part of a group purchase or a multi-unit building.

Where do bridge loan rates start?

Rates from 7.99%. The rate you receive depends on the deal, your track record, the leverage and how you plan to repay.

How much will my Michigan taxes change after I buy?

Taxable value uncaps the year after a sale, and rentals pay non-homestead school millage. Your bill can be well above the seller's, so estimate it from the state equalized value and full millage.

What is the fastest closing for a Flint bridge loan?

As little as 10 days, provided title, insurance and your documents are ready to go.

Do you lend on Genesee County Land Bank homes?

We review them case by case. They often need significant work and clean title, which affects whether and how a bridge loan fits.

Will I need an appraisal for a Michigan bridge loan?

Some bridge programs require no appraisal. Expect one when you refinance into a DSCR loan at the end of the bridge term.

Do you lend in Grand Blanc and Fenton?

Yes. We lend on 1-8 unit investment property across Genesee County, including Grand Blanc, Fenton, Davison and Burton.

Do you finance a primary residence?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
