Lee County has absorbed Hurricane Ian in 2022 and Helene and Milton in 2024, and investing here now starts with insurance, flood zones and repair rules. The upside is a growing population and plenty of sellers who would rather sell than rebuild.
In short: LendingStreet makes bridge loans on 1-8 unit investment property in Fort Myers, Cape Coral, Lehigh Acres and the rest of Lee County, from $150,000 to $5M+ with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days, and some programs need no appraisal. Investors use them to buy fast, finish work and lease, then refinance into a DSCR loan or sell.
Lehigh Acres offers the county's most affordable single-family homes, many built in recent decades, and long-term tenants from the area's service and construction jobs. Cape Coral has canal-front and dry-lot homes, with values driven by water access and flood exposure. Fort Myers proper ranges from older homes near the McGregor corridor to newer gated communities to the east.
North Fort Myers, Estero and Bonita Springs add more options, and Fort Myers Beach and the barrier islands took some of the heaviest storm damage. Waterfront and island property needs the most careful review of flood zones, elevation and repair history.
| Area | Typical housing | Common bridge use |
|---|---|---|
| Lehigh Acres | Newer affordable singles | Buy, lease long-term, refinance |
| Cape Coral | Canal and dry-lot singles | Fast purchase; insurance and flood review |
| Fort Myers, McGregor, east side | Older homes to newer communities | Updated homes for long-term tenants |
| Fort Myers Beach, islands | Storm-affected beach homes | Case-by-case review of elevation and repairs |
After three major storms, many properties have open repair questions, new insurance requirements or owners who want out quickly. A long-term DSCR lender wants a finished, insured, leased property. A bridge loan lets you buy now and resolve those items before you refinance.
Cash-heavy competition is common in Southwest Florida, so closing in as little as 10 days helps your offer stand out.
This example is illustrative and not a quote. An investor buys a Lehigh Acres home for $290,000 that a seasonal owner has left vacant. The bridge loan is $217,500, interest-only, so the estimated monthly interest payment is about $1,812 while the investor makes minor repairs, secures insurance and signs an annual lease.
After about 3 months the property appraises at $300,000 and rents for $2,250 a month. A DSCR cash-out refinance at 75% of value is $225,000, which pays off the $217,500 bridge and returns about $7,500 before closing costs.
Estimated principal and interest on the new 30-year loan is about $1,535. Add taxes of about $400 and insurance of about $250 a month, and the total payment is about $2,185. Rent of $2,250 divided by that payment gives a DSCR of about 1.03x, above the 1.0x standard minimum.
Stress-test it: if rent came in 10% lower, at about $2,025, the ratio would drop to about 0.93x. To stay at 1.0x on that rent, the new loan would need to be closer to $201,000, so the investor would bring cash to the refinance or choose a sub-1.0 DSCR program.

Florida charges documentary stamp tax on deeds, about $0.70 per $100 of price and usually paid by the seller, plus documentary stamp tax on notes of $0.35 per $100 and an intangible tax of 0.2% on new mortgages. Those note taxes apply to the bridge loan and again to your DSCR refinance, so include both in your total cost.
Florida's Save Our Homes cap applies only to homesteads. Non-homestead property has a separate 10% annual cap on assessment increases for non-school taxes, but a sale resets the value. Cape Coral bills may also carry assessments for fire service and utility extension projects.
Insurance is often the line that decides a Lee County deal. Many carriers have pulled back, Citizens Property Insurance fills some gaps, and roof age and wind mitigation features drive the price. Homes in mapped flood zones need flood coverage too. Get quotes before you sign.
In flood zones, Lee County and its cities apply the FEMA substantial improvement rule: if repairs or improvements reach 50% of the structure's value, the building generally must be brought up to current flood standards, which can mean elevating it. Ask the building department how this applies before you plan repairs.
In Lee County, a DSCR refinance works best on inland homes in Lehigh Acres and Fort Myers, where rent comfortably covers insurance. Sale is often the cleaner exit for canal and island homes, where insurance can make long-term rental math tight.
Every bridge loan needs a clear way out. Before you sign, run the refinance numbers with a realistic rent, tax bill and insurance quote, and know what the property would sell for if the refinance does not fit. Our bridge to DSCR guide walks through the timing and the paperwork. For statewide context, see our Florida bridge loans page.
Our bridge loans are built for investors who need to move faster than a long-term loan allows. In Fort Myers, they cover 1-8 unit residential investment property, from single-family homes to small apartment buildings of up to 8 units.
Each loan is short-term and interest-only, so the monthly payment stays low while you work on the property. Buildings of 9 or more units are commercial; see our multifamily loans page for those.
On a Fort Myers file we look first at the purchase price and the exit, then at your experience with similar properties, the condition of the building and how realistic the timeline is. A clear plan to lease and refinance, or to sell, carries a lot of weight.
LendingStreet is an investment property financing company. Our investor loans are business-purpose loans on non-owner-occupied property, and we lend across Lee County, including Fort Myers, Cape Coral, Lehigh Acres, North Fort Myers, Estero and Bonita Springs.

Documentary stamp tax on the note and the intangible tax apply to each new mortgage, so you pay them on the bridge and again on the DSCR refinance.
Our bridge loans have rates from 7.99%. Your pricing depends on the property, your experience, the leverage and the exit plan.
In flood zones, if repairs or improvements reach 50% of the structure's value, the building generally must meet current flood standards. Ask the local building department before planning work.
In as little as 10 days when the title work, insurance and your documents are ready. A clean file and a clear exit plan help keep it on schedule.
Usually, though cost varies widely with roof age, wind features and flood zone. Get real quotes during due diligence.
