In short: LendingStreet provides bridge loans on 1-8 unit investment property in Greenville and Pitt County, from $150,000 to $5M+ with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days, and some programs need no appraisal. Investors use them to buy, prepare and lease ahead of the academic year, then refinance into a DSCR loan or sell.

Greenville areas and Pitt County towns

The neighborhoods around ECU's main campus, including the University area and College View, are full of older homes and duplexes that lease to students. The medical district near ECU Health and the Brody School of Medicine draws residents, nurses and staff looking for quieter rentals.

Winterville to the south has newer subdivisions and strong family demand, and Ayden, Farmville and Grimesland offer lower-priced options. Areas along the Tar River have a long flood history, including Hurricane Floyd in 1999, and deserve a careful look at flood maps.

Why a bridge works around ECU

Student leases in Greenville often run on the academic year, and a duplex that changes hands in spring needs to be ready and leased for August. A bridge lets you close quickly, make updates and sign leases, then refinance with the leases in place.

Buildings bought from long-time student landlords often have dated units and rents below the current market, which is where the refinance gains come from.

Worked example: a College View duplex

This example is illustrative and not a quote. An investor buys a College View duplex for $310,000 in the spring as the old student leases run out. The bridge loan is $232,500, interest-only, so the estimated monthly interest payment is about $1,938 while the investor updates both units and signs August leases.

Roughly 4 months later, the appraisal comes in at $325,000 with rent of $2,700 a month (two units at $1,350). Refinancing into a DSCR loan at 75% of value gives $243,750: enough to retire the $232,500 bridge balance with about $11,250 left over, before costs.

Estimated principal and interest on the new 30-year loan is about $1,663. Add taxes of about $308 and insurance of about $150 a month, and the total payment is about $2,121. Rent of $2,700 divided by that payment gives a DSCR of about 1.27x, above the 1.0x standard minimum.

A cushion matters. At 10% less rent, about $2,430 a month, the DSCR would be roughly 1.15x, still above the standard minimum.

Excise tax, Pitt County values and closing

North Carolina's deed excise tax is $1 per $500 of price, usually paid by the seller. Pitt County reappraises property on a multi-year cycle, so check the current assessed value and the combined county and city rate before you estimate your payment.

North Carolina closings are handled by attorneys, who can confirm taxes and costs for the bridge purchase and the refinance.

Occupancy limits, flooding and insurance

Greenville limits how many unrelated people can live together in some residential zones, which matters for by-the-room student leasing. Confirm the limit that applies to your address with the city before you set rents. North Carolina law limits local rental registration, but minimum housing codes still apply.

Property near the Tar River and its creeks may be in mapped flood zones, where flood coverage is generally required. Get the flood determination and insurance quote during due diligence.

Choosing between a sale and a refinance

In Greenville, the DSCR refinance is the typical exit because student and medical demand keeps duplexes leased. A sale works better for newer Winterville homes, where families are the likely buyers.

A good exit plan starts on day one. Price out the DSCR payment with the post-purchase tax bill and a current insurance quote, and keep a sale price in mind as a backup. Seasoning before a cash-out refinance varies by program, so ask about it up front. For statewide context, see our North Carolina bridge loans page.

What our Greenville bridge program offers

Greenville bridge loans are sized for residential investment property of 1 to 8 units. The payment is interest-only for the short term of the loan, which keeps carrying costs predictable while you lease or sell.

Leverage and pricing depend on the property, your experience and the exit plan. Larger apartment buildings of 9 or more units fall under our commercial and multifamily programs.

For a Greenville deal, the questions we ask are practical: what you are paying, what the property will be worth and earn once it is ready, how long that takes, and how the bridge gets repaid. Investors who have done similar projects can often move faster.

Common questions

Can I rent a Greenville house by the room to students?

Possibly, but Greenville limits unrelated occupants in some zones. Confirm the limit for your address before you plan per-room leases.

How quickly can I close a bridge loan on a Greenville property?

Closings can happen in as little as 10 days once title, insurance and borrower documents are in. Complex deals can take longer.

Do you lend on duplexes near ECU?

Yes. Duplexes are 1-8 unit residential property, and the combined rent of both units counts when you refinance.

Do your bridge loans require an appraisal?

Some of our bridge programs do not require one. The appraisal usually comes later, when you refinance into a long-term DSCR loan.

Is flood insurance an issue in Greenville?

For homes near the Tar River in mapped flood zones, yes. Check the flood map and get a quote early.

What is the rate on a bridge loan?

Rates start from 7.99% and are set per deal based on the property, leverage, experience and exit.

Do you lend in Winterville and Ayden?

Yes. We lend on 1-8 unit investment property across Pitt County.

Can I use a Greenville bridge loan on a home I plan to live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
