Harrisburg pairs a state-government workforce with a growing logistics corridor along I-81 and a major medical center in Hershey. Its brick rowhomes in Midtown and Uptown, and the suburbs across the Susquehanna, give investors a wide range of rental stock.
In short: LendingStreet offers bridge loans on 1-8 unit investment property in Harrisburg and across Dauphin and Cumberland counties, from $150,000 to $5M+ with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days, and some programs need no appraisal. Investors use them to buy, re-lease and register the property, then refinance into a DSCR loan or sell.
Midtown and Uptown have three-story brick rowhomes, many converted to two or three units, that lease to state workers and young professionals. Shipoke and Bellevue Park carry higher prices, and Allison Hill offers lower-priced rows and twins with more repair needs.
Across the river on the West Shore, Camp Hill, Lemoyne, Mechanicsburg and Carlisle are in Cumberland County with their own tax rates and school districts. To the east, Hershey, Hummelstown, Swatara and Lower Paxton draw medical center staff and warehouse workers.
| Area | Typical housing | Common bridge use |
|---|---|---|
| Midtown, Uptown | Brick rows, 2-3 unit conversions | Buy with vacancies, register, re-lease |
| Allison Hill | Lower-priced rows and twins | Value-add purchases with more work |
| Camp Hill, Mechanicsburg, Lemoyne | West Shore singles and twins | Fast purchase before refinance |
| Hershey, Hummelstown, Lower Paxton | Suburban singles | Medical and logistics tenants |
Many Midtown and Uptown conversions sell with vacancies, expired registrations or leases far below market. A long-term DSCR loan on day one would size off those weak numbers. A bridge loan lets you buy, complete the work and leasing, and refinance on the full rent roll.
Logistics and medical growth have brought new demand to the suburbs, and sellers there often prefer a buyer who can close in as little as 10 days.
This example is illustrative and not a quote. An investor buys a Midtown rowhouse converted to two apartments for $240,000 with the top unit vacant. The bridge loan is $180,000, interest-only, so the estimated monthly interest payment is about $1,500 while the investor completes registration and inspection, updates the vacant unit and leases it.
By month 4, the property is leased at $2,350 a month ($1,250 and $1,100) and appraises at $260,000. A 75% cash-out DSCR loan of $195,000 clears the $180,000 bridge and puts about $15,000 back in the investor's hands, before closing costs.
Estimated principal and interest on the new 30-year loan is about $1,330. Add taxes of about $450 and insurance of about $150 a month, and the total payment is about $1,930. Rent of $2,350 divided by that payment gives a DSCR of about 1.22x, above the 1.0x standard minimum.
Check the downside too: with rent 10% lower, near $2,115, this deal would still show a DSCR near 1.10x.

Pennsylvania charges a realty transfer tax of 1% to the state plus local shares to the municipality and school district, so the combined rate is commonly 2% or more, and some municipalities, including some cities, charge more. Confirm the exact rate and split for the property's municipality with your title company.
Dauphin County assessments trace back to an older countywide reassessment, so assessed values often differ from market prices. Tax bills combine county, municipal and school district millage, and Harrisburg's combined bill is high relative to many suburbs. Pull the real bill.
The City of Harrisburg has rental registration and inspection requirements, and many suburban townships and boroughs have their own. Ask the municipality what applies, and whether there are open code violations, before you close.
Older rowhomes often need electrical, roofing or masonry work, and some sit in historic districts with design review for exterior changes. Midtown and Uptown homes near the river can also be in flood zones, so check the FEMA map.
Harrisburg bridge loans most often end in a DSCR refinance on multi-unit rows and West Shore rentals, where long-term rents are steady. Sale works for renovated singles in Camp Hill, Hershey and other strong school districts.
Decide how you will repay the bridge before you buy. If the plan is a DSCR loan, confirm the rent will cover the full payment at the program minimum. If the plan is a sale, check recent sales of finished homes nearby, not asking prices. Seasoning rules for a cash-out refinance vary by program. For statewide context, see our Pennsylvania bridge loans page.
Investors in Harrisburg use our bridge program when timing matters more than a 30-year term. It covers houses, duplexes, triplexes, fourplexes and buildings of 5 to 8 units held for investment.
Payments are interest-only over a short term. Pricing and leverage are set per deal based on the property and the plan to repay. Buildings of 9 units or more are handled as commercial loans.
When we price a Harrisburg bridge, the exit drives the conversation. We want to see a believable rent or sale price, a timeline that fits the loan term, and a borrower who has handled similar properties or has a capable team.
LendingStreet finances business-purpose loans for real estate investors. Our investor loans are business-purpose loans on non-owner-occupied property, and our Harrisburg lending covers Dauphin and Cumberland counties, including Harrisburg, Camp Hill, Mechanicsburg, Hershey and Lower Paxton.
