Bridge Loans for Idaho Falls, Ammon and Rexburg Investors

Small multifamily properties in Idaho Falls and Rexburg often trade between local owners, and the sellers value a quick, certain close. A bridge loan gives an investor that speed, along with time to fix vacancies or below-market leases before moving to permanent financing.

In short: LendingStreet's residential investor bridge loans finance 1-8 unit properties in Idaho Falls, Ammon, Rigby, Shelley and Rexburg from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Some bridge programs require no appraisal. Loans are short-term and interest-only, and you exit by selling or by refinancing into a DSCR rental loan.

When eastern Idaho investors use bridge loans

The most common case is a fourplex or small building with vacancies, deferred maintenance or leases well below market. A long-term lender may not like the current rent roll, but a bridge loan lets you buy, stabilize and refinance on the improved income.

Bridge loans also help investors buy before they sell another property, take down estate sales quickly, or close on a property while waiting for a 1031 exchange sale to finish elsewhere.

Speed matters in this market because many small multifamily properties never reach a wide audience. Local owners often sell to investors they know, and a buyer who can show financing and close quickly is more likely to get the call next time. A bridge loan can make you that buyer.

Program terms

Residential investor bridge loans range from $150,000 to $5M+ on 1-8 unit properties, with rates from 7.99%. Payments are interest-only and terms are short. Some bridge programs require no appraisal, which can save time; larger balances usually need a valuation.

We review your exit plan as part of the approval: a sale, or a DSCR refinance once the property is leased.

Bridge terms are short by design, so ask how extensions work before you close in case lease-up runs long.

Worked example: a Rexburg fourplex

This example is illustrative and not a quote. An investor buys a Rexburg fourplex for $735,000 from a long-time owner. Rents are below market and two units need updates. A 75% bridge loan of $551,250 closes in about two weeks, with an estimated interest-only payment of about $4,823 a month.

Over the next several months the investor updates the units and signs new 12-month family leases at $1,350 each, or $5,400 a month. The property appraises at $780,000, and a 75% DSCR refinance of $585,000 pays off the bridge. Estimated principal and interest is about $3,991, plus $290 taxes and $210 insurance, for a total of about $4,491 and a DSCR of about 1.20x.

The bridge loan made the plan possible: a long-term lender would have sized the purchase on the old, below-market rents. The refinance was sized on stabilized rent and the new appraisal instead, which is how most eastern Idaho value-add deals are financed.

Rexburg leasing considerations

Rexburg's rental market includes approved student housing tied to BYU-Idaho, with leases that follow the academic calendar, and conventional family rentals. Student-housing arrangements can be per-bed or semester-based, which some long-term lenders view differently than standard 12-month leases.

If your exit is a DSCR refinance, plan the lease structure with that in mind. Twelve-month leases to families or working tenants are the simplest to underwrite.

If you plan to convert a student building to family leases before refinancing, allow time for current contracts to run out at the end of a semester. That transition is a common reason Rexburg bridge loans run a few months longer than planned.

Idaho closing costs and timing

Idaho has no real estate transfer tax. Title companies handle escrow and closing. To close quickly, order title the day you go under contract and get an insurance quote early, particularly in winter when roof and heating questions come up.

Closings around holidays and the start of BYU-Idaho semesters can get crowded at title companies in Rexburg. If your contract date lands near one of those periods, start the paperwork early.

Sizing the refinance

When you refinance, taxes will be based on full assessed value, since rentals do not get Idaho's homeowner's exemption. Bonneville and Madison counties reassess annually. Make sure the stabilized rent clears the program minimum, usually 1.0x, at the new payment.

Eastern Idaho multi-unit properties often produce stronger ratios than single-family homes, which helps the refinance. See /bridge-to-dscr-loan-guide.html.

Build a realistic timeline for renovation and lease-up. In Idaho Falls, family tenants often move in late spring and summer, around school schedules. A unit finished in November may take longer to lease than one finished in May, and the bridge term and reserves should account for that.

Bridge versus fix and flip

If the property needs a big renovation with funded rehab draws, a fix and flip loan is usually a better fit than a bridge loan. Our Idaho Falls fix and flip page explains that program.

A bridge loan also suits a property that just needs time rather than money: new leases, a missing certificate, or a unit that must be turned before a long-term lender will count it. In those cases, you avoid paying for rehab draws you do not need.

What to send

Purchase contract, current rent roll and leases, a short description of the property's condition and work planned, your exit plan, entity documents and proof of funds for the down payment and reserves.

If you have completed similar projects in eastern Idaho, include them. Experience can improve leverage and terms. Also share your contractor's bid for any repairs so we can see how the work and lease-up fit within the bridge term.
