On Maui, the good deals rarely wait for a 45-day loan. Estate sales of long-held family homes, owners relocating off-island, and sellers who need certainty all favor the buyer who can close fast and sort out permanent financing later.
In short: LendingStreet's residential investor bridge loans finance 1-8 unit properties in Kahului, Wailuku and across Maui from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Some bridge programs require no appraisal. Loans are short-term and interest-only, and you exit by selling or refinancing into a DSCR rental loan.
Maui has a large share of homes that have been in the same family for decades. When those homes come to market through an estate or trust, sellers often want a clean, fast close and will take less for it. A bridge loan lets you compete with cash buyers.
Bridge financing also fits homes that would not pass a long-term lender's review today: a vacant house, a property between tenants, or a duplex where one unit needs work before it can be leased. You buy it, stabilize it and refinance.
Residential investor bridge loans run from $150,000 to $5M+ on 1-8 unit properties, with rates from 7.99%. Payments are interest-only and terms are short. Some bridge programs require no appraisal, which can save time on a quick close, though larger balances and unusual properties usually need a valuation.
Because the loan is temporary, the exit plan is part of underwriting. Tell us whether you plan to sell, lease up and refinance, or finish light repairs first.

This example is illustrative and not a quote. An investor buys a vacant Wailuku duplex from an estate for $1,250,000. Both units need paint, flooring and appliance work before they can be leased. A 75% bridge loan of $937,500 closes in about two weeks, with an estimated interest-only payment of about $8,203 a month.
After about four months of light work, the units lease for $3,900 and $3,500, or $7,400 combined. The home appraises at $1,300,000, and a 70% DSCR refinance of $910,000 pays off the bridge. Estimated principal and interest is about $6,208, plus $390 taxes and $430 insurance, for a total of about $7,028 and a DSCR of about 1.05x.
Hawaii transactions close through escrow companies, and title work on older Maui parcels can surface old easements, family heirs or land court registration questions that take time to clear. Order title the day you go under contract and tell your escrow officer you need a fast close.
Confirm whether the property is fee simple or leasehold. Most Central Maui homes are fee simple, but leasehold interests exist in Hawaii and change both value and financing options.
Ask your escrow officer early about any special requirements for trust or estate sellers, such as court approval or heir signatures.
Since the August 2023 Lahaina wildfire, demand for year-round rentals in Central and South Maui has been strong, and some owners of burned West Maui lots have chosen to sell. Bridge loans can finance habitable homes and small multifamily properties; vacant burned lots are a construction question instead.
Insurance is the item that most often delays a Maui close today. Get a binder lined up early, especially for older wood-frame homes and condos with association master policy changes.
Most Maui bridge borrowers exit into a long-term DSCR loan once the property is leased. To make that work, the stabilized rent has to cover the new payment at the program minimum, usually 1.0x. Use the long-term rental property tax class if you will qualify for it, and price insurance at today's rates.
Our bridge-to-DSCR guide walks through seasoning and appraisal timing. If you are buying a property you plan to rent nightly, confirm it holds a valid permit first; new Maui STR permits are very limited.
The purchase contract, a short description of the property's condition, your exit plan, entity documents and proof of funds for the down payment and reserves. If you have done similar deals, list them; experience helps on leverage.
A bridge loan fits a property that is habitable or close to it: you need speed and a short hold, not a large construction budget. If the house needs a full gut renovation with draws for kitchens, baths and systems, a fix and flip loan that funds rehab is usually the better tool. Our Kahului fix and flip page covers that program.
Some investors use a bridge loan to buy a duplex where one unit is leased and the other needs only cosmetic work. The leased unit helps carry the interest while the second unit is readied, and both rents support the refinance.
Another common Maui use is buying a replacement rental before an existing one sells. The bridge closes the new purchase, and the sale of the older property pays it off. Make sure the timeline for the sale is realistic, because island escrows can run long when buyers need financing of their own.
Whatever the strategy, keep reserves for a few months of interest beyond your planned hold. Maui timelines tend to stretch, and the extra cushion protects the deal.
