Killeen exists largely because of Fort Hood, one of the largest Army posts in the country, and its rental market reflects that: constant turnover, a deep pool of military tenants and blocks of duplexes and fourplexes built to house them.
In short: LendingStreet provides bridge loans on 1-8 unit investment property in Killeen and the surrounding Bell and Coryell county area, from $150,000 to $5M+ with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days, and some programs need no appraisal. Investors use them to buy, turn and lease units, then refinance into a DSCR loan or sell.
Killeen itself has large neighborhoods of singles, duplexes and fourplexes, many built in recent decades for military households. Harker Heights, to the east, carries higher prices and newer homes. Copperas Cove in Coryell County sits near the post's west gate, and Nolanville is a smaller, growing town between Killeen and Belton.
Belton and Temple, farther east in Bell County, add a large medical employer base and Texas A&M University-Central Texas serves the area. Each city and school district has its own tax rate, and they differ.
| Area | Typical housing | Common bridge use |
|---|---|---|
| Killeen | Singles, duplexes, fourplexes | Turn and lease units; fourplexes help the ratio |
| Harker Heights | Newer, higher-priced singles | Officer and civilian tenants |
| Copperas Cove | Singles and duplexes near the west gate | Military turnover; quick purchase |
| Nolanville, Belton, Temple | Newer homes, medical demand | Fast close before refinance |
When a unit sits empty through a turnover, or a fourplex trades with half its units vacant, the current rent will not support a long-term loan. A bridge loan buys the building, gives you time to turn and lease the units, and the DSCR loan replaces it on the full rent roll.
Texas property taxes are heavy, so investors here often favor multi-unit buildings, where several rents share one roof and one tax bill.
This example is illustrative and not a quote. An investor buys a Killeen fourplex for $440,000 with two units empty after a PCS move. The bridge loan is $330,000, interest-only, so the estimated monthly interest payment is about $2,750 while the investor turns the vacant units and leases all four.
Roughly 3 months later, the appraisal comes in at $455,000 with rent of $4,000 a month (four units at $1,000). Refinancing into a DSCR loan at 75% of value gives $341,250: enough to retire the $330,000 bridge balance with about $11,250 left over, before costs.
Estimated principal and interest on the new 30-year loan is about $2,328. Add taxes of about $908 and insurance of about $400 a month, and the total payment is about $3,636. Rent of $4,000 divided by that payment gives a DSCR of about 1.10x, above the 1.0x standard minimum.
A cushion matters. At 10% less rent, about $3,600 a month, the DSCR would slip to roughly 0.99x. Holding 1.0x at that rent would mean a loan nearer $335,000, or a program that accepts a lower ratio.

Texas has no state income tax, so local property taxes carry much of the load, and Killeen-area combined rates are high. The Bell County appraisal district reappraises values each year, and homestead exemptions apply only to primary residences. A military seller who lived in the home may have had a much lower bill than you will.
Texas has no deed transfer tax. You can protest your appraised value each year if it looks too high, and many investors do.
Central Texas gets hail and severe spring storms, and insurers often use percentage-based wind and hail deductibles. Ask about roof age and get a real quote, since insurance on a fourplex adds up. Low areas near Nolan Creek and other creeks can be in mapped flood zones.
Killeen, Harker Heights and Copperas Cove each have their own codes and permits, and HOAs in newer subdivisions may limit leasing. Confirm rules with the city before you buy.
Killeen bridge loans usually end in a DSCR refinance on duplexes and fourplexes, where multiple rents can carry the tax and insurance load. Single-family homes may work better as a sale, because the tax bill can make the rental math thin.
A good exit plan starts on day one. Price out the DSCR payment with the post-purchase tax bill and a current insurance quote, and keep a sale price in mind as a backup. Seasoning before a cash-out refinance varies by program, so ask about it up front. For statewide context, see our Texas bridge loans page.
Killeen bridge loans are sized for residential investment property of 1 to 8 units. The payment is interest-only for the short term of the loan, which keeps carrying costs predictable while you lease or sell.
Leverage and pricing depend on the property, your experience and the exit plan. Larger apartment buildings of 9 or more units fall under our commercial and multifamily programs.
For a Killeen deal, the questions we ask are practical: what you are paying, what the property will be worth and earn once it is ready, how long that takes, and how the bridge gets repaid. Investors who have done similar projects can often move faster.
