Good Lancaster rentals rarely sit on the market. When a converted house near F&M or a block of rowhomes comes up, the investor who can close quickly, even with units vacant or rents below market, often gets the deal.
In short: LendingStreet offers residential investor bridge loans in Lancaster and across Lancaster County for 1-8 unit properties, from $150,000 to $5M+ with rates from 7.99%. Bridge loans are short-term and interest-only, can close in as little as 10 days and need no appraisal on some bridge programs. Most borrowers exit by selling or by refinancing into a DSCR loan once the property is stabilized.
A bridge loan buys time. It lets you close on a property before it qualifies for long-term financing, or faster than a long-term loan can close. In Lancaster, that often means a converted Victorian with a couple of vacant apartments, a rental bought from a long-time landlord with below-market leases, or an estate property that needs light updating before it can be rented.
It also helps investors who want to buy the next property now and refinance an existing rental later to recover their cash.
Lancaster's inventory of small multi-unit buildings is limited, and many of them are owned by long-time local landlords who sell through word of mouth or to the first buyer with certain funds. A short-term loan that closes quickly and does not depend on the current rent roll can make your offer the easy one to accept.
These are program-level terms; your quote depends on the property, plan and experience.

Bridge files in the county tend to fall into a few groups.
This example is illustrative and not a quote. An investor buys a three-unit converted house for $395,000 with two units vacant. A bridge loan of $296,250 covers 75% of the price, with an estimated interest-only payment of about $2,407 a month. Over 6 months the investor updates the vacant units, passes the city rental inspection and leases all three.
With combined rent of $3,975 a month, the property appraises at $440,000. A DSCR refinance at 75% LTV gives a loan of $330,000, which retires the bridge loan. Estimated principal and interest is about $2,279; with taxes of $560 and insurance of $165, the payment is about $3,004 and the DSCR is about 1.32x.

If the property is in the City of Lancaster, units generally need to pass the city's rental inspection before you can lease them, and other municipalities have their own registration and occupancy rules. Build inspection scheduling and any repairs into the bridge term. Common items in older conversions include smoke and carbon monoxide detectors, egress windows from bedrooms, handrails, and the condition of fire escapes or second exits on upper units.
Leasing near F&M follows the academic calendar, while workforce units lease year round. Leave enough time to lease all units and, if your DSCR program requires it, to season the leases before the refinance appraisal.
Pennsylvania's realty transfer tax applies when you buy, and if you exit by sale it applies again. There is no transfer tax on the DSCR refinance itself and no state mortgage tax. Real estate taxes are billed separately by the county, the municipality and the school district, and a sale above the assessed value can prompt a school district appeal, so plan for taxes that may rise after you buy.
When you run the refinance math, use the full combined tax bill, not just the county portion, and get an insurance quote for a landlord policy on the building as it will be once leased. Older conversions with multiple units can carry higher premiums than a single-family rowhome, and that number goes straight into the DSCR.
If a Lancaster rental is fully leased at market rents and you can wait for a normal closing, a DSCR purchase loan is often simpler and avoids a second closing. Bridge financing earns its cost when units are vacant, leases are far below market, the property needs light work or the seller wants speed. If the work is substantial, a fix and flip loan with a rehab budget may be the better fit.
Investors who buy several Lancaster properties a year sometimes bridge each acquisition and then refinance a group of stabilized rentals together. Once you own five or more, a blanket portfolio loan can put them under one loan, one closing and one payment, with release provisions if you later sell one.
