Bridge Loans for Lansing and East Lansing Rental Investors

Lansing has three anchors for rental demand: state government, Michigan State University in East Lansing and General Motors' plants. Older homes and duplexes trade often, and nearly every city here has rental rules you need to meet before you lease.

Lansing neighborhoods and nearby communities

Old Town and REO Town have older homes and mixed-use buildings close to downtown. The Eastside, Moores Park and Groesbeck areas offer affordable singles and two-family homes that lease to state workers, hospital staff and families.

East Lansing is dominated by MSU student rentals, with tight licensing and occupancy rules. Okemos, Haslett, Holt, Mason, DeWitt, Grand Ledge and Delta Township, home to a GM plant, add suburban homes with family demand.

How Lansing investors use a bridge

A Lansing two-family with an expired rental certificate or a vacant unit will not qualify for a long-term loan at full value. A bridge lets you buy it, complete repairs, pass inspection and lease both units, then refinance into a DSCR loan on the full rent.

In East Lansing, licensed student rentals are limited and valuable, so buying quickly when one comes up can matter.

Worked example: an Eastside two-family

This example is illustrative and not a quote. An investor buys an Eastside two-family for $230,000 with one unit vacant and the rental certificate lapsed. The bridge loan is $172,500, interest-only, so the estimated monthly interest payment is about $1,438 while the investor makes repairs, passes inspection and leases the vacant unit.

After about 4 months the property appraises at $245,000 and rents for $2,250 a month ($1,150 and $1,100). A DSCR cash-out refinance at 75% of value is $183,750, which pays off the $172,500 bridge and returns about $11,250 before closing costs.

Estimated principal and interest on the new 30-year loan is about $1,253. Add taxes of about $575 and insurance of about $150 a month, and the total payment is about $1,978. Rent of $2,250 divided by that payment gives a DSCR of about 1.14x, above the 1.0x standard minimum.

Stress-test it: if rent came in 10% lower, at about $2,025, the ratio would still be about 1.02x. That cushion is what makes the refinance a dependable exit here.

Michigan taxes and Ingham County bills

Michigan's Proposal A caps taxable value while you own a property, but it uncaps to the state equalized value, a 50% assessment ratio of market value, the year after a sale. Rentals also pay non-homestead school millage, and the City of Lansing's combined millage is relatively high, so your bill can be far above the seller's.

Michigan state and county transfer taxes are charged on the deed, usually paid by the seller. Your title company can confirm them.

Rental registration and East Lansing licensing

The City of Lansing requires rental registration and inspections for a certificate of compliance, and East Lansing requires rental licenses and enforces limits on how many unrelated people can live in a home. Confirm the property's status and any limits before you buy.

Many Lansing homes were built before 1978, so plan for lead paint disclosure and safe work practices during repairs.

Planning the exit before you close

In Lansing, the DSCR refinance is the usual exit, since state, university and plant demand keeps long-term rents steady. Sale fits renovated homes in Okemos, Haslett and DeWitt, where owner-occupant buyers are strong.

Every bridge loan needs a clear way out. Before you sign, run the refinance numbers with a realistic rent, tax bill and insurance quote, and know what the property would sell for if the refinance does not fit. Our bridge to DSCR guide walks through the timing and the paperwork. For statewide context, see our Michigan bridge loans page.

Bridge loan terms for Lansing investors

Our bridge loans are built for investors who need to move faster than a long-term loan allows. In Lansing, they cover 1-8 unit residential investment property, from single-family homes to small apartment buildings of up to 8 units.

Each loan is short-term and interest-only, so the monthly payment stays low while you work on the property. Buildings of 9 or more units are commercial; see our multifamily loans page for those.

On a Lansing file we look first at the purchase price and the exit, then at your experience with similar properties, the condition of the building and how realistic the timeline is. A clear plan to lease and refinance, or to sell, carries a lot of weight.

Common questions

Do I need a certificate of compliance in Lansing?

Yes. Lansing requires rental registration and inspection. Get it done during the bridge term before refinancing.

What rates do Lansing bridge loans start at?

Our bridge loans have rates from 7.99%. Your pricing depends on the property, your experience, the leverage and the exit plan.

What are East Lansing's rental rules?

East Lansing requires rental licenses and limits unrelated occupants. Confirm the license status and limits before buying.

How fast can a bridge loan close in Lansing?

In as little as 10 days when the title work, insurance and your documents are ready. A clean file and a clear exit plan help keep it on schedule.

Why will my Lansing taxes rise after I buy?

Can I live in the property?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
