Bridge Loans for McAllen and Rio Grande Valley Investors

Drive through McAllen, Edinburg or Pharr and you will see rows of newer fourplexes and duplexes, a housing type the Rio Grande Valley builds more of than most Texas metros. When one of those buildings sells with vacancies or a lease-up still underway, a bridge loan can close the gap.

In short: LendingStreet makes short-term, interest-only bridge loans on 1-8 unit investment property in McAllen and across Hidalgo County, from $150,000 to $5M+ with rates from 7.99%. Loans can close in as little as 10 days, and some programs need no appraisal. Valley investors mostly use the bridge to buy a fourplex or small building that is not fully leased, then refinance into a DSCR loan once the rent is in place.

Where Valley bridge borrowers are buying

McAllen itself has established neighborhoods north of the expressway and newer subdivisions toward the north and west. Edinburg draws renters connected to the University of Texas Rio Grande Valley and the county courthouse, while Mission, Pharr and Weslaco add a steady mix of family rentals and newer multi-unit buildings.

Fourplexes are common across the Valley, many built in clusters by local builders, and they often trade between investors. Medical employers, retail and cross-border commerce keep demand broad, and seasonal visitors in winter add short-stay demand in some areas.

Why McAllen investors use a short-term loan

New fourplexes often sell before every unit is leased, and a long-term DSCR lender sizes on the rent in place. A bridge loan lets you buy at the contract price, finish leasing and refinance on full occupancy. The same logic applies to older buildings with leases well below market.

Valley sellers also tend to favor speed. A cash-like close in as little as 10 days can win a building from a builder or investor who wants out quickly.

How our bridge program is set up in McAllen

These are program-level terms. Leverage, reserves and pricing on any one McAllen file depend on the property, your experience and the exit, so treat the table as a starting place and see our Texas bridge loan page for the statewide picture.

A bridge loan is built for time, not for a big renovation budget. If the plan is a gut rehab with the lender funding the work, a fix and flip loan is usually the better tool. If the property mostly needs tenants, paperwork or modest repairs you can pay for yourself, the bridge keeps things simple.

Worked example: an Edinburg fourplex in lease-up

This example is illustrative and not a quote. An investor buys a newer Edinburg fourplex with only two units leased, paying $420,000. A $320,000 bridge loan covers part of the price, so the investor brings $100,000 plus closing costs. Because the loan is interest-only, the estimated monthly interest payment is about $2,667. Over about 3 months, the investor leases the remaining units and sets all four at market rent.

Once leased, with four units at about $1,100 each, rent totals $4,400 a month and the property appraises at $460,000. The investor refinances into a $328,000 DSCR rate-and-term loan, enough to repay the bridge and about $8,000 of closing costs, about 71% of value. Estimated principal and interest on a 30-year loan is about $2,238. With taxes and insurance of about $1,150 a month, the payment is about $3,388 and DSCR is about 1.30x.

Hidalgo County taxes and Texas closing costs

Texas has no state income tax and relies heavily on property taxes. A Valley rental can be taxed by the county, the city, the school district, a drainage district and other units, and investors do not get homestead exemptions. Pull the full taxing-unit breakdown from the Hidalgo County Appraisal District rather than using a seller's bill.

Texas does not charge a state transfer tax or mortgage recording tax, which keeps closing costs simpler than in many states. Title insurance premiums in Texas are set by the state, and title companies handle the closing.

Flooding, drainage and platting

The Valley is flat, and heavy rain and tropical storms can overwhelm drainage. Check the FEMA flood map and ask the seller about past water in the units. If flood insurance is required, its premium counts in the DSCR math, along with a wind policy that reflects Gulf storm exposure.

Outside city limits, some lots were never properly platted or lack full utility service. Confirm the property sits in a recorded subdivision with legal access, water and sewer before you close, because those issues can block the refinance later.

Getting out of the bridge in McAllen

Most Valley bridge loans end in a DSCR refinance once the building is full, because fourplex rents usually support a long-term payment. Selling makes more sense for a single-family house that will appeal to a homebuyer.

On the refinance side, the DSCR loan uses rent, not W-2s or tax returns, and LLC borrowers are standard. Rent needs to cover the full payment at 1.0x on standard programs, cash-out is available up to 75% LTV, and seasoning varies by program, so line up the timing before you close the bridge.

Common questions

Can I use a bridge loan on a new McAllen fourplex that is not fully leased?

Yes. That is one of the most common uses in the Valley. The bridge funds the purchase, and the DSCR refinance follows once the units are leased.

Does Texas charge a transfer tax on my purchase?

No. Texas has no state transfer tax or mortgage recording tax. Property taxes are the bigger ongoing cost.

Why does the tax bill matter so much for my refinance?

Because taxes sit inside the DSCR payment, and Valley rentals do not get homestead exemptions. A higher bill lowers the ratio.

Do you lend outside McAllen city limits?

Yes, throughout Hidalgo County, as long as the property is a 1-8 unit investment property with legal access and utilities.

How fast can a McAllen bridge loan close?

In as little as 10 days when title, insurance and the entity documents are ready. Older properties with title or permit questions can take longer.

Can I close in an LLC?

Yes. LLC borrowers are standard for our investor loans, and you sign for the loan personally.

Is a bridge loan the same as a fix and flip loan?

Not quite. A bridge loan is short-term, interest-only financing on the purchase or refinance, often for a property that needs leasing or light work. If you need the lender to fund a larger renovation budget, a fix and flip loan is usually the better fit.

What happens if leasing takes longer than planned in McAllen?

Talk to us early. Extension options vary by program, and a realistic leasing timeline at the start is the best protection. Building a few extra months of interest into your budget is wise.
