Mobile's rental market runs from shotgun houses and raised cottages in Midtown to brick ranches in West Mobile and newer homes across the bay in Daphne and Spanish Fort. Storm exposure shapes every deal, and so does the speed sellers expect.
In short: LendingStreet makes short-term, interest-only bridge loans on 1-8 unit investment property in Mobile and Baldwin counties, from $150,000 to $5M+ with rates from 7.99%. Loans can close in as little as 10 days, and some programs need no appraisal. Mobile investors usually use the bridge to buy a property that needs leasing or light work, then refinance into a DSCR loan once a full insurance quote and leases are in place.
Midtown, the Oakleigh Garden District, Old Dauphin Way and De Tonti Square hold the city's historic homes, some divided into two to four units. West Mobile, Spring Hill and the areas near the University of South Alabama rent to students, hospital staff and families.
Employment at the port, the shipyards and the aircraft assembly plant at Brookley supports steady long-term demand. Across the bay, Daphne, Fairhope and Spanish Fort carry higher prices and newer homes, and investors there often finance a single larger house.
| Area | Typical property | How investors use a bridge |
|---|---|---|
| Midtown, Oakleigh, Old Dauphin Way | Historic cottages and converted multis | Buy with vacancies, re-lease, refinance |
| West Mobile, near South Alabama | Brick ranches and duplexes | Student and staff rentals bought from retiring owners |
| Tillman's Corner, Theodore | Older singles | Packages of homes that total $150,000+ |
| Daphne, Spanish Fort, Fairhope | Newer, higher-priced homes | Quick purchase before a DSCR refinance |
Many Mobile rentals change hands because an owner is tired of storm repairs or insurance renewals. Those properties often have deferred maintenance or vacancies that keep a long-term lender from sizing them well at purchase. A bridge loan buys at today's price and gives you time to make repairs and re-lease.
Insurance is also a timing issue. A roof replacement can change what carriers will quote, so some investors finish the roof during the bridge period and refinance with a better premium in hand.
Every Mobile file is sized individually, but the outline does not change much from deal to deal. For statewide notes, including Alabama closing costs, see our Alabama bridge loan page.
We look hardest at the exit. Before closing, we want to see that the expected rent supports a DSCR refinance at 1.0x or better, or that recent sales support your resale price. A clear exit is what makes a short loan work.

This example is illustrative and not a quote. An investor buys a Midtown triplex with one unit vacant and an aging roof, paying $230,000. A $172,000 bridge loan covers part of the price, so the investor brings $58,000 plus closing costs. Because the loan is interest-only, the estimated monthly interest payment is about $1,433. Over about 5 months, the investor replaces the roof, updates the empty unit and leases it.
Once leased, with three units at about $1,050 each, rent totals $3,150 a month and the property appraises at $290,000. A DSCR cash-out refinance at 75% LTV is $217,500, which pays off the bridge and returns about $45,500 before closing costs. Estimated principal and interest on a 30-year loan is about $1,484. Adding taxes and insurance of about $650 a month brings the payment to about $2,134, so DSCR is about 1.48x, above the 1.0x standard minimum.
The new roof matters twice here: it supports the higher value and it helps the insurance quote that goes into the DSCR payment.

Alabama property taxes are low by national standards, but rentals are assessed at a 20% assessment ratio, double the 10% assessment ratio used for owner-occupied homes. A seller who lived in the house may have had the lower class, so use the rental figure in your numbers. The Mobile County Revenue Commission handles values and bills.
Alabama charges a deed tax on the purchase and a mortgage tax on recorded mortgages, figured on the loan amount. Both a bridge loan and a later DSCR refinance may carry that mortgage tax, so ask your closing attorney or title company for the estimate early.
Mobile sits in a high wind zone, and premiums and wind deductibles reflect it. Alabama law requires insurers to offer discounts for homes built or re-roofed to the FORTIFIED standard, and a FORTIFIED roof can make a real difference to the DSCR payment.
Low areas near the bay, Dog River and the Causeway fall in mapped flood zones, where flood insurance is required. Historic districts in Midtown and downtown also have review rules for exterior changes, so check before replacing windows or porches.
Most Mobile bridge loans end in a DSCR refinance, because long-term rents near the university and medical centers hold up well. A sale to a homebuyer works for renovated homes in Midtown or across the bay.
If you refinance, the DSCR loan qualifies on the property's rent rather than your tax returns. The standard minimum DSCR is 1.0x, the minimum credit score is 620, cash-out goes up to 75% LTV and rate-and-term up to 80% LTV on some programs. Cash-out seasoning varies by program, so ask before you set your timeline.

It can. Alabama requires insurers to offer FORTIFIED discounts, and a lower premium means a lower DSCR payment and a better ratio.
Alabama charges a mortgage tax on recorded mortgages. Your closing attorney or title company can tell you how it applies to the bridge and the refinance.
