Ogden investors use bridge loans to buy what a long-term lender will not touch yet: a fourplex with tired units and low rents, a home that needs work before it can be licensed as a rental, or a property they need to close on before another one sells.
In short: LendingStreet offers residential bridge loans on 1-8 unit investment properties in Ogden and northern Utah from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Some bridge programs require no appraisal. Loans are interest-only and short term, with an exit by sale or a refinance into a DSCR rental loan.
A DSCR loan is sized on rent, so it struggles with properties that are vacant, under-rented or in rough shape. Central Ogden has many older brick duplexes and fourplexes owned for decades by the same landlord, with below-market rents and deferred maintenance. Buying, updating and re-leasing them is a common local strategy.
A bridge loan funds the purchase quickly, carries the property while units are renovated and leased, and is then replaced by a 30-year DSCR loan or paid off by a sale.
Speed matters too. Older Ogden multi-unit buildings often sell off-market or through estate sales where the seller wants a quick, certain close. A loan that can close in as little as 10 days puts a financed buyer closer to a cash offer.
These terms apply to residential investor bridge loans on 1-8 unit property in Utah.
Interest-only payments keep monthly costs low while units are being renovated and are not producing full rent.
| Term | Detail |
|---|---|
| Loan amount | $150,000 to $5M+ |
| Pricing | Rates from 7.99% |
| Closing | As little as 10 days |
| Appraisal | Not required on some programs |
| Payments | Interest-only |
| Exit | Sale or DSCR refinance |
These are the most common reasons local investors use short-term financing.
Bridge loans also suit investors relocating capital from Salt Lake or Davis County into Ogden, where older multi-unit buildings still trade at lower prices per unit. If you are buying two properties at once, the loans can often close on the same schedule.
This example is illustrative and not a quote. An investor buys a 1910s brick fourplex in central Ogden for $560,000. Rents are well below market and the units need updates. A bridge loan at 75% of the price is $420,000, with an estimated interest-only payment of about $3,500 a month.
Over several months, the units are renovated one at a time and re-leased at $1,250 each, or $5,000 a month. A new appraisal comes in at $640,000.
A DSCR cash-out refinance at 75% LTV is $480,000, which pays off the bridge. Estimated principal and interest is about $3,274; with taxes of $330 and insurance of $230, the payment is about $3,834 and DSCR is about 1.30x. Cash-out seasoning varies by program.
The refinance works because renovated units at market rent support a larger loan than the as-is building. If the appraisal comes in lower than planned, a rate-and-term refinance, up to 80% LTV on some programs, may still retire the bridge.
| Stage | Bridge | DSCR refinance |
|---|---|---|
| Value | $560,000 | $640,000 |
| Loan | $420,000 | $480,000 |
| Monthly payment | About $3,500 interest-only | About $3,834 with taxes and insurance |
| Rent | Below market | $5,000 |
| DSCR | Not used | About 1.30x |
Many Ogden multi-unit purchases come with existing tenants. Utah law requires proper notice to end or change a tenancy, and existing leases have to run their course. Plan renovations unit by unit as leases end, and budget the bridge term for that pace.
If tenants stay, a lease-up is not needed, but rent increases still have to follow the lease and Utah notice rules.
Keep records of every notice, lease and rent change. The appraiser and the DSCR lender will review the rent roll at refinance.
Run the DSCR math on the stabilized property before you close: realistic rents, the tax bill with the residential exemption for long-term rentals, and an insurance quote. Utah rents are high, but so are values, so make sure the refinance clears 1.0x at the loan you need to pay off the bridge.
If the exit is a sale, remember that Utah does not publish sale prices. Use MLS comps from a local agent. Our bridge-to-DSCR guide covers the refinance step.
Remember that the residential exemption has to be in place on the stabilized building for the tax line in your projection to hold. Check the county tax notice after the units are leased.
Build a hold budget that covers the interest-only payment for the full planned term plus a cushion, taxes and insurance, utilities in vacant units, renovation costs and leasing. In older brick buildings, budget for surprises behind the walls such as wiring, plumbing and masonry.
Winter can slow exterior work and showings. Keep heat on in empty units, and allow extra weeks for licensing and any city inspections before re-leasing.
Utah closings are usually handled by title companies acting as escrow agents. Utah has no real estate transfer tax, which keeps purchase and resale costs down. Property taxes are billed once a year and due at the end of November, so a closing late in the year can include a large tax proration.
Utah foreclosures are mostly non-judicial trustee sales that require funds at the sale, which a loan cannot provide on the spot. Bridge loans fit better for purchases after the sale, from banks or from sellers working against a deadline.
