Bridge Loans Over $5 Million for 1-8 Unit Investment Property

A bridge loan above $5 million is rarely one ordinary house. It is usually a package of rentals bought from a retiring landlord, a high-value coastal home on a short closing clock, or several maturing loans being paid off at once. Each of those is reviewed differently, and the exit plan matters more than anything else on the file.

In short: Yes. LendingStreet offers residential investor bridge loans on 1-8 unit properties with a program range of $150,000 to $5M+, and balances above $5 million are reviewed case by case. Rates start from 7.99%, the loans are short-term and interest-only, and larger balances usually need a full valuation of every property. Approval at this size depends on the collateral, your track record and a clear exit by sale or refinance into a DSCR, jumbo DSCR or blanket portfolio loan.

What a $5M+ residential bridge loan usually finances

Our investor loans are business-purpose loans on non-owner-occupied property, and at this size the collateral tends to fall into a few patterns. The most common is a package: 15, 25 or 40 single-family homes and small multifamily buildings bought in one transaction, often from a long-time landlord in markets like Indianapolis, Columbus, Memphis or the Dallas-Fort Worth suburbs where scattered-site portfolios are common.

The second is a single high-value property. In coastal California, South Florida, the New York suburbs or Colorado resort towns, one luxury rental or a 5-8 unit building in a top neighborhood can carry a price where the loan alone passes $5 million.

The third is a payoff. An investor with several maturing short-term loans, or a portfolio loan coming due, uses one larger bridge loan to consolidate and buy time to refinance on longer terms.

How larger balances are reviewed

A loan above $5 million gets more review than a $400,000 bridge loan, and it should. The program range does not stop at a fixed ceiling, but leverage, reserves and documentation are set after looking at the full picture, and maximum leverage can be lower at larger balances.

Expect questions about how many similar deals you have completed, how much liquidity you hold after closing, and who will manage the properties. A sponsor who has owned and operated 30 rentals is a different file from someone buying a first package. Entity documents for the LLC, a schedule of real estate owned and bank statements are standard.

Valuation is the other big difference. Some smaller bridge programs close without an appraisal, but large-balance loans usually need a full valuation, and on a package that typically means each property is valued, not just the total.

Examples from several states

In Ohio and Indiana, large bridge loans often fund packages of older single-family rentals that are mostly leased but need some turnover work. The bridge period is used to raise rents to market and stabilize vacancies before a portfolio refinance.

In Florida, a waterfront rental in Miami-Dade or Palm Beach County can pass $5 million on its own. Insurance cost and flood zone are reviewed early because they shape the refinance math later.

In California, investors buying 5-8 unit buildings in Los Angeles or San Diego sometimes use a bridge loan to close quickly, then refinance once units are re-leased. Local rent rules matter there and should be checked with the city before buying.

In Texas and Georgia, build-to-rent communities and newer scattered-site homes are sold in batches. A bridge loan can close the batch, and the homes can then be refinanced together or individually.

Worked example: a 24-home package

An investor agrees to buy 24 single-family rentals from one seller for $8,000,000. A bridge loan of $5,600,000 closes the purchase, about 70% of the price in this example. Estimated interest-only payments are about $44,333 per month while the investor finishes turnovers and raises below-market rents.

After 9 to 12 months the homes average $2,300 per month in rent, or $55,200 in total, and an updated valuation comes in at $8,400,000. A refinance at 70% of that value would be $5,880,000, enough to pay off the bridge loan with about $280,000 left before closing costs.

On the refinance, estimated principal and interest is about $41,114 per month, with taxes and insurance of about $12,000 per month across the package. Monthly rent of $55,200 divided by $53,114 gives a DSCR of about 1.04x, above the 1.0x standard minimum.

This example is illustrative and not a quote. Your leverage, costs and timeline depend on the properties, valuations and program.

Exit plans that work at this size

The exit is the first thing reviewed on a large bridge loan. A package of rentals usually exits into a blanket portfolio loan that covers 5 or more properties under one note, with release provisions so individual homes can be sold later. Some investors split the package into several DSCR loans instead.

A single high-value home usually exits into a jumbo DSCR loan qualified on its rent, or by sale. For a sale exit, be realistic about how long luxury homes take to sell in your market and build that time into the bridge term.

If the plan is to sell part of a package and refinance the rest, say so up front so the release terms can be planned.

Common questions

Is there a maximum bridge loan amount?

The program range runs from $150,000 to $5M+, with no fixed ceiling stated. Balances above $5 million are reviewed case by case, and leverage can be lower at larger balances.

What are rates on a large bridge loan?

Bridge rates start from 7.99%. Pricing on a large balance depends on the collateral, leverage, experience and exit, and is set after review.

Do I need an appraisal on a $5M+ bridge loan?

Usually yes. Some smaller bridge programs close without an appraisal, but larger balances usually need a full valuation, and packages typically need each property valued.

Can a package include properties in several states?

Ask before you sign the contract. Multi-state packages need more review, and the exit matters: blanket portfolio loans can cover properties in more than one state on some programs, so share the full property list early.

Can I finance commercial or 9+ unit buildings this way?

This guide covers 1-8 unit residential property. Buildings with 9 or more units are commercial; see our multifamily loan page for those.

How fast can a large bridge loan close?

Bridge loans can close in as little as 10 days, but a $5M+ file with full valuations on many properties usually takes longer. A complete document package shortens the timeline.

Do I have to sign for the loan personally?

Investor bridge loans to an LLC often ask the principals to sign for the loan personally. Ask about the specific terms when you request a quote.

What if my exit refinance comes in lower than planned?

That is why the review looks at rents, valuations and taxes up front. Planning the exit at conservative leverage, as in the example above, leaves room if values or rents come in lower.
