Palm Bay grew out of one of Florida's largest pre-platted subdivisions, and its streets are lined with concrete block ranch homes from the 1970s onward, with new houses still going up on vacant lots. Space Coast aerospace jobs keep rental demand steady, and older roofs keep insurance at the center of every deal.
In short: LendingStreet makes short-term, interest-only bridge loans on 1-8 unit investment property in Palm Bay and across Brevard County, from $150,000 to $5M+ with rates from 7.99%. Loans can close in as little as 10 days, and some programs need no appraisal. Space Coast investors use the bridge to buy homes that need a roof, systems work or a new lease, then refinance into a DSCR loan.
Palm Bay's established northeast neighborhoods and the large Port Malabar area have block homes that rent to families and aerospace workers. Melbourne and West Melbourne have older homes, duplexes and small multis near the airport and the defense contractors, while Viera offers newer homes in planned communities.
Farther north, Cocoa, Rockledge and Titusville rent to workers at the Kennedy Space Center and the launch companies at Cape Canaveral. The beach towns from Satellite Beach to Cocoa Beach carry higher prices and their own rules on short-term rentals.
| Area | Typical property | How investors use a bridge |
|---|---|---|
| Palm Bay, Port Malabar | 1970s-2000s block ranch homes | Buy with an old roof, replace, refinance |
| Melbourne, West Melbourne | Older homes, duplexes, small multis | Re-lease below-market units |
| Viera, Rockledge | Newer planned-community homes | Quick purchase before a DSCR refinance |
| Titusville, Cocoa | Older singles near the space center | Workforce rentals bought in packages |
Many Florida insurers will not write a policy on an older roof, and a home without insurable coverage is hard to finance long term. A bridge loan can buy the house, the roof can be replaced, and the DSCR refinance follows with clean insurance inspection and wind mitigation reports.
Space Coast job growth also brings relocating tenants on short timelines. Buying quickly, leasing to a new hire and refinancing is a common pattern.
The program is the same across Florida, but how it gets used in Palm Bay depends on the property. Our Florida bridge loan page covers statewide closing costs and markets; the table below is the short version.
Plan for the term to be short. Interest-only payments keep carrying costs down while you lease or repair, but the clock is running, so line up contractors, property management and leasing before you close rather than after.

This example is illustrative and not a quote. An investor buys a Palm Bay three-bedroom block home with an original-era roof that carriers will not insure long term, paying $260,000. A $200,000 bridge loan covers part of the price, so the investor brings $60,000 plus closing costs. Because the loan is interest-only, the estimated monthly interest payment is about $1,667. Over about 4 months, the investor replaces the roof, updates the kitchen and leases the home.
Once leased, with a single-family lease at about $2,300, rent totals $2,300 a month and the property appraises at $320,000. The investor refinances into a $207,000 DSCR rate-and-term loan, enough to repay the bridge and about $7,000 of closing costs, about 65% of value. Estimated principal and interest on a 30-year loan is about $1,412. With taxes and insurance of about $650 a month, the payment is about $2,062 and DSCR is about 1.12x.

Florida's Save Our Homes cap protects homesteads only. Non-homestead property, including rentals, has its own cap that limits annual assessment increases to 10% for most taxes, but a sale resets the value to market. A seller's long-held homestead bill can be far lower than yours, so budget on market value.
Florida charges documentary stamp tax on deeds, customarily paid by the seller in most counties, plus doc stamps on new notes and an intangible tax on new mortgages. Both the bridge and the refinance can carry these costs, so ask your title company for estimates.
Insurers look at roof age, wind mitigation features and, on older homes, an inspection of the roof, electrical, plumbing and heating systems. A wind mitigation report on a block home with hurricane straps and shutters can lower the premium noticeably.
Homes near the Indian River Lagoon, Turkey Creek and low areas of Palm Bay may sit in flood zones that require flood insurance. Parts of Palm Bay also use septic tanks and private wells, which can come up during inspections.
Most Palm Bay bridge loans end in a DSCR refinance once the roof is done and a tenant is in place. Selling to a homebuyer is a real option too, especially for an updated home with a new roof.
A DSCR refinance looks at rent divided by the full monthly payment, including taxes and insurance, with 1.0x as the standard minimum and 620 as the minimum credit score. Cash-out goes up to 75% LTV. Seasoning rules for cash-out vary by program, which matters if you plan to refinance soon after buying.

Many Florida insurers limit coverage on older roofs, and insurance is required for long-term financing. Replacing the roof during the bridge often makes the refinance possible.
Often, yes. The Save Our Homes cap ends at sale and rentals do not get the homestead exemption, so the value resets to market.
The seller usually pays doc stamps on the deed. Doc stamps on the note and the intangible tax on the mortgage apply to your loans.
Yes, including Titusville, Cocoa and Merritt Island, on 1-8 unit investment property.
Not always. Some of our bridge programs need no appraisal, which can help a deal close in as little as 10 days. Others do, depending on the property and loan size. The DSCR refinance at the end will use an appraisal.
No. Our investor loans are business-purpose loans on non-owner-occupied property, so we do not finance a home you plan to live in.
Bridge pricing and leverage depend on credit and experience. If you plan to refinance into a DSCR loan, that program's minimum credit score is 620.
Yes, on some programs. Buying several rentals in one closing is common, and once they are leased you can refinance them into separate DSCR loans or, with five or more, a blanket portfolio loan.
