Portland's older bungalows, Foursquares and small plexes need work more often than not. A bridge loan gets an investor through the purchase and renovation, then out into a long-term DSCR loan once the units are rented.
In short: LendingStreet offers residential bridge loans in Portland from $150,000 to $5M+ on 1 to 8 unit investment property, with rates from 7.99% and closings in as little as 10 days. Investors use them to renovate older homes and duplexes or to carry a property while adding units under the city's infill rules. Oregon's statewide rent cap and Portland's tenant rules matter most when you plan the exit.
East Portland neighborhoods such as Foster-Powell, Montavilla, Woodstock and St. Johns have plenty of early to mid-1900s bungalows and Foursquares, plus scattered duplexes and small apartment buildings. Many need roofs, electrical updates, sewer lines or full kitchens and baths.
Portland's Residential Infill Project allows more units on most residential lots than older zoning did. That has drawn investors who buy an older home, renovate it and add a unit or two.
A bridge loan is short-term, interest-only financing for an investor who needs to close before long-term financing makes sense. LendingStreet's residential bridge loans cover 1 to 8 unit investment property, from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Some bridge programs require no appraisal, which helps when a seller wants a quick, clean close.
The loan is built around the exit. You either sell the property or refinance it into a 30-year DSCR loan once it is renovated and leased. We look at the purchase price, the rehab scope and budget, the expected after-repair value, your track record and how realistic that exit is in Portland.
Your total cost is more than the rate. Budget for interest during the hold, closing costs on the purchase, any lender fees and the closing costs of the refinance or sale at the end. The bridge loan cost calculator can help you add these up before you make an offer.
Most bridge requests in Portland fall into a few patterns. The common thread is speed, a property a long-term lender will not finance yet, or both.
In Portland, a lot of the opportunity sits in homes that inspect poorly: old oil tanks, failing sewer laterals, knob-and-tube wiring. Those issues can stall a conventional loan. Bridge financing lets an investor close, deal with them during the rehab and refinance once the property is clean.
| Deal | Where you see it | Why a bridge fits |
|---|---|---|
| Older home renovation | Foster-Powell, Montavilla, St. Johns | Condition rules out a permanent loan at purchase |
| Duplex or triplex value-add | Inner and outer east side | Units need turnover before refinance |
| Infill or added unit | Residential lots citywide | Carry the property while plans and permits are approved |
This example is illustrative and not a quote. An investor buys a dated side-by-side duplex in east Portland and renovates both units before leasing. The purchase price is $560,000, the rehab budget is $90,000 and the investor expects an after-repair value of $720,000.
Assume a sample bridge loan that funds 80% of the purchase price plus the rehab budget, $538,000 in total. Interest on the full balance is about $4,259 a month, or about $34,073 over a 8-month hold. The investor brings the $112,000 down payment plus closing costs.
At refinance, a DSCR loan at 75% of the $720,000 value is $540,000, which pays off the $538,000 bridge balance with about $2,000 left over before closing costs., principal and interest is about $3,684. With taxes of $600 and insurance of $150 a month, the payment is about $4,434. Rent of $4,700 gives a DSCR of about 1.06x, above the 1.0x standard minimum.
| Item | Amount |
|---|---|
| Purchase price | $560,000 |
| Rehab budget | $90,000 |
| Bridge loan (80% of price plus rehab) | $538,000 |
| Monthly interest | $4,259 |
| Interest over 8 months | $34,073 |
| DSCR refinance at 75% of $720,000 | $540,000 |
| Monthly payment with taxes and insurance | $4,434 |
| DSCR at $4,700 rent | About 1.06x |
Oregon generally does not have a statewide real estate transfer tax, and most of the Portland area does not charge one. Washington County is a notable exception. Title insurance, escrow and recording fees make up most closing costs.
Multnomah County property taxes are based on assessed value, which is often below market value under Oregon's system. Ask for the current tax statement rather than estimating from the price.
Oregon caps annual rent increases on most buildings older than 15 years at a formula tied to inflation, with a hard ceiling. Portland adds its own rules, including relocation assistance in some no-cause terminations and rent increases above a set level.
If you buy occupied, those rules can slow a renovation and limit how quickly rents rise. Confirm current rules with the city before you underwrite.
Most rental investors exit by refinancing into a DSCR loan, which qualifies on the property's rent, with a 620 minimum credit score, LLC borrowers standard and 30-year terms available. Cash-out goes up to 75% LTV, and the rent has to cover the new payment at the program minimum, 1.0x on standard programs. Cash-out seasoning varies by program, so ask about timing before you close the bridge.
Because rent increases on existing tenants are capped, the cleanest DSCR refinance in Portland usually follows a vacant renovation leased at market rent.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, the price and the plan through the form below, and the team will come back with options sized to the deal.
It can. Rent increases on existing tenants in most older buildings are capped each year, so plan the refinance around market leases on renovated, vacant units.
Most of the Portland area does not have one, though Washington County does. Confirm with your title company for the specific property.
A bridge loan can carry the property while you renovate or convert space. For ground-up units, ask about our construction loans.
Bridge rates start from 7.99%. Your rate depends on leverage, the property, the rehab scope and your track record. The loan is interest-only, so the monthly payment is interest on the balance.
Talk to us before the maturity date, not after. Build a cushion into the term when you apply, and keep the lender informed if contractors, permits or materials push the schedule.
Not always. Some bridge programs require no appraisal, while others use a valuation. The DSCR refinance at the end will normally include an appraisal, because that loan is sized on value.
