Bridge Loans for Provo and Utah County Investors

Good Utah County rentals rarely sit on the market. A bridge loan lets an investor close quickly on a fourplex or duplex that is not yet ready for long-term financing, then fix the leasing or paperwork and refinance on its real rent.

In short: LendingStreet offers residential investor bridge loans on 1-8 unit properties in Provo, Orem and across Utah County from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Bridge loans are short-term and interest-only, and some bridge programs require no appraisal. Most borrowers exit by refinancing into a DSCR loan once the property is leased, or by selling.

Why Utah County investors use bridge loans

In a fast market, the property you want often needs something before a long-term lender will finance it. A fourplex with two vacant units, a duplex whose basement unit needs permits sorted out, or a home that a seller wants closed in two weeks all fit a short-term bridge loan better than a 30-year DSCR loan.

Bridge loans also let landlords buy their next property before they sell one they already own. In Utah County, where good listings move quickly, that flexibility can be the difference between winning and losing a contract.

Bridge program terms

Our residential investor bridge programs share these core terms. Leverage and pricing depend on the property, your experience and the exit plan.

Leasing around BYU and UVU

Near BYU, many students live in university-contracted housing on fall-winter and spring-summer contract cycles, and most leasing happens before fall semester. Near Utah Valley University in Orem, the pattern is looser, with more conventional 12-month leases and a mix of students and workforce tenants.

If you buy a partly vacant building in late winter or spring, you can often fill it for the fall. Buy it in October and you may wait months. Build that calendar into the length of your bridge loan.

Sorting out basement units and legal occupancy

Many Utah County duplexes and homes have basement apartments, and not all of them are permitted. Some accessory apartment rules also require the owner to live on the property, which rules out an investor. A DSCR lender will want to know that every unit it counts is legal.

A bridge period is the time to confirm the unit count with the city, complete any permit work and document legal occupancy, so the refinance can count all the rent. If a unit cannot be legalized, plan your numbers without it.

Worked example: an Orem fourplex near UVU

This example is illustrative and not a quote. An investor buys an Orem fourplex for $780,000 with two of four units vacant after a long-time owner retired. A 75% bridge loan of $585,000 closes in about two weeks. The investor spends $18,000 of their own cash on paint, flooring and appliances, and estimated interest-only payments total about $19,480 over four months.

With all four units leased at $1,575, rent is $6,300 a month. The building appraises at $830,000, and a 75% DSCR refinance of $622,500 pays off the bridge loan. Estimated principal and interest is about $4,353; with taxes of $340 and insurance of $190, the monthly payment is about $4,883, for a DSCR of about 1.29x.

Closing costs on a bridge-then-refinance plan

Utah has no real estate transfer tax and no mortgage recording tax, so doing two closings in a row costs less here than in many states. You will still pay title insurance, escrow and recording fees on each loan.

Ask your title company for a quote on both the bridge and the refinance up front, and include both in your budget along with interest during the bridge period.

Buying before you sell

Owners who want to trade an older Provo rental for a newer north-county property, or a single-family home for a fourplex, can use a bridge loan to close on the new property first. Sale proceeds from the old property then pay down or pay off the bridge.

Price the property you are selling against recent sales, not hopes, and leave time for a slower winter market. If the sale takes longer than expected, interest keeps running and the loan maturity gets closer.

Planning the exit

The usual exit is a DSCR refinance that qualifies on rent with a 1.0x standard minimum ratio, cash-out up to 75% LTV and rate-and-term up to 80% LTV on some programs. In Utah County, where prices are high relative to rents, run that refinance math before you buy the bridge property; you may need to leave more equity in the deal for the ratio to work.

If the property needs a full renovation instead of light work, a fix and flip loan with a rehab budget is usually a better tool. Our bridge to DSCR guide explains timing and what the refinance lender reviews.

Getting started

Send LendingStreet the address, price, occupancy and your plan. We will tell you which bridge terms fit and how the refinance is likely to look. Statewide information is on our Utah bridge loans page.

Common questions

What do bridge loans cost in Provo?

Our residential investor bridge loans have rates from 7.99%. Pricing depends on leverage, the property, your experience and how clear the exit is. Budget for title and escrow fees as well as interest.

How fast can a Provo or Orem bridge loan close?

In as little as 10 days when title, insurance and documents are ready. Having your LLC documents and proof of funds in hand before you make an offer helps.

Do I need an appraisal?

Some bridge programs do not require an appraisal. Others do, depending on loan size and property. The DSCR refinance at the end will need a full appraisal with a rent estimate.

Can I use a bridge loan on a fourplex with vacant units?

Yes. Buying a partly vacant building, leasing it up and refinancing into a DSCR loan is one of the most common uses. Time the purchase so you can lease before the fall semester if the building serves students.

What if the basement unit is not permitted?

Use the bridge period to legalize it if the city allows. If it cannot be legalized, the refinance will likely not count its rent.

Are there transfer taxes on Utah closings?

No. Utah has no transfer tax or mortgage recording tax, which keeps a two-step bridge and refinance plan less expensive.

Do you offer bridge loans for a home I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
