Some of Santa Fe's best rental properties are old family compounds: a main house and two or three casitas on one lot, owned by the same family for decades. They rarely come to market in loan-ready shape, and the sellers want a quick, clean close.
In short: LendingStreet makes residential investor bridge loans on 1-8 unit properties in Santa Fe and across New Mexico. Loans run from $150,000 to $5M+ with rates from 7.99%, close in as little as 10 days, and some bridge programs need no appraisal. They are short-term and interest-only, with an exit by sale or by refinancing into a DSCR loan.
Bridge loans fit Santa Fe properties that are worth owning but not ready for long-term financing. Estates and long-held family property are a big source: multi-unit compounds near downtown and in the older barrios, homes with unpermitted casitas that need to be legalized, and houses with tenants on old, below-market leases. Out-of-state owners selling second homes also prefer buyers who can close fast.
Investors also use bridge money to buy before they sell another property, or to pay off a maturing loan while they finish leasing.
Speed matters with these sellers. Heirs living out of state, trusts and long-time owners often accept a lower price in exchange for a quick close with no financing contingency, and being able to close in as little as 10 days gives you that edge. The bridge loan then gives you room to fix what a long-term lender would object to: an unpermitted unit, vacant casitas or leases far below market.
This example is illustrative and not a quote. An investor buys a compound with a main house and two casitas near the Railyard for $690,000. One casita is vacant and the other two units are on old leases. The bridge loan is $517,500, 75% of the price, with estimated interest-only payments of about $4,312 a month. The investor spends $35,000 of their own money updating the vacant casita.
After about 5 months, the units lease at $1,750, $1,500 and $1,300, or $4,550 a month in total. The property appraises at $740,000. A DSCR refinance at 70% LTV of $518,000 pays off the bridge. Estimated principal and interest is about $3,622, taxes on the reset value are about $493 and insurance about $230, for a total of about $4,345 and a DSCR of about 1.05x.

The DSCR refinance can only count rent from units that are legal. If a casita was built or converted without permits, work with the city to legalize it during the bridge period, or plan the refinance on the units that are legal. The city allows accessory dwelling units in many residential zones, subject to standards, and properties in historic districts may need design review for exterior changes.
Leave time for this. Permit and review timelines in Santa Fe can stretch, and the bridge term should cover them with room to spare.
Document every step. Approved plans, final inspections and the permit record will be part of the refinance file, and the appraiser will look for them.
New Mexico caps annual valuation increases on most residential property, but the county reassesses at market value when a property sells. A family that owned a compound for decades may have paid very little tax. Your refinance will use the reset figure, based on one-third of the new assessed value and the local levy, so model the exit on that number, not the seller's bill.
Some bridge programs need no appraisal and size the loan on price and an internal review. Larger balances, and unusual properties like compounds with few direct comparables, usually get a full valuation. New Mexico has no real estate transfer tax, and closings run through title companies. If the property is on a well or septic outside the city, expect questions about the well permit and system condition.
A bridge loan suits light work, leasing and timing problems. If the property needs a full rehab, with a new roof, systems and finishes, a fix and flip loan with a rehab holdback is usually the better fit, since it funds the work in draws. Our Santa Fe fix and flip page covers flat roofs, stucco and historic review.
Terms depend on the property, leverage, exit plan and experience.
Some buyers hope to turn a compound into nightly rentals. The city requires permits for rentals under 30 days and caps permits for non-owner-occupied units in residential zones. Do not count on STR income for your exit unless a permit is secured; plan the refinance on long-term rents, which are strong in Santa Fe because of the housing shortage.
Send the address, price, target closing date, unit details, current leases and your exit plan. If the exit is a DSCR refinance, include expected rents and a tax estimate on the purchase price so we can check the refinance before you close.

In as little as 10 days with clear title, insurance and a complete file. Estate sales can take longer if probate or trust paperwork is still being finished, so ask the title company early.
Rates start from 7.99% and depend on leverage, the property and your experience. Payments are interest-only, so the monthly cost stays predictable while you lease or legalize units.
