Savannah's rental market is fed by the port, SCAD, Gulfstream, the military and a growing manufacturing base west of the city. Old houses in the Victorian District sit a few miles from new subdivisions in Pooler and Richmond Hill, and both kinds of property trade fast.
In short: LendingStreet makes short-term, interest-only bridge loans on 1-8 unit investment property in Savannah and across Chatham, Effingham and Bryan counties, from $150,000 to $5M+ with rates from 7.99%. Loans can close in as little as 10 days, and some programs need no appraisal. Savannah investors use the bridge to buy older homes that need work or leasing, or newer homes on a fast timeline, then refinance into a DSCR loan.
The Victorian District, Thomas Square and the Starland District have older homes, many divided into apartments, that rent to SCAD students, hospital staff and young professionals. Midtown neighborhoods such as Ardsley Park and Baldwin Park have larger homes, while the Southside has mid-century houses and duplexes.
West of the city, Pooler and Port Wentworth rent to port, logistics and Gulfstream workers. Richmond Hill in Bryan County draws families and personnel connected to Fort Stewart and Hunter Army Airfield, and the large electric vehicle plant in Bryan County has added new demand in the area.
| Area | Typical property | How investors use a bridge |
|---|---|---|
| Victorian District, Starland | Older homes split into units | Buy with vacancies, update, re-lease |
| Ardsley Park, Baldwin Park | Larger early 1900s homes | Purchase and update before leasing |
| Southside | Mid-century homes and duplexes | Family rentals bought from retiring owners |
| Pooler, Richmond Hill | Newer suburban homes | Quick purchase before a DSCR refinance |
Older homes near downtown often need updates, have vacancies or have leases set by the academic calendar. A bridge loan buys the property, gives you time to finish work and lease for the school year, and sets up a DSCR refinance on the new rent.
In the fast-growing western suburbs, the issue is speed. New jobs bring renters quickly, and investors who can close in as little as 10 days are better placed to buy.
The program is the same across Georgia, but how it gets used in Savannah depends on the property. Our Georgia bridge loan page covers statewide closing costs and markets; the table below is the short version.
Plan for the term to be short. Interest-only payments keep carrying costs down while you lease or repair, but the clock is running, so line up contractors, property management and leasing before you close rather than after.
| Term | Bridge program |
|---|---|
| Loan size | $150,000 to $5M+ |
| Pricing | Rates from 7.99% |
| Closing speed | As little as 10 days |
| Valuation | No appraisal on some bridge programs |
| Payments | Interest-only, short term |
| Property | 1-8 unit non-owner-occupied investment property |
| Exit | Sale, or refinance into a DSCR loan |
This example is illustrative and not a quote. An investor buys a Starland District duplex with one unit vacant and dated kitchens, paying $410,000. A $305,000 bridge loan covers part of the price, so the investor brings $105,000 plus closing costs. Because the loan is interest-only, the estimated monthly interest payment is about $2,542. Over about 4 months, the investor updates both kitchens and leases the vacant unit to a SCAD-affiliated tenant.
Once leased, with two units at about $2,050 each, rent totals $4,100 a month and the property appraises at $490,000. A DSCR cash-out refinance at 75% LTV is $367,500, which pays off the bridge and returns about $62,500 before closing costs. Estimated principal and interest on a 30-year loan is about $2,507. Adding taxes and insurance of about $800 a month brings the payment to about $3,307, so DSCR is about 1.24x, above the 1.0x standard minimum.
| Item | Amount |

| Purchase price | $410,000 |

Georgia taxes property at a 40% assessment ratio, and homestead exemptions do not apply to rentals. Chatham County reviews values each year, and a sale often prompts a new value, so budget on the full non-homestead bill rather than the seller's.
Georgia charges a transfer tax on deeds, usually paid by the seller, and an intangible recording tax on long-term notes. The later DSCR loan will likely carry that tax, so ask your closing attorney how it applies to each loan. Georgia closings are handled by attorneys.
Savannah's Historic District and several nearby districts require design review for exterior changes. If your plan includes new windows, porches or paint colors, check with the city before you start, because approval takes time.
The city requires short-term vacation rental certificates and limits non-owner-occupied short-term rentals in many residential areas. Do not count on nightly income without confirming the address qualifies. Coastal storms and tidal flooding also affect insurance, especially on the islands and low areas near marshes. Get flood and wind quotes early, because they go straight into the DSCR payment at refinance.
Most Savannah bridge loans end in a DSCR refinance, because long-term demand from the port, hospitals and SCAD supports rents. Selling a renovated historic home to a homebuyer is another common exit.
A DSCR refinance looks at rent divided by the full monthly payment, including taxes and insurance, with 1.0x as the standard minimum and 620 as the minimum credit score. Cash-out goes up to 75% LTV. Seasoning rules for cash-out vary by program, which matters if you plan to refinance soon after buying.

Not always. Some of our bridge programs need no appraisal, which can help a deal close in as little as 10 days. Others do, depending on the property and loan size. The DSCR refinance at the end will use an appraisal.
