A bridge loan solves a timing problem. In Sioux Falls that is usually a half-empty fourplex, an estate sale that needs cash fast, or a rental you want to buy before the one you are selling closes.
In short: LendingStreet offers residential investor bridge loans on 1-8 unit properties in the Sioux Falls metro from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, and some bridge programs need no appraisal. Most borrowers exit by selling or by refinancing into a DSCR rental loan.
Long-term DSCR loans want a leased property. Bridge loans step in before then. Common local uses are buying a small multi-unit with vacancies, closing quickly on an estate or relocation sale, or picking up a property before a slower lender could finish.
Investors who sell farm ground or other property and want to redeploy the money quickly also use bridge loans to close on a rental first and sort out long-term financing once the property is settled. A bridge loan buys time; it should always come with a plan for how that time will be used.
These are the program basics. Your terms depend on the property, the plan and your experience.

Sioux Falls has a large supply of 1970s and 1980s fourplexes and eightplexes on the east and west sides. Many come to market with a few units empty or rented well below market. A bridge loan lets you buy, turn the units and lease them at market rent, then refinance when the rent roll supports a long-term loan.
Budget for the turn cost per unit and the months it takes to lease. Fall and winter leasing is slower, so plan a longer runway if you close late in the year.
Turn costs on these older buildings usually include paint, flooring, fixtures and sometimes appliances. Some owners also update common areas, add coin-free laundry or improve parking to support higher rents. Keep receipts and before-and-after photos; they help the appraiser on the refinance and support the rents you are asking.
Sioux Falls renters often stay put once they find a good unit, so a well-run building with fair rents can stabilize quickly once the empty units are ready.
This example is illustrative and not a quote. An investor buys a fourplex for $495,000 with two units vacant. The bridge loan is 75% of the price, or $371,250. Estimated interest-only payments are about $3,248 a month. The investor turns the empty units and leases all four at about $1,095 each.
After about 8 months the building is fully leased at $4,380 a month and valued at $560,000. A DSCR refinance at 75% LTV gives a new loan of $420,000, enough to pay off the bridge loan. With estimated principal and interest of about $2,865, taxes of $740 and insurance of $290, the payment is about $3,895 and the DSCR is about 1.12x.
| Stage | Amount |
|---|---|
| Purchase price | $495,000 |
| Bridge loan (75%) | $371,250 |
| Estimated monthly interest-only payment | $3,248 |
| Leased rent after turn | $4,380 |
| Value after lease-up | $560,000 |
| DSCR refinance at 75% LTV | $420,000 |
| DSCR after refinance | 1.12x |
Before you close, run the refinance numbers on the stabilized rent at South Dakota's non-owner-occupied tax levy, not the seller's bill. If the DSCR math does not work at the end, the bridge loan only delays the problem. If you plan to sell instead, check recent sales of similar buildings.
It also helps to know the refinance requirements before you choose a bridge term. Seasoning rules vary by program, and some DSCR programs look at how long you have owned the property before they use the new appraised value. Ask about this up front so the bridge term covers the full path.
Most delays come from title, insurance or unit count questions. Converted houses near downtown sometimes have more units than the city approved, which affects both value and the refinance. Hail history on the roof can also hold up an insurance binder.
Ask the seller for a rent roll, copies of leases, security deposit records and a list of any tenants on month-to-month terms. Surprises in the rent roll can change both the bridge loan and the refinance that follows, so it pays to look early.
If the seller is an estate, confirm who has authority to sign and whether probate is complete. Title companies in Sioux Falls handle these regularly, but they take time.
If the property needs a full rehab, a fix and flip loan with rehab draws may fit better. If it is already leased and stable, go straight to a DSCR loan. A bridge loan fits the space in between: light work, lease-up or a timing gap.
Many investors use more than one of these loans over the life of a property. A bridge loan to buy, a short period of lease-up, and then a long-term DSCR loan is one of the most common sequences we see in the Sioux Falls market.
