Bridge Loans for Stockton Investment Property

Some Stockton deals will not wait for a 30-day rental loan: a fourplex half empty after a bad landlord, an estate sale that wants cash-like terms, a trustee sale. A bridge loan buys the time to fix the property's story before you put long-term debt on it.

In short: LendingStreet offers residential investor bridge loans on 1-8 unit properties in Stockton and San Joaquin County from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Bridge loans are short-term and interest-only, some bridge programs do not require an appraisal, and the usual exit is a sale or a refinance into a 30-year DSCR loan once the property is leased and stabilized.

When a bridge loan fits a Stockton deal

A DSCR loan wants a property that already rents. A bridge loan does not need that yet. That makes it the tool for Stockton properties with vacancies, below-market leases, deferred maintenance that a rental lender will not overlook, or a seller deadline that a full appraisal cannot meet.

Stockton also has a large stock of small multifamily that has been owned for a long time and managed loosely. When those properties trade, the new owner often inherits month-to-month tenants, deferred repairs and rents well below market. A long-term rental loan sized on that income would be small. A bridge loan sized on the purchase lets you fix the operation first.

Worked example: leasing up a Stockton fourplex

This example is illustrative and not a quote. An investor buys a 1960s fourplex in central Stockton for $760,000. Two units are vacant and two are on old leases, so a rental lender would not size the loan on today's income. A bridge loan of $570,000 closes the purchase, and estimated interest-only payments are about $4,270 a month.

Over 9 months the investor repaints and updates the vacant units and signs new leases, bringing all four units to about $1,450 each, or $5,800 a month. If the property then appraises at $845,000, a 75% LTV DSCR refinance is $633,750, enough to pay off the bridge loan. Estimated principal and interest is about $4,388, taxes about $728 and insurance $290, for a payment of about $5,406 and a DSCR of about 1.07x, above the 1.0x standard minimum.

Planning the exit before you close

The exit is the most important part of a bridge loan. In Stockton, the refinance usually depends on two things: getting units leased at market rent and having the new value supported by comparable sales of income property. Talk to us about the DSCR side before you close on the bridge so you know what rent and value the refinance will need.

If the plan is to sell, look at recent Stockton sales of finished properties of the same type and size, and remember that buyers of small multifamily in the Central Valley will underwrite the rent roll closely.

Stockton-specific things to budget for

Prop 13 reassesses the property when you buy, so your tax bill will reflect your price, not the seller's older assessed value. Budget for the supplemental bill. Flood insurance can apply in parts of the city behind Delta levees, and California's insurance market has made some carriers slow to write new landlord policies.

For multi-unit properties, check whether the units fall under AB 1482 rent caps and just-cause rules before you plan to raise rents or turn over tenants. That can change how fast a lease-up happens.

Supplemental tax bills in San Joaquin County can arrive months after closing, which catches some bridge borrowers off guard during the lease-up period. Set aside cash for that bill so it does not collide with renovation spending.

If the property is in an area the city has flagged for code enforcement, clear any open violations before you plan the refinance. A DSCR lender will want them resolved, and the City of Stockton's code enforcement records are worth checking before you buy.

Bridge versus fix and flip financing

If the property needs a large renovation with a detailed scope, a fix and flip loan with rehab draws may fit better. A bridge loan is usually best when the property is livable and the main problem is time, vacancy or leases, not a gut renovation.

What we need to move fast

Speed comes from a complete file. For a Stockton bridge loan, send the purchase contract, a rent roll and leases if any, photos, your plan for the vacant units and your exit plan. Title and insurance should be ordered on day one.

The fastest Stockton bridge closings we see share a pattern: the borrower has already lined up insurance, knows the title company, and has a contractor ready to walk the vacant units the week after closing. Speed on the front end only helps if the lease-up starts right away.

Common questions

How fast can a Stockton bridge loan close?

In as little as 10 days when title, insurance and the property information are ready.

What rates do bridge loans start at?

Rates start from 7.99%. Your pricing depends on the property, leverage, experience and the exit plan.

Do Stockton bridge loans need an appraisal?

Some bridge programs do not require an appraisal. Others use one, especially on larger loans. The refinance into a DSCR loan will need a valuation.

How long is a bridge loan term?

Bridge loans are short-term and interest-only. The term is set to give you time to lease up or sell, and the exit should be planned before closing.

Can I refinance a Stockton bridge loan into a 30-year rental loan?

Yes. Once the property is leased, a DSCR loan can pay off the bridge loan. Cash-out goes up to 75% LTV and the rent must cover the new payment.

Can a bridge loan cover a property with tenants in place?

Yes. Existing leases are common. If you plan to raise rents, check AB 1482 and local rules first.

Do you finance bridge loans on a home I will occupy?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

Is a bridge loan the same as a fix and flip loan?

Not quite. Bridge loans fit properties that need time, leases or light work. Fix and flip loans fit heavier renovations with a rehab budget drawn as work is completed.
