In a high-priced coastal market, the investor who closes first often wins, and the property that needs a little time is the one nobody else can finance. Bridge loans in Ventura County are mostly about timing: an exchange deadline, a unit that needs turning, or a sale that has not closed yet.
In short: LendingStreet offers residential investor bridge loans in Ventura County on 1-8 unit properties from $150,000 to $5M+, with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days and, on some bridge programs, close with no appraisal. Most borrowers exit by selling or by refinancing into a DSCR rental loan once the property is leased.
In each case, the property or the borrower needs a few months that a long-term loan cannot provide, and a quick close is part of what wins the deal.
Exchange rules set deadlines for identifying and closing on replacement property. When the timing of the sale and purchase do not line up, a bridge loan can fund the purchase and be paid down or refinanced later. Exchange rules are technical, so work with a qualified intermediary and tax advisor on the structure; we focus on the loan.
Make sure the bridge term leaves enough room for the refinance or sale that pays it off.
If you are the seller in an exchange, a bridge loan can also let you close on the replacement property first, so you are not forced into a rushed purchase as the identification deadline approaches.
This example is illustrative and not a quote. An investor buys a Ventura triplex for $1,350,000. One unit is vacant and dated. A bridge loan at 70% of price is $945,000, and estimated interest-only payments over 5 months total about $39,375 while the unit is updated and leased.
With all three units leased at $2,900, total rent is $8,700 a month and the property appraises at $1,400,000. A DSCR refinance at 65% LTV is $910,000, with estimated principal and interest of about $6,363. Adding Prop 13 taxes on the purchase price and insurance, the payment is near $8,038, for a DSCR of about 1.08x.
The interest paid during the bridge term is part of the project's cost. Count it, along with the renovation and leasing costs, when you decide what to offer.
| Stage | Amount |
|---|---|
| Purchase price | $1,350,000 |
| Bridge loan (70% of price) | $945,000 |
| Estimated interest, 5 months | $39,375 |
| Rent after lease-up | $8,700 |
| DSCR refinance (65% of $1,400,000) | $910,000 |
| Monthly payment after refinance | $8,038 |
| DSCR | 1.08x |
Notice that the refinance in the example is at 65% LTV, not the 75% to 80% common in lower-cost markets. In Ventura County, the DSCR at the exit usually decides how much of the bridge loan a refinance can retire. Run that number before you buy, using taxes reassessed to your price and a real insurance quote.
If the refinance will not cover the payoff, plan to bring cash or sell. Our bridge to DSCR guide explains timing and appraisals.
Sizing the bridge loan with the exit in mind avoids a cash call at the refinance. If the DSCR loan is likely to land near 65% of value, borrowing far more than that on the bridge just moves the gap to a later date.
Some bridge programs close with no appraisal, which helps on short escrows. In Ventura County, though, values swing with views, lot size, permitted square footage and distance to the beach. Use recent sales, a local agent's opinion and the permit record to set your own value. The DSCR refinance later will use a full appraisal.
Permitted square footage also matters. A unit that was converted without permits may be valued differently by the refinance appraiser than by the seller's agent.
California closings run through escrow, with title insurance and escrow fees often split by local custom. The county documentary transfer tax is $1.10 per $1,000 of value, customarily paid by the seller. Ask your escrow officer for a full estimate early, especially on a fast close.
Escrow periods in the county are often 30 days or longer by habit. If you need to close faster, tell the escrow officer at the start, order title immediately and have your LLC documents ready.
Residential bridge loans cover 1-8 units. Buildings with 9 or more units are commercial.
| Term | Residential bridge |

Bridge financing is expensive time, and in Ventura County that time can get long. Permit backlogs for unit legalizations and ADUs, contractor schedules and tenant move-out timelines under state law can all push a project beyond the original plan. If you need a real renovation with funded rehab draws, a fix and flip loan usually fits better. If the property already rents and covers its payment, go straight to a DSCR loan and skip the bridge entirely.
The best bridge files have a short, clear path: a specific unit to turn, an exchange deadline, or a sale that is already in escrow. If the path depends on approvals you do not control, build a longer term and a bigger cash cushion, or rethink the structure.
