A lot of Wichita's small rental buildings are owned by landlords who bought them decades ago and are now ready to sell. Their buildings often have below-market rents, a vacant unit or two and deferred maintenance, which is exactly what a long-term lender does not want to see on day one. A bridge loan is how many investors buy them anyway.
In short: LendingStreet offers residential bridge loans in Wichita on 1-8 unit investment properties from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Some bridge programs require no appraisal. Bridge loans are short-term and interest-only, with an exit by sale or a refinance into a DSCR loan once the property is stabilized.
In Wichita the bridge borrower is usually not racing a bidding war. More often, the property does not yet qualify for a DSCR loan, or the seller wants a quick, simple close. These are the patterns we see.
These are program ranges. Final terms depend on the property, leverage, your experience and the exit.

This example is illustrative and not a quote. An investor buys a fourplex near Delano from a long-time owner for $340,000. Two units are vacant and the other two rent well below market. The investor takes a bridge loan at 75% of the price, $255,000, and pays for paint, flooring and appliances from cash.
Estimated interest-only payments are about $2,125 a month, or about $10,625 over a 5-month plan. After the turns, all four units lease at about $850, for $3,400 a month.
If the building appraises at $380,000, a rate-and-term DSCR refinance of $264,000 pays off the bridge and closing costs at about 69% LTV. With estimated principal and interest of about $1,801, taxes of about $455 using the 11.5% residential assessment ratio and an assumed mill levy, and $290 for insurance, the payment is about $2,546 and the DSCR is about 1.34x.
Bridge loans start at $150,000. In Wichita that usually means a small multi-unit building, a higher-priced single-family home, or a property bought with a larger loan amount relative to price. Many single-family purchases under $200,000 come in below the minimum at typical bridge leverage.
If your plan is to buy several low-priced houses, consider whether a portfolio approach after acquisition makes more sense than individual bridge loans.
Small multi-unit buildings, higher-priced homes in Andover, Derby or College Hill, and properties in Wichita's newer east-side neighborhoods are where most local bridge loans land.
If a deal falls short of the minimum, it is better to know before you make an offer. Send us the address and price first and we will tell you whether a bridge loan, a different structure or a portfolio plan fits.
A full appraisal in Wichita can take a couple of weeks when appraisers are busy. On some bridge programs we can close without one, which helps when a seller wants a quick, certain close. Leverage may be lower on those programs.
The DSCR refinance at the end will need an appraisal. Keep receipts and before-and-after photos so the appraiser can see what changed, and get leases signed at market rent before you order it.
Older small buildings in Wichita often have one water meter, original boilers or wall heaters, and roofs that have been through several hail seasons. None of that stops a bridge loan, but it affects your budget, your insurance and the eventual refinance.
Ask the seller for leases, deposits, utility bills and any insurance claims in the last five years. Walk every unit, including the vacant ones and the basement or mechanical room, before you finalize the budget. Check whether units were added or converted with permits, and get an insurance quote for a building with vacancies, since some carriers price vacancy differently.
Because Wichita rents are solid relative to prices, the DSCR refinance is the most common bridge exit here. Investors who plan to sell instead should look at how long similar buildings take to sell; small multi-unit buyers are a thinner pool than single-family buyers.
For investors buying several buildings over time, the end state is often a blanket portfolio loan that combines five or more rentals under one payment. A bridge loan can be the first step toward that, especially when each building is bought from a different seller on a different timeline.
Buildings bought from long-time owners often have tenants paying well under market. Bringing rents up is usually the core of the bridge plan, but Kansas landlords must follow the lease terms and the notice requirements of the Kansas Residential Landlord and Tenant Act. Month-to-month tenants can generally be given notice of a new rent, while tenants on a fixed-term lease keep their rent until the lease ends.
Plan your timeline around those dates. If two units are on leases that run another eight months, the building may not reach market rent before your bridge loan matures. Build the refinance schedule around the leases you actually inherit, and budget for some turnover when rents rise. Turned units in Wichita often need paint, flooring and updated fixtures before a new tenant will pay market rent.
