Cash-out pricing follows the same inputs as any DSCR loan, but a few of them weigh more heavily when you are taking equity out. Here is what moves your rate and what you can change.
In short: DSCR rates start at 6.125% for well-qualified borrowers and change with the market. On many programs a cash-out refinance prices a little above a purchase or rate-and-term refinance at the same leverage, because the loan adds risk without adding new equity. The biggest levers are LTV, credit score, the DSCR after cash-out, loan size and property type. Pulling slightly less cash often lands you in a better pricing tier.
On a purchase, you put fresh money into the deal. On a rate-and-term refinance, the balance stays about the same. On a cash-out, the balance goes up and money leaves the property. Many programs price that extra risk with a small rate adjustment.
Cash-out is also capped at a lower LTV than a purchase: up to 75% instead of up to 80%. So a cash-out near the cap is already at the top of the leverage range for that transaction type.
Pricing is built from several inputs at once. The table shows how each one tends to push the rate. Exact adjustments vary by program.
| Factor | Tends to lower your rate | Tends to raise your rate |
|---|---|---|
| LTV | 60%–65% or below | Near the 75% cash-out cap |
| Credit score | Higher scores | Scores near the 620 minimum |
| DSCR after cash-out | Comfortably above 1.0x | At or below 1.0x |
| Loan size | Mid-range balances | Very small balances near the $150K minimum |
| Property type | Single-family, 2–4 units | Condos, STRs, rural or unique properties |
| Transaction | Purchase or rate-and-term | Cash-out |
Most programs price in LTV bands. Crossing from one band into the next can change the rate even if every other input stays the same. If your request sits just above a band edge, taking a little less cash may lower the rate for the life of the loan.
Ask to see pricing at two or three loan amounts. The trade-off between more cash today and a lower payment for years is easier to judge with both numbers on the page.
This example is illustrative and not a quote. An investor is choosing between a $300,000 cash-out at a sample rate of 7.25% and the same loan at a sample rate of 7.0%, which might be available at a lower LTV tier or a higher credit score.
At 7.25% on a 30-year fixed loan, principal and interest is about $2,047 a month. At 7.0% it is about $1,996. The difference is about $51 a month, or about $607 a year. Over a long hold, that adds up, and it also lifts the DSCR slightly.
| Sample rate | Loan | Monthly principal and interest |
|---|---|---|
| 7.25% | $300,000 | About $2,047 |
| 7.00% | $300,000 | About $1,996 |
| Difference | About $51 per month |
Two quotes with the same rate can cost very different amounts. Compare the lender and closing costs in dollars, the prepayment terms, and whether the rate is fixed for 30 years or adjusts. A lower rate with higher closing costs only pays off if you keep the loan long enough.
Our refinance break-even calculator helps you compare a lower payment against the cost to get it.
If you mainly want a lower payment or a better loan structure, price a rate-and-term refinance too. It keeps the balance close to your payoff, can allow more leverage on some programs, and avoids the cash-out adjustment.
If you need capital for the next purchase or a rehab, cash-out is the tool. Ask for both quotes side by side. Seeing the rate and payment on each makes it clear what the extra cash really costs you each month.
None of these require extra paperwork about your personal income. DSCR loans qualify on the property's rent, with no W-2s or tax returns.
Rates move with the market, so a published rate is only where pricing begins. Send the financing team the value, payoff, rent, credit range and how much cash you want. We review your scenario and come back with 2–3 options, often at different loan amounts so you can see the trade-off.
On many programs, slightly, when everything else is equal. The gap depends on LTV, credit and the program.
Our DSCR rates start at 6.125% for well-qualified borrowers. The rate you get depends on LTV, credit, DSCR, loan size and property type, and rates change with the market.
It can. Pricing is usually tiered by LTV, so a slightly smaller loan can move you into a better tier.
Short-term rental DSCR loans start at 6.49% and qualify on projected revenue. Cash-out on an STR follows the same LTV and DSCR logic.
Yes. 30-year fixed options are available on our DSCR cash-out programs.
No. DSCR loans qualify on the property's rent, with no W-2s or tax returns. Credit score, LTV and the ratio drive the pricing.
