Cash Reserves for Investment Property Loans

Down payment and closing costs are only part of the cash picture. Lenders also want to see money left in the bank after closing. Here is how reserves work.

In short: Reserves are liquid funds you still have after closing, measured in months of the property’s full payment (principal, interest, taxes, insurance and HOA). DSCR programs commonly require 3–6 months, and requirements can rise to 6–12 months for lower credit scores, larger loans or cash-out refinances. Checking, savings, investment and, at a discount, retirement accounts usually count.

Why lenders care about reserves

A DSCR loan relies on rent. Reserves show you can keep paying if a tenant leaves, a roof fails or a unit sits empty for two months.

They also signal experience. An investor with cash on hand looks very different to an underwriter than one closing with an empty account.

Strong reserves can also offset weaker spots in a file. A thin DSCR, a lower credit score or a first rental purchase all look less risky when the borrower has months of payments sitting in the bank.

Typical reserve requirements

Every program sets its own rules. This table shows common patterns, not promises.

SituationReserves commonly required
DSCR purchase, strong credit3–6 months of payments
DSCR with credit in the 620sOften 6 months or more
Larger loan amountsRequirements often step up with loan size
Cash-out refinanceSometimes satisfied from the cash-out proceeds
Multiple financed propertiesSome programs add reserves for other rentals

Worked example: calculating your number

This example is illustrative. You are buying a rental with a full monthly payment of $2,300. The program requires 6 months of reserves.

6 × $2,300 = $13,800 that must remain after you pay the down payment and closing costs. If you own two other financed rentals and the program adds 2 months for each, that is another $9,200, based on this property’s payment.

So the total is $23,000. With $60,000 needed to close, you would show $83,000 in eligible accounts.

What counts and what does not

How to document reserves cleanly

Most programs ask for the two most recent monthly statements for each account. Large deposits that are not payroll will need a source, so avoid moving money around right before you apply.

If funds are coming from a sale or a gift, ask early how that program handles them. Gift funds are allowed on some investment programs and not others.

Reserves vs cash to close

Cash to close covers the down payment, lender fees, title, escrow deposits and prepaid items. Reserves are what remains afterward, and the two cannot overlap.

Investors often confuse the two and come up short late in the process. Add both figures together before you write an offer. If the total is more than you have in eligible accounts, adjust the price, the loan size or the timing now rather than days before closing.

Short on reserves?

There are a few levers. A smaller loan lowers the monthly payment, which lowers the reserve dollar amount. A cash-out refinance on another property can build reserves. Some programs are lighter on reserves for experienced investors.

Common questions

How many months of reserves do I need for a DSCR loan?

Commonly 3–6 months of the full payment. Lower credit, larger loans and some cash-out scenarios can push it to 6–12 months, depending on the program.

Can I use my 401(k) as reserves for an investment property?

Usually, yes. Many programs count retirement accounts at a partial value. You typically do not need to withdraw the money, just document the balance.

Do cash-out refinance proceeds count as reserves?

On many DSCR programs, yes. The cash you receive at closing can satisfy all or part of the reserve requirement.

Are reserves required on fix and flip loans?

Usually some liquidity is required. Lenders want to see cash for the down payment, closing costs and a cushion for interest payments during the project.

Does a HELOC count as reserves?

An undrawn line usually does not count. Drawn funds sitting in your account are borrowed money, and programs treat them differently, so ask before relying on it.

Do reserves have to stay in my account after closing?

Lenders verify reserves before closing. After closing the money is yours to use, though keeping a cushion for the property is good practice.
