On a commercial building, the debt service coverage ratio does more than approve or decline you. It usually decides how big the loan can be.
In short: A commercial DSCR loan qualifies the property on its net operating income divided by the annual loan payments, with no personal income verification, and LendingStreet finances them on custom terms, typically $500K to $5M+. Unlike a residential DSCR loan that compares rent to the payment, commercial underwriting subtracts vacancy and operating expenses first. The coverage target then caps the loan amount. Business-purpose investment property only.
On a 1–4 unit rental, DSCR is usually gross rent divided by principal, interest, taxes, insurance and HOA. Our standard residential programs start at 1.0x, with specialty programs lower.
Commercial DSCR starts from net operating income instead. Underwriters take gross rent, subtract a vacancy allowance and every operating cost, then divide by the annual debt payments. The target ratio varies by lender, property type and lease profile, and many commercial programs want more cushion than the residential 1.0x floor.
| Residential DSCR (1–4 units) | Commercial DSCR | |
|---|---|---|
| Income used | Gross market or lease rent | Net operating income |
| Expenses | Taxes, insurance, HOA in the payment | All operating costs deducted first |
| Vacancy | Rarely deducted | Allowance always applied |
| Main use of the ratio | Pass or fail at a minimum | Sets the maximum loan amount |
Underwriters do not just accept the seller’s numbers. They rebuild NOI from the leases and operating statements, then apply their own assumptions.
Expect a vacancy and credit loss factor even if the building is full today, a management fee even if you self-manage, and a capital reserve for roof, parking and mechanical systems. Expense reimbursements from tenants are counted only if the leases require them.
Example only, not a quote. An investor is buying a four-tenant retail strip for $1,700,000. After vacancy, management, reserves and the owner’s share of expenses, underwritten NOI is $118,000 a year.
To keep the math simple, assume annual payments equal 8% of the loan amount. The table shows how the coverage target changes the maximum loan. A higher target means a smaller loan and more cash from the buyer.
| Coverage target | Max annual payments | Max loan (example) | Share of $1.7M price |
|---|---|---|---|
| 1.00x | $118,000 | $1,475,000 | 87% |
| 1.20x | $98,333 | $1,229,000 | 72% |
| 1.25x | $94,400 | $1,180,000 | 69% |
| 1.30x | $90,769 | $1,135,000 | 67% |
Commercial loans are usually capped by both a coverage limit and a loan-to-value limit. Whichever produces the smaller loan wins.
In the example, if a program allowed 75% of price but the coverage target was 1.25x, the coverage limit of about $1,180,000 would control. Raising NOI before you refinance is often the fastest way to a bigger loan.
If the numbers come in tight, there are levers. Some are about the property and some are about loan structure.
Your loan officer can show how each change moves the ratio before you commit.
Send a current rent roll, every lease and amendment, 12 to 24 months of operating statements, the latest tax bill and insurance declarations, and the contract if buying. Our team rebuilds NOI from those documents.
We then bring back 2–3 options sized to the real coverage, often within 48 hours. You see the trade-off between leverage, rate and structure side by side.
It varies by lender, property type and lease strength. Many commercial programs want coverage above 1.0x, and stronger tenants or longer leases can earn more flexible targets.
No. Residential DSCR typically compares gross rent to the monthly payment. Commercial DSCR uses net operating income after vacancy and operating expenses, which usually produces a lower ratio for the same building.
Our commercial programs focus on the property’s income rather than W-2s or personal tax returns. Credit, liquidity, experience and entity documents are still reviewed.
Most permanent commercial loans count only signed, in-place leases. If a unit is vacant, a bridge loan can fund the property while you lease it, then a DSCR-based loan can replace it.
Apartment buildings with five or more units are also underwritten on NOI, under our multifamily programs. Two to four unit properties fall under residential DSCR instead.
