How is a commercial loan underwritten?
Commercial loans are underwritten primarily based on the property's Net Operating Income (NOI), Debt Service Coverage Ratio (DSCR), and Loan-to-Value (LTV). Unlike residential loans, personal income plays a secondary role. The property's cash flow and market value drive the underwriting decision.
How fast can commercial loans close?
