Construction Loans for Fort Wayne and Allen County Investors

Fort Wayne has added jobs and residents steadily while keeping home prices below most Midwest metros. Low inventory of newer rentals and Indiana's tax caps make it a practical place to build and hold.

In short: LendingStreet finances ground-up construction of 1-8 unit investment property in Fort Wayne and Allen County, including Huntertown, Aboite, New Haven, Leo-Cedarville and city neighborhoods. Loans are sized on loan-to-cost, funded through inspected draws and priced per project. Duplexes, fourplexes and build-to-rent single-family homes are common requests.

Allen County building areas

North of the city, Huntertown and the Carroll schools area have grown quickly with new subdivisions. Southwest, Aboite Township has higher values and established neighborhoods. New Haven and the Leo-Cedarville area offer more land and smaller-town markets.

In the city, West Central, Southwood Park, the '07 District and the area around the Electric Works redevelopment have infill lots and renewed interest. Older neighborhoods on the south and southeast sides have lower land costs.

Loan-to-cost and draws on a Fort Wayne build

We look at total project cost, meaning land, hard construction costs and soft costs such as plans, engineering, permits and fees, and size the loan as a share of that figure. That share is set per project.

Funds go out in stages after inspections confirm the work, not as a lump sum. Use the draw schedule calculator to map foundation, framing, rough-ins, drywall and finish against your budget so the cash you bring and the draws line up.

Demand for new rentals in Fort Wayne

Major employers include health systems, defense and manufacturing companies and logistics operations. Population growth has outpaced construction of new rentals, so newer duplexes and fourplexes lease quickly.

The downtown and riverfront have been rebuilt over the past decade, and the Electric Works campus has brought offices and residents back to the near south side. Infill near those areas draws young professionals.

Much of Fort Wayne's rental stock is older single-family housing and converted doubles. A purpose-built fourplex with in-unit laundry, off-street parking and efficient mechanicals stands out, and tenants tend to stay longer in that kind of building, which keeps turnover costs down.

Permits, rivers and floodplain

Fort Wayne and Allen County share some planning and building functions, while New Haven and other towns have their own. Ask which office reviews your plans and what the current timeline is.

The St. Joseph, St. Marys and Maumee rivers meet in Fort Wayne, and low areas near them are in mapped floodplain. New homes there may need elevation and flood insurance; check the map before buying.

In newer Huntertown and Aboite subdivisions, covenants often restrict rentals or require HOA approval for leasing. Read the restrictions before you buy a lot for a build-to-rent home, and confirm whether duplexes are allowed at all.

Who we lend to on ground-up projects

We fund investors and builders putting up 1 to 8 units in and around Fort Wayne, usually through an LLC, and you sign for the loan personally. Our investor loans are business-purpose loans on non-owner-occupied property.

Expect questions about your last few completed projects, your general contractor's license and insurance, and how the budget was built. Files missing plans or permits, or run by a first-time builder without an experienced GC, generally do not move forward.

Indiana tax caps and costs

Indiana caps property taxes on residential rental property at 2% of assessed value, compared with 1% for owner-occupied homes. That cap gives investors a predictable upper limit on the tax bill.

Indiana has no state transfer tax on deeds, although a sales disclosure form is required. Assessments are updated annually, so a completed fourplex will be valued at its finished value.

Northeast Indiana winters are long. Many builders pour foundations from spring through fall and plan interior work for the coldest months. A winter start can add weeks of carry, so put a realistic schedule in front of us when you apply.

Worked example: a fourplex near the city center

This example is illustrative and not a quote. An investor builds four two-bedroom units on an infill lot zoned for multi-family use. Land costs $60,000, hard construction costs $640,000 and soft costs $50,000, for a total project cost of $750,000. For illustration the loan covers 75% of cost, or $562,000, and the investor brings $188,000 plus closing costs; actual LTC is set per project.

At completion the appraisal comes in at $900,000, with total rent of $6,400 a month. Refinancing into a DSCR loan at 75% of value gives $675,000, which pays off the $562,000 construction balance. With estimated principal and interest of about $4,605, taxes near $1,200 and insurance near $240, the monthly payment is about $6,045 and the ratio is about 1.06x.

A 5-8 unit building follows the same approach, with combined rent qualifying the DSCR refinance.

Holding new construction

Most investor builds in Fort Wayne are held. A DSCR refinance on completed rents repays the construction loan.

Spec homes for sale work in Huntertown and Aboite, where buyers pay for new homes and comps support the price.

Because values are moderate, the refinance may not return all of your cash. Plan for some equity to remain in the property.

Yes. Huntertown and northern Allen County are part of the Fort Wayne market we serve.

Can I build my own residence with this loan?
