Kansas City, Kansas has two very different building markets. In the older east side, vacant lots left by decades of demolition sit in established neighborhoods. In western Wyandotte, open land around Piper and Village West is filling with new subdivisions.
In short: LendingStreet finances ground-up construction of 1-8 unit investment properties in Kansas City, Kansas, including spec homes, build-to-rent houses, infill duplexes and fourplexes, and small 5-8 unit buildings. Loans are sized on loan-to-cost with terms set per project, and funds are released through a draw schedule after inspections. Plans, permits, a realistic budget and builder experience drive the decision.
On the east side, infill lots in neighborhoods like Rosedale, Strawberry Hill, Quindaro and the blocks around downtown can sometimes be bought cheaply, including through the Unified Government's land bank. New construction there competes with old housing stock, so a well-built duplex or single-family rental can stand out to tenants. The challenge is appraisal: few new homes have sold nearby.
In the west, around Piper, Turner and Village West, subdivisions offer finished lots, newer comps and buyers who expect new product. Lot prices are higher, and HOA covenants may limit rentals. Build-to-rent projects work best where the covenants allow leasing and the rent supports a DSCR refinance at completion.
Construction lending is about reducing surprises. We want to see a buildable lot, a complete set of plans, a line-item budget, a timeline and a builder who has done this before.
Raw land with no plans or permits, projects with no budget detail, and first-time builders without an experienced general contractor usually do not fit. Hillside lots in Strawberry Hill can carry big site-work costs; get a geotechnical opinion before you price the build. Lots in the Kansas River floodplain need elevation planning and flood insurance.
This example is illustrative and not a quote. An investor builds a side-by-side duplex on an infill lot. The lot cost $35,000, hard costs are $390,000 and soft costs such as plans, permits, utility taps and fees are $45,000, for a total of $470,000.
At 80% of cost the construction loan is $376,000, and the investor's equity, including the lot, is $94,000. At completion each side leases for $1,900. With the finished duplex valued at $540,000, a 75% DSCR refinance of $405,000 pays off the construction loan. Estimated principal and interest is about $2,763, taxes and insurance about $770, and the DSCR about 1.08x.
| Draw | Share of hard costs | Amount |
|---|---|---|
| Foundation and footings | 15% | $58,500 |
| Framing and roof | 25% | $97,500 |
| Mechanical rough-ins | 20% | $78,000 |
| Drywall, cabinets, finishes | 25% | $97,500 |
| Final and certificate of occupancy | 15% | $58,500 |
Funds are released in stages after an inspector confirms the work. Plan your cash so you can pay subs before each draw clears, and keep lien waivers organized. Our construction draw schedule calculator can help you lay out stages before you submit. Weather matters here too: spring storms and winter freezes can pause framing, roofing and concrete work, so leave slack between draws rather than scheduling every stage back to back.
A finished new home will be appraised at full value by the county, and Kansas uses an assessment ratio of 11.5% on residential property. Wyandotte County's combined levy has historically been higher than in much of Johnson County, so budget taxes on the completed value, not the lot value, when you test the refinance.
Spec builders in western Wyandotte often sell to owner-occupants instead of holding. If that is your plan, base the budget on recent new-construction sales in the same subdivision, and remember that Kansas is a non-disclosure state, so your agent's MLS data will be the main evidence of value.
Infill sites in older KCK neighborhoods often come with costs a greenfield lot in Piper does not. An old foundation or basement from a demolished house may still be in the ground. Sewer and water lines may need to be replaced to the main. Hillside lots near Strawberry Hill can need retaining walls and engineered drainage, and narrow lots can limit what fits under zoning setbacks.
Ask the UG early about zoning, setbacks and whether the lot is buildable as a duplex or fourplex. Get utility tap fees and any required street or sidewalk work in writing. Then add a contingency; on infill, 10% of hard costs is a common starting place, and older sites can justify more.
On the revenue side, the strongest east-side build-to-rent projects sit near jobs: KU Medical Center, the downtown government offices and the industrial corridor along the Kansas River. New units near those employers can lease quickly, which shortens the time between the last draw and the DSCR refinance.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the lot address, plans status, budget, builder details and exit plan through the form below. For projects elsewhere in Kansas, see our Kansas construction loan page.
Loans are sized on loan-to-cost and set per project, based on the plans, budget, builder and exit.
Possibly. The lot needs to be buildable, with utilities and a path to a permit, and you need plans and a budget before we can size the loan.
Only with an experienced general contractor and a complete plan. Borrowers with no track record and no experienced builder usually do not qualify.
Through a draw schedule. An inspector confirms each stage, then funds are released for completed work.
Yes, if zoning allows it. We finance 1-8 unit residential projects, including duplexes, fourplexes and small 5-8 unit buildings.
Usually a DSCR refinance once the units are leased, qualified on the rent.
Yes. Some subdivisions limit leasing, which can block a build-to-rent plan. Read the covenants first.
A single-family home or duplex often runs several months to a year from permit to certificate of occupancy, depending on the builder, weather, inspections and site work. Infill lots with demolition or drainage work can take longer. Choose a loan term with room for delays, because interest accrues on drawn funds until the loan is paid off by a sale or a DSCR refinance.
