Ground-Up Construction Loans in Louisville

Louisville's older neighborhoods have narrow lots, many of them vacant or holding tired homes. Investors build new shotgun-width homes and duplexes there, and spec homes in the suburbs east and south of the city.

In short: LendingStreet finances ground-up construction in Louisville Metro for investors building 1 to 8 units, including infill homes, duplexes, build-to-rent homes and small 5-8 unit buildings. Loans are sized on loan-to-cost with terms set per project, and funds are released through inspected draws. Lot width, floodplain status and Metro permitting are what we check first on a Louisville file.

Where Louisville investors build

Infill investors work in Germantown, Schnitzelburg, Shelby Park, Smoketown, the Portland neighborhood, Butchertown edges and the Highlands. These areas have narrow lots and rental demand from hospital, university and downtown workers.

In the suburbs, spec builders work in places like Jeffersontown, Fern Creek, Prospect edges and southern Jefferson County, plus nearby Oldham and Bullitt counties.

Louisville's older neighborhoods also have design standards and form rules in some districts, including overlay districts and historic preservation districts like those in Butchertown, Old Louisville and the Cherokee Triangle. New homes may need to match the scale, setbacks and materials of the block. Confirm whether your lot is in one of these districts before you finalize plans, since review can add time.

Metro permits and the Land Development Code

Louisville and Jefferson County share a merged Metro government, and the Land Development Code governs zoning across most of the county. Permits run through Metro's planning and design and construction review offices. A few small cities in the county have their own rules.

Kentucky's deed transfer tax is modest. Title and recording costs still apply.

Floodplains, soils and older lots

Louisville sits on the Ohio River, and parts of the city rely on its floodwall system. Some lots near creeks and the river are in mapped floodplains. Older lots may have old foundations, alleys with access issues or utility lines that need replacing. Karst geology appears in parts of the region.

How loan-to-cost sizing works in Louisville

Construction loans are sized on loan-to-cost (LTC): the loan as a share of the total project budget, including land, hard costs, soft costs and contingency. Terms are set per project, so the percentage depends on the plans, the budget, the location and your experience.

The finished value matters too. A Louisville budget that works on cost but leaves little margin against the expected sale price or appraised value will usually be sized down, because the exit has to work.

Worked example: a Louisville build

This example is illustrative and not a quote. An investor builds a new duplex in Germantown to hold as a rental. Land costs $70,000, hard costs are $380,000, soft costs are $40,000 and the contingency is $18,000, for a total project cost of $508,000.

At a sample 80% loan-to-cost, the loan is $406,400 and the investor puts $101,600 into the project. Most of the loan funds through draws as work is completed.

Once the two units lease for a combined $3,100 a month and the property appraises at $560,000, a DSCR refinance at 75% LTV would be $420,000, enough to repay the $406,400 construction balance. The rent then has to cover the new payment, including taxes and insurance, at the program's DSCR minimum.

ItemAmount
Land$70,000
Hard construction costs$380,000
Soft costs (plans, engineering, permits, fees)$40,000
Contingency$18,000
Total project cost$508,000

Investor cash in the project$101,600
Monthly rent at completion$3,100
Completed value$560,000

How construction draws are released

Each draw follows an inspection. When a stage is finished, you request funds, an inspector verifies the completed work and the money for that stage is released to keep the job moving.

A draw schedule that matches the real sequence of a Louisville build avoids cash gaps. Front-loaded schedules and vague line items slow approvals, so tie each draw to work an inspector can see.

Documents to have ready for a Louisville build

A complete package gets a faster, clearer answer. Lenders generally pass on projects without plans or permits, and on borrowers with no build track record and no experienced general contractor.

If you are newer to building, pairing with a general contractor who has finished similar Louisville projects can make the difference. Their resume, licenses and recent projects become part of your file.

Exit: sell or refinance into a DSCR loan

Every construction loan needs a clear exit. Spec builders sell the finished property. Build-to-rent investors lease it up and refinance into a DSCR loan that qualifies on the property's rent, with no W-2s or tax returns, a 620 minimum credit score, LLC borrowers standard and 30-year terms available.

If a sale takes longer than planned, a leased property can still refinance into a DSCR loan, so it helps to design a home that would also rent well in Louisville.

Our investor loans are business-purpose loans on non-owner-occupied property. Send your Louisville plans, budget and land details through the form below, or call (877) 298-1001, and we will come back with how the project can be sized.

Common questions

Can I build on a narrow Louisville lot?

Often, yes. Many older neighborhoods have narrow lots, and new homes designed for them are common. Confirm setbacks and design standards under the Land Development Code.

Do you finance suburban spec homes around Louisville?

Yes. We finance investor spec homes across Jefferson County and nearby counties, subject to plans, permits, budget and builder experience.

Does the floodwall mean I do not need flood insurance?

Not necessarily. Flood zone status depends on the current maps for the lot. Check the maps and ask for a flood determination.

Can I refinance a new Louisville duplex into a DSCR loan?

Yes. Once leased, it can refinance into a DSCR loan that qualifies on rent, with 30-year terms available.

What if my build runs over budget?

Draws are tied to the approved budget, so overruns beyond the contingency generally have to be covered by the borrower. A realistic budget and contingency protect the project.

Can I build if I have never built before?

Usually only with an experienced general contractor on the project. A borrower with no build track record and no experienced GC usually does not qualify.

What is loan-to-cost?

Loan-to-cost is the loan divided by the total project cost, including land, hard costs, soft costs and contingency. Construction loans are sized this way, with terms set per project.

Can you finance a 5 to 8 unit new build?

Yes. Small 5-8 unit buildings are part of our residential construction program. Buildings of 9 or more units are commercial.
