Ground-Up Construction Loans for Wichita-Area Investors

Wichita's suburbs keep adding subdivisions, and investors are building rentals in them: new duplexes in Maize and Goddard, single-family homes in Derby and Andover, and small multi-unit buildings near the edges of the city. Land is inexpensive compared with many metros, but new subdivisions come with a cost that does not appear on the builder's bid.

In short: LendingStreet finances ground-up construction in the Wichita area for 1-8 unit investor projects, including spec homes, build-to-rent houses and duplexes, infill homes and small 5-8 unit buildings. Loans are sized on loan-to-cost with terms set per project, and funds are released through a draw schedule after inspections. Approval depends on plans, permits, the budget and builder experience.

Where Wichita investors are building

Most investor construction around Wichita happens in growing suburbs and on the edges of the city: Maize and Goddard to the west, Derby and Mulvane to the south, Andover and Rose Hill to the east, and Bel Aire, Park City and Valley Center to the north. Infill opportunities exist inside Wichita too, especially vacant lots in older neighborhoods where a new single-family home or duplex can replace a demolished house.

Each city has its own zoning and permitting, though MABCD handles building permits for Wichita and much of Sedgwick County. Check which jurisdiction your lot falls under before you budget.

Special assessments: the hidden line

Many new Wichita-area subdivisions finance streets, water, sewer and drainage through special assessments that are added to each lot's property tax bill, often for 15 to 20 years. Lot prices can look low because part of the infrastructure cost is spread into those future assessments.

For a build-to-rent investor, special assessments raise the monthly payment and lower the DSCR at refinance. Ask the city or county for the remaining assessment balance and annual amount on each lot before you buy, and include it in your ratio.

Worked example: a build-to-rent duplex in Maize

This example is illustrative and not a quote. An investor buys a duplex lot in a Maize subdivision for $55,000. Hard costs are budgeted at $395,000 and soft costs, including plans, permits, utility fees, builder's risk insurance and interest reserve, at $40,000, for a total cost of $490,000.

Assuming the project is sized at 80% of total cost, the construction loan is $392,000 and the investor contributes $98,000. Draws are released as each stage passes inspection.

When finished, each three-bedroom unit rents for about $1,775, or $3,550 a month. If the duplex appraises at $540,000, a rate-and-term DSCR refinance of $402,000 pays off the construction loan at about 74% LTV. Estimated principal and interest is about $2,742. With $430 in base taxes and $210 in insurance, the payment is about $3,382 and the DSCR is about 1.05x. Add a $130 monthly special assessment and the payment rises to about $3,512, with the DSCR falling to about 1.01x.

Weather, basements and building in Kansas

Wichita builders deal with expansive clay soils, spring storms and occasional hard freezes that pause concrete work. Many homes include full basements or storm shelters, which add cost but also appeal to renters and buyers. Engineered foundations and proper drainage around the house matter on clay.

Plan the schedule around weather. A project that pours foundations in late fall may sit through cold snaps before framing, which adds interest cost and pushes back the refinance.

Storm shelters and safe rooms are a real draw for both renters and buyers in south-central Kansas. If your plans include one, list it in the budget so it is funded through the draws.

What a construction file needs

We look at the project and the people building it. A complete file gets a faster and clearer answer.

What does not qualify

Projects without plans or permits usually do not qualify, and neither do borrowers with no build history who are not working with an experienced general contractor. Raw land without utilities or a clear path to permits is another common decline. We also do not finance a home you plan to live in; our investor loans are business-purpose loans on non-owner-occupied property.

After the certificate of occupancy

Build-to-rent investors in Wichita typically lease each unit and then refinance into a DSCR loan. New construction rents well here, and new homes carry lower maintenance costs and often lower insurance premiums than older homes. If you build several rentals across a subdivision, a blanket portfolio loan can bring them under one loan once they are leased.

Spec builders sell to owner-occupant buyers, often families moving to the suburban school districts. Know the price range buyers in that subdivision will pay before you set your finish level.

Budgeting a Wichita build accurately

Construction costs in the Wichita area are lower than in many metros, but lot prep and utility work vary widely. Some suburban lots need engineered fill, longer sewer runs or retention for stormwater. Basements add cost compared with slab foundations, and many renters and buyers in Kansas expect one or at least a storm shelter.

Builders' bids should break out site work, foundation, framing, mechanicals, finishes, permits and fees, with a contingency of 5% to 10%. A detailed budget makes draws smoother, since each request is checked against the line items. If you are building several duplexes in the same subdivision, phasing them lets the first one lease up while the others are underway, which helps you test rents before finishing the rest.

Common questions

How are construction loans sized in Wichita?

On loan-to-cost, using land, hard costs and soft costs. Terms are set per project.

What are special assessments on a Wichita lot?

Charges added to the property tax bill in many new subdivisions to pay for streets, water, sewer and drainage, often over 15 to 20 years. They count in your DSCR payment after refinance.

How do construction draws work?

Funds for each stage are released after an inspection confirms the work is done. You are reimbursed for completed work.

Can I build a duplex to rent in Maize or Goddard?

Yes, where zoning allows it. We finance 1-8 unit build-to-rent projects and you can refinance into a DSCR loan after lease-up.

Who issues building permits in Wichita?

MABCD handles building permits for Wichita and much of Sedgwick County. Some suburbs have their own process, so confirm with the city.

Do I need construction experience?

Experience matters. Newer builders usually need an experienced licensed contractor and a complete package.

Can I build my own home with this loan?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

Do special assessments affect my construction loan or only the refinance?

Mostly the refinance, because they become part of the monthly payment once you hold the property. Budget them from the start so the finished rental still clears the ratio.
