DSCR Cash-Out Refinance on Asheville Rental Property

Asheville values rose quickly over the last decade, and many long-term rentals in West Asheville, North Asheville and the surrounding towns now hold significant equity. Since Hurricane Helene in 2024, the questions are flood exposure, insurance and whether rent supports the new payment.

In short: Yes, LendingStreet finances DSCR cash-out refinances on 1-8 unit rentals in the Asheville area, up to 75% LTV and qualified on the property's rent instead of tax returns. Loans start at $150,000 with a 620 minimum credit score, and the rent must cover the new payment at the program minimum, 1.0x on standard programs. In Asheville, the city's short-term rental restrictions, flood exposure after Helene and a ratio squeezed by high values are the items that decide most files.

How a cash-out refinance works on an Asheville rental

You take a new loan larger than your current balance, pay off the existing mortgage and keep the difference. On a DSCR loan the new balance is sized off the appraised value, up to 75% LTV on cash-out, and the borrower signs for the loan personally while the property can stay in an LLC.

Qualification uses the debt service coverage ratio: rent divided by the new monthly payment, including principal, interest, taxes, insurance and any HOA dues. A bigger loan means a bigger payment, so the ratio after the cash-out is the one that must clear 1.0x on standard programs.

The cash can go toward your next acquisition, upgrades across the portfolio, replacing a short-term loan with long-term financing or simply a stronger reserve cushion.

Where Asheville investors hold long-term rentals

Long-term rentals are spread across West Asheville, North Asheville, Montford, Kenilworth, East Asheville and Oakley, plus Arden, Candler, Weaverville, Black Mountain and Fletcher outside the city. Hendersonville and Henderson County draw investors looking for slightly lower prices.

Older bungalows and hillside homes dominate in the city, with newer subdivisions in the outlying towns. Because prices are high relative to rents, many Asheville cash-out files end up below 75% LTV so the ratio clears the minimum.

Buncombe County values and taxes

North Carolina counties reappraise on cycles of up to eight years, and Buncombe County uses a shorter cycle than that maximum. Combined city and county rates in Asheville are moderate, but values are high, so the dollar amount on the bill is meaningful.

Use the current tax bill from the county, and if the property is inside Asheville city limits, include the city portion. Properties in other towns or fire districts carry their own add-ons.

Buncombe County values reflect market conditions as of the last reappraisal, so storm damage or repairs since then may not show in the assessment yet. The appraisal for your loan, however, reflects current condition.

Helene, flood zones and insurance

Hurricane Helene caused severe flooding along the French Broad and Swannanoa rivers and widespread landslide and wind damage across the region. Lenders and insurers now look closely at flood zone maps, elevation and any damage history, and flood insurance is required on mapped flood zone properties.

Hillside homes can raise questions about slope stability, drainage and retaining walls. Get a current insurance quote that reflects post-Helene pricing, and disclose any repairs completed since the storm.

Asheville short-term rental rules

The City of Asheville has long restricted whole-home short-term rentals in most residential zoning districts, allowing homestays where the owner lives on site and vacation rentals only in limited districts. Buncombe County and the nearby towns have their own rules. A property that is not permitted for nightly use should be qualified on a long-term lease.

If your rental is legally permitted as a vacation rental, our short-term rental programs can qualify on projected revenue on some programs. Confirm the zoning and permit status before you apply.

Worked example: a West Asheville bungalow

This example is illustrative and not a quote. An investor owns a West Asheville bungalow on a 12-month lease. It appraises at $520,000 and the existing payoff is $240,000. Rent is $3,000 a month, taxes are $300 a month and insurance is $190.

At 75% LTV the new loan is $390,000, which leaves about $150,000 after the $240,000 payoff, before closing costs. Estimated principal and interest on a 30-year schedule is about $2,727, so the total payment is about $3,217 and the DSCR is about 0.93x, below the 1.0x standard minimum. At 65% LTV the loan is $338,000, the payment drops to about $2,853 and the DSCR is about 1.05x, with about $98,000 in cash before closing costs.

Small changes move the ratio. A higher insurance quote, a tax increase or a lower appraised rent each raise the payment's share of rent, so run the numbers with current figures before you ask for a specific cash amount.

North Carolina closing costs on a refinance

North Carolina's excise tax applies to deed transfers, not to a refinance, and the state has no mortgage recording tax. North Carolina closings are handled by an attorney, so expect attorney fees along with title insurance, recording and the appraisal.

If you bought or renovated recently, seasoning matters. Some programs lend on the new appraised value quickly; others look back to your purchase price and improvement receipts for the first months.

Common questions

Can I cash out an Asheville Airbnb?

Only if it is legally permitted for nightly use. In most city residential districts, whole-home vacation rentals are not allowed, so many investors qualify on a long-term lease instead.

Does Hurricane Helene affect Asheville refinances?

It can. Flood zone status, damage history and post-storm insurance pricing all affect the file. Properties with completed, documented repairs are easier to review.

Can I still cash out if rent does not fully cover the payment?

Possibly. A smaller loan often clears 1.0x, and sub-1.0 DSCR programs exist for some properties.

Do you finance homes I live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

What limits my cash-out amount in Asheville?

Two things: the 75% LTV cap on cash-out and the ratio at the new payment. Whichever produces the smaller loan sets the amount.

Why is my Asheville cash-out below 75% LTV?

High values and moderate rents mean the payment at 75% can exceed the rent. A smaller loan, or a sub-1.0 DSCR program where it fits, is the usual answer.

Do you lend in Hendersonville and Black Mountain?

Yes. We finance 1-8 unit rentals across western North Carolina, with loans starting at $150,000.

Can I cash out a long-term rental that used to be a vacation rental?

Yes. If it now has a 12-month lease, it qualifies on that rent. The appraisal will use long-term rent comparables.
