DSCR Cash-Out Refinance for Cedar Rapids Rentals

Many Cedar Rapids investors bought their rentals cheaply years ago, fixed them up, and in some cases put new roofs and siding on them after the 2020 derecho. That combination of low basis and better condition has built equity that a DSCR cash-out refinance can turn into the down payment on the next property.

In short: LendingStreet offers DSCR cash-out refinances on 1-8 unit rentals in Cedar Rapids and Linn County up to 75% LTV. The new loan qualifies on the property's rent, not your personal income, and LLC owners are standard. Cash-out seasoning varies by program, and the rent must cover the new, larger payment at the 1.0x standard minimum.

Why Cedar Rapids investors pull cash out

Common reasons include buying another rental, paying off a higher-cost loan on a different property, funding a renovation, or building reserves. In a market where many houses sell under $200,000, the cash from one well-seasoned duplex can cover the down payment on two more rentals.

Cash-out works best when the property is leased at market rent and in good repair, because the appraisal and the rent both drive the loan.

Some investors also use cash-out to move rentals into an LLC at the same time, or to replace a short-term loan on one property while pulling equity from another. Tell us what you want the cash to do, and we can look at whether a single property or several make more sense.

Worked example: a northeast side duplex

This example is illustrative and not a quote. An investor owns an up-and-down duplex near Bever Park that appraises at $285,000. The current loan balance is $118,000. Each unit rents for $1,150.

A 75% cash-out loan is $213,750. After paying off $118,000 and estimated closing costs of about $6,412, the investor receives about $89,338. Estimated principal and interest on the new loan is about $1,458; with taxes of $410 and insurance of $175, the payment is about $2,043. Rent of $2,300 gives a DSCR of about 1.13x.

Seasoning and how long you have owned it

Most programs want you to have owned the property for a period before they lend on the full appraised value, and that period varies by program. If you bought recently and paid cash, a delayed financing approach may let you recover your purchase money sooner. Our seasoning guide covers the details.

If you recently renovated, keep receipts and before-and-after photos. They help the appraiser understand why the value rose.

Ownership time also affects which value is used. Within the seasoning window, some programs lend on what you paid plus documented improvements rather than the new appraised value, so the cash available can be lower until the window passes.

Iowa taxes in arrears at refinance

Because Iowa property taxes are paid in arrears, a refinance often has to account for a tax installment that is due soon. The new loan may collect that amount into escrow, which reduces the cash you take home. Ask for a payoff and an escrow estimate early so your net figure is realistic.

Cedar Rapids has its own city assessor, and Iowa revalues homes every two years. If your value went up at the last revaluation, use the current tax bill, not the one from when you bought.

The same applies to suburbs. A rental in Marion or Hiawatha is valued by the Linn County assessor on the same two-year cycle, and newer subdivisions sometimes see larger jumps at revaluation than older city neighborhoods.

Appraisals on older Cedar Rapids rentals

Appraisers compare your property with recent sales of similar buildings nearby. For an older duplex or a house converted to units, good comparable sales can be thin, so condition and legal unit count matter. The appraiser will also note the current rents or estimate market rent.

Make sure the units are registered under the city's rental housing program and that the property would pass an inspection. Deferred maintenance can lower the value and the loan.

Appraisal timing matters in winter. Exterior photos of a house with snow on the roof are normal, but the appraiser still needs access to every unit, the basement and the mechanicals. Give tenants notice early so the inspection is not delayed.

If comparable duplex sales are scarce in your neighborhood, the appraiser may look farther out or use single-family sales with adjustments. Clean records of your rents and recent upgrades give the appraiser something concrete to work with.

Flood zones and insurance after the derecho

Properties near the Cedar River in Time Check, Czech Village, New Bohemia and Oakhill Jackson may be in mapped flood zones. If so, flood insurance is required and counts in the payment. A higher payment means a lower DSCR and possibly less cash out.

If you replaced the roof after the 2020 derecho, tell your insurance agent. A newer roof can lower the premium, which improves the ratio on the new loan.

When cash-out is not the right tool

If you mainly want a lower payment or to pay off a short-term loan, a rate-and-term refinance may be a better fit and can allow higher leverage on some programs. If the rent barely covers the current payment, adding cash-out may push the ratio under 1.0x. In that case, take less cash or look at a sub-1.0 program.

Also consider what the cash will earn. If the money will sit in a bank while you look for the next deal, you will be paying interest on it the whole time. Many investors line up the next purchase first and then time the cash-out to match.

Common questions

How much cash can I pull from a Cedar Rapids rental?

Up to 75% of the appraised value, minus your payoff and closing costs, as long as the rent supports the new payment.

Do I need to show personal income?

No. The loan qualifies on the property's rent. We review credit, with a 620 minimum.

How long must I own the property first?

Seasoning varies by program. Recently purchased properties may qualify through delayed financing.

Can I cash out a property owned by my LLC?

Yes. LLC borrowers are standard.

Why is my cash lower than I expected?

Closing costs, escrow for upcoming Iowa tax installments and a lower appraisal all reduce net cash.

Does flood insurance affect my cash-out?

Yes. A flood premium raises the payment, which lowers the ratio and can limit the loan.

Can I cash out a paid-off rental?

Yes. A free-and-clear rental can be refinanced up to 75% LTV, subject to the rent covering the payment.

Can I use the cash to buy another Cedar Rapids rental?

Yes. Funding the next purchase is the most common use of cash-out proceeds on a business-purpose rental loan.
