DSCR Cash-Out Refinance on Charlotte Rental Property

Charlotte has been one of the steadiest growth stories in the Southeast, with banking, healthcare and logistics jobs pulling people into Mecklenburg County and the surrounding counties. Investors who bought in the last decade have generally built solid equity, and a DSCR cash-out lets you pull it out based on rent.

In short: Yes. LendingStreet finances DSCR cash-out refinances on Charlotte-area rentals up to 75% LTV, qualifying on the property's rent with no tax returns or W-2s. The rent has to cover principal, interest, taxes, insurance and HOA dues at the 1.0x standard minimum. Loans start at $150,000, LLCs are standard and the minimum credit score is 620.

Charlotte values and rents

Charlotte prices rose steadily through the 2010s and then sharply in 2021 and 2022. Growth has slowed since, but the metro has generally held its gains better than some faster-swinging Sun Belt markets. New apartments in South End, uptown and along the light rail have kept rent growth moderate.

For single-family rentals, the result is decent rent relative to value in many east and west side neighborhoods, with thinner ratios in pricier areas like Dilworth, Myers Park and Plaza Midwood.

Mecklenburg revaluation and your tax line

Mecklenburg County completed a countywide revaluation that raised assessed values substantially for many owners, and the county and city adjusted tax rates afterward. North Carolina counties revalue on periodic cycles, so the tax bill on a rental can change meaningfully from one cycle to the next.

Use the current bill, not the one from when you bought. Rentals in neighboring Gaston, Cabarrus, Union and Iredell counties, or across the line in York and Lancaster counties in South Carolina, follow their own schedules and rates. A South Carolina rental is taxed at a higher assessment ratio than a primary residence, so check that bill carefully if you own on that side.

North Carolina closings and costs

North Carolina real estate closings are handled by attorneys. North Carolina's excise tax applies to deeds on a sale, not to a refinance, and the state has no mortgage recording tax, so refinance closing costs are mostly attorney, title, recording and lender fees.

Your closing attorney will also confirm the vesting. If the property is in your personal name and you want the loan in an LLC, plan to deed it to the LLC before or at closing.

Example: an east Charlotte rental

This example is illustrative and not a quote. An investor owns a three-bedroom house in east Charlotte appraised at $355,000, owing $175,000. It rents for $2,500 a month. Taxes are about $240 a month and insurance about $140.

At 75% LTV the new loan is $266,250, which pays off the old loan and leaves $91,250 before closing costs. On 30-year amortization, principal and interest is about $1,816. The full payment is about $2,196, for a DSCR of about 1.14x. A $75 HOA would bring it to about 1.10x, still above 1.0x.

HOAs, leasing caps and short-term rentals

Many newer homes in Huntersville, Cornelius, Mint Hill, Matthews, Indian Trail, Concord and Fort Mill are in HOA communities. Some associations have adopted leasing caps or minimum lease terms, partly in response to large single-family rental buyers. Dues count in the DSCR payment.

Check the covenants and any recent amendments before you refinance. A property that cannot legally be leased under the HOA rules is a problem for any DSCR lender.

Charlotte does not have the same level of STR restriction as some cities, but rules can change and HOAs often ban short-term rentals. Lake Norman properties draw vacation demand and can sometimes qualify on projected income under short-term rental programs. Confirm local and HOA rules before relying on nightly income.

Insurance and storm exposure

Charlotte is inland, so it avoids the direct hurricane exposure of the North Carolina coast, but remnants of tropical storms bring wind and heavy rain. Premiums have risen statewide. Properties near creeks such as Little Sugar, McAlpine or Irwin may be in mapped flood zones, which means required flood coverage that counts in the payment.

What Charlotte investors use the cash for

Typical uses we see in the Charlotte market include the following.

Where Charlotte investors own rentals

Much of the investor stock sits in east and west Charlotte, along corridors like Albemarle Road, Central Avenue, Freedom Drive and Beatties Ford Road, where brick ranches and split-levels from the 1950s through the 1970s rent well relative to price. North Charlotte near University City has student and young professional demand. In the suburbs, newer subdivision homes in Concord, Huntersville and Gastonia make up a growing share.

Duplexes and small multifamily are less common than in older Northern cities, but they exist in neighborhoods like Wesley Heights, Enderly Park and the areas around Central Avenue. Two to four unit properties qualify on combined rent, and 5 to 8 unit buildings can be financed on residential programs at a lower maximum LTV that varies by program.

Common questions

Does LendingStreet do cash-out refinances in Charlotte?

Yes. We finance DSCR cash-out refinances on non-owner-occupied rentals across the Charlotte area, up to 75% LTV, starting at $150,000.

Did the Mecklenburg revaluation affect my DSCR?

It can. Higher assessed values raised many tax bills, and the tax escrow counts in the payment. Use the current bill when you run the numbers.

Do I need an attorney for a North Carolina refinance?

Yes. North Carolina closings are handled by attorneys, who also coordinate title and recording.

Is there a transfer tax on a North Carolina refinance?

North Carolina's excise tax applies to deeds on a sale, not to a refinance. Closing costs are mostly attorney, title, recording and lender fees.

Can I refinance a rental across the line in South Carolina?

Yes. We lend in South Carolina too. Taxes there follow South Carolina rules, and rentals are taxed at a higher assessment ratio than primary residences.

Can my HOA keep me from refinancing?

Not directly, but if the HOA restricts leasing, the property may not qualify as a rental. Review the covenants first.

How long do I need to own the property?

Seasoning varies by program. Some allow cash-out soon after purchase; others want several months or limit the loan to cost plus improvements.

Do I need to show personal income?

No. The loan qualifies on the property's rent. You need a 620 or higher credit score, reserves and LLC documents if the property is held in an entity.
