DSCR Cash-Out Refinance on Davenport Rentals

Some of the best equity in Davenport sits in rentals that investors have owned for a decade or more, often free and clear: a brick fourplex in the Village of East Davenport, a converted Victorian in the Gold Coast, a string of single-family homes on the west side. A DSCR cash-out refinance can turn that idle equity into capital without selling.

In short: LendingStreet offers DSCR cash-out refinances on 1-8 unit rentals in Davenport and Scott County up to 75% LTV, qualified on the property's rent rather than your personal income. Paid-off and financed properties both qualify, LLC owners are standard and cash-out seasoning varies by program. The rent needs to cover the new payment at the 1.0x standard minimum.

Pulling cash from a paid-off rental

When a property is free and clear, the full loan amount, less closing costs and escrow, goes to you. That makes a paid-off fourplex one of the simplest ways to fund the next acquisition. You keep the building and its rent, and the new mortgage payment comes out of that rent.

Because there is no existing payment today, it is easy to forget that the new loan creates one. Run the ratio first: the rent has to cover principal, interest, taxes and insurance.

If you own several paid-off houses rather than one larger building, you can cash out each one separately or, with five or more, refinance them together in a blanket loan. A blanket loan means one closing and one payment, which many long-time Quad Cities landlords prefer.

Worked example: a free-and-clear fourplex

This example is illustrative and not a quote. An investor owns a brick fourplex in the Village of East Davenport free and clear. It appraises at $345,000 and the four units rent for $960 each, or $3,840 a month.

A 75% cash-out loan is $258,750. After estimated closing costs of about $7,762, the investor receives about $250,988. Estimated principal and interest is about $1,765; with taxes of $520 and insurance of $230, the payment is about $2,515 and the DSCR is about 1.53x. That cash could fund down payments on several more Quad Cities rentals.

Because there is no payoff, the investor keeps most of the loan amount, less closing costs and any tax escrow.

Historic homes and appraisals

Converted Victorians and early 1900s houses in the Gold Coast, Hamburg and McClellan Heights can be hard to appraise because no two are alike. The appraiser will look for sales of similar small multifamily and adjust for size, condition and unit count. Restored woodwork and updated systems help; a building that looks tired will appraise that way.

Make sure every unit is legal and registered with the city. An attic or basement unit that was never permitted may not count toward value or rent.

Interior access matters. The appraiser needs to see every unit, the basement and the mechanicals. Give tenants notice and line up keys before the appointment, because a missed unit can delay the report or lower the value.

Seasoning and recent purchases

Cash-out programs generally require that you have owned the property for some time before lending on the full appraised value, and the period varies by program. If you bought recently for cash, delayed financing may let you recover your purchase funds sooner. Our seasoning guide explains the options.

Flood coverage near the river

Davenport's riverfront and neighborhoods along Duck Creek and other low areas include mapped flood zones. If your rental is in one, flood insurance is required on the new loan and the premium becomes part of the payment, lowering the ratio and possibly the amount you can borrow.

Bluff-top homes are usually well above flood risk, but confirm with the flood map for the specific parcel rather than assuming.

If you added flood coverage after the 2019 river crest even though your property is outside a mapped zone, that premium is your choice and may still be counted if you keep the policy. Tell us what coverage you carry so the payment estimate is accurate.

Taxes, revaluation and escrow

Iowa property taxes are paid in arrears, so a refinance may collect an upcoming installment into escrow. That reduces net cash at closing. Davenport's city assessor values property inside the city and Iowa revalues every two years, so check that the tax figure you are using reflects the current assessment.

Long-time owners are sometimes surprised by how much their assessed value has grown. The current bill, not the one from when you bought, goes into the ratio.

If you appealed your assessment and won, keep the decision. It documents the value the assessor now uses and supports the tax figure in your ratio.

Iowa closing details

Iowa relies on abstracts of title and attorney title opinions along with a state title program, rather than standard private title insurance. A long-held property may need its abstract brought up to date, which takes time. If you are moving the property from your personal name into an LLC at the same time, plan for the deed and entity paperwork too.

The abstract on a property held for decades can be long, and older releases of past mortgages sometimes need to be located or recorded. Starting the title work early keeps those items from delaying the closing.

If you plan to use the cash for a purchase with a firm closing date, tell us that date up front so the refinance can be timed to fund before you need the money.
