DSCR Cash-Out Refinance for Des Moines Rentals

Many Des Moines landlords bought older houses at low prices, fixed them up and now own more equity than they expected. A DSCR cash-out refinance turns that equity into cash for the next purchase without income documents.

In short: LendingStreet's DSCR cash-out refinance lets Des Moines investors borrow up to 75% of a 1-8 unit rental's current value, qualifying on the rent rather than tax returns. The rent must still clear the program minimum, usually 1.0x, at the new payment. Iowa's two-year revaluation cycle can change the tax line, so we size the loan on the bill you will actually pay.

What a cash-out refinance does

You replace your current mortgage, or pay off a property you own free and clear, with a new, larger DSCR loan. The difference, after closing costs, comes to you in cash. Because the loan qualifies on the property's rent, you do not need W-2s or tax returns, and the property can stay in your LLC.

Local investors use the cash for down payments on the next rental, to finish a rehab on another house, or to pay off a higher-cost loan.

Iowa does not charge a separate mortgage tax when the loan is recorded, but you will still pay recording fees, the appraisal, the abstract update and the attorney title opinion, plus lender fees. Those usually come out of the loan proceeds.

How much cash: the 75% math

The maximum loan is 75% of the appraised value, minus what you owe and closing costs. On a property that owes $140,000, here is how the appraisal changes the result, assuming about $6,000 in costs.

Appraised value75% loanPayoffEstimated cash after costs
$280,000$210,000$140,000$64,000
$300,000$225,000$140,000$79,000
$320,000$240,000$140,000$94,000

Worked example: a duplex near Drake

This example is illustrative and not a quote. An investor owns an up-down duplex near Drake. It appraises at $300,000, and the current loan balance is $140,000. The two units rent for $2,300 a month combined.

A 75% cash-out loan is $225,000. After paying off the old loan and about $6,000 in costs, the investor receives about $79,000. Estimated principal and interest on the new loan is about $1,535. With taxes of $420 and insurance of $160, the payment is about $2,115, and DSCR is about 1.09x.

If the ratio had come in below 1.0x, the investor could take a smaller loan or look at a sub-1.0 program.

Appraisals on older Des Moines homes

The appraisal sets your loan amount, so it pays to prepare. Appraisers compare your property with recent sales nearby. In neighborhoods with mixed condition, a fully updated house can be compared with homes that still need work, so give the appraiser a list of improvements, with dates and costs.

For duplexes, the appraiser also looks at rents. Have current leases ready, and make sure both units are legal and on the rental certificate.

If the duplex has separate furnaces and electric meters, say so. Tenant-paid utilities help the appraiser and the insurer see the property as a lower-cost rental to run, and they make your cash flow easier to defend.

Seasoning and recently rehabbed houses

How long you must own a property before a cash-out refinance varies by program. Some use the appraised value after a short ownership period, especially when you can document the rehab. Others use the lower of your cost or the appraised value for a time. Our DSCR cash-out seasoning page explains the common rules.

If you just finished a rehab and want to recover your cash, tell us the purchase date, price and rehab spend up front so we can match you to the right program.

A recent purchase with no rehab may not have gained enough value yet to make a cash-out worthwhile.

Re-run the ratio after reassessment

Iowa revalues residential property every two years, in odd-numbered years. If values in your neighborhood rose, your next tax bill may be higher than the one you are paying now. Because the new loan payment includes taxes, a higher bill lowers your DSCR.

Check the assessor's current value for the parcel, whether it is the City of Des Moines assessor or the Polk County assessor, and budget on the new figure.

Using the cash

Some investors use one cash-out refinance to fund the next purchase, then repeat. Others with five or more rentals combine them into one blanket portfolio loan with one payment and release provisions when a property sells. If you own several Des Moines rentals with equity, ask us to compare a blanket loan with individual refinances.

Before you spend the cash, set some aside as reserves. Older Des Moines houses can need a furnace, a sewer line or a roof with little warning, and a reserve keeps one repair from straining the whole portfolio.

Is the cash worth the new payment?

If your current loan has a low payment, a cash-out refinance replaces it with a new loan at current pricing on a larger balance. Look at the whole property, not just the check: the new payment has to work with the rent, and the cash should earn more in its next use than it costs to borrow.

Also plan for tenants. The appraiser needs access to every unit, so give notice under your lease and Iowa law, and schedule the visit when the units show well.

What to have ready

Our investor loans are business-purpose loans on non-owner-occupied property. Gather these items and send them through the form below, or call (877) 298-1001.

Common questions

How much can I cash out of a Des Moines rental?

Up to 75% of the appraised value, minus your payoff and closing costs, as long as the rent clears the program minimum at the new payment.

Do I need tax returns for a cash-out refinance?

No. The loan qualifies on the property's rent compared with the payment.

How long do I need to own the property?

It varies by program. Some programs use the appraised value after a short ownership period; others use your cost for a time.

Will my property taxes affect how much I can borrow?

Yes. Taxes are part of the payment in the ratio. If a revaluation is likely to raise the bill, we size the loan on the higher figure.

Can I cash out a property I own free and clear?

Yes. You can borrow up to 75% of value on a property with no mortgage.

Can I do a cash-out on a duplex or fourplex?

Yes. The ratio uses the combined rent of all legal units.

Is the minimum loan $150,000 on a cash-out?

Yes. Lower-value Des Moines rentals may not reach it alone; several properties can be combined in a blanket loan.

Can I keep the property in my LLC?

Yes. LLC borrowers are standard.
