DSCR Cash-Out Refinance on Fort Worth Rental Property

Fort Worth has added jobs and residents fast, from AllianceTexas in the north to Lockheed Martin and the Near Southside. Investors who bought in Ryan Place, Riverside or Keller a few years ago can pull equity with a DSCR cash-out, provided taxes and hail insurance still fit.

In short: Yes, LendingStreet finances DSCR cash-out refinances on 1-8 unit rentals in the Fort Worth area, up to 75% LTV and qualified on the property's rent instead of tax returns. Loans start at $150,000 with a 620 minimum credit score, and the rent must cover the new payment at the program minimum, 1.0x on standard programs. In Fort Worth, Texas property taxes with no homestead exemption, hail-driven insurance and MUD or PID assessments in newer areas are the local items.

How a cash-out refinance works on a Fort Worth rental

You take a new loan larger than your current balance, pay off the existing mortgage and keep the difference. On a DSCR loan the new balance is sized off the appraised value, up to 75% LTV on cash-out, and the borrower signs for the loan personally while the property can stay in an LLC.

Qualification uses the debt service coverage ratio: rent divided by the new monthly payment, including principal, interest, taxes, insurance and any HOA dues. A bigger loan means a bigger payment, so the ratio after the cash-out is the one that must clear 1.0x on standard programs.

The cash can go toward your next acquisition, upgrades across the portfolio, replacing a short-term loan with long-term financing or simply a stronger reserve cushion.

Fort Worth rental submarkets

Near Southside, Fairmount, Ryan Place, the TCU area, Arlington Heights and Riverside have older homes close to downtown. Polytechnic, Stop Six and the East Side offer lower prices.

North Fort Worth near Alliance, Keller, Saginaw, Haltom City, North Richland Hills, Crowley, Burleson and Benbrook have newer single-family homes, many in subdivisions with HOAs and special districts.

Rents in Fort Worth have grown with jobs, but taxes and insurance have also risen, so the ratio often limits the cash before the appraisal does.

Tarrant County property taxes

Texas has no state income tax and relies on property taxes. A home can be taxed by the county, city, school district, college district, hospital district and, in newer areas, a MUD or PID. The homestead exemption only applies to primary residences.

The Tarrant Appraisal District values property annually. Budget taxes at the full rate on appraised value.

Texas also limits appraisal increases on non-homestead property under a temporary circuit breaker for some values, but the rules have changed recently. Use the current bill.

Hail, storms and insurance

North Texas is one of the most hail-prone regions in the country, and many policies carry percentage wind and hail deductibles. Roof age and material drive premiums.

Properties near the Trinity River and creeks may be in flood zones. Get the flood determination and quote.

Some older homes near the Trinity and in the Near Southside may have foundation movement from clay soils, which appraisers and inspectors note.

Fort Worth short-term rental zoning

Fort Worth zoning does not allow short-term rentals in most one- and two-family residential districts, so most investor homes rent long-term. Suburbs have their own rules, and many HOAs restrict rentals under 30 days.

Most Fort Worth cash-out loans qualify on 12-month leases.

Texas law does not allow local rent control, and Fort Worth does not require registration for most long-term rentals, but code compliance can act on complaints.

Worked example: a Ryan Place rental

This example is illustrative and not a quote. An investor owns a Ryan Place house that appraises at $380,000 with an existing payoff of $160,000. Rent is $2,700 a month, taxes with no homestead exemption are $720 a month and insurance is $230.

At 75% LTV the new loan is $285,000, which leaves about $125,000 after the $160,000 payoff, before closing costs. Estimated principal and interest on a 30-year schedule is about $1,993, so the total payment is about $2,943 and the DSCR is about 0.92x, below the 1.0x standard minimum. At 60% LTV the loan is $228,000, the payment drops to about $2,544 and the DSCR is about 1.06x, with about $68,000 in cash before closing costs.

Small changes move the ratio. A higher insurance quote, a tax increase or a lower appraised rent each raise the payment's share of rent, so run the numbers with current figures before you ask for a specific cash amount.

Texas closing costs on a refinance

Texas has no transfer tax and no mortgage recording tax, and title insurance rates are set by the state. Texas cash-out restrictions apply to homesteads, not investment property.

If you bought or renovated recently, seasoning matters. Some programs lend on the new appraised value quickly; others look back to your purchase price and improvement receipts for the first months.

Common questions

Why does my Fort Worth cash-out come in under 75%?

Property taxes and insurance push the payment up. At a lower loan amount, the rent clears the minimum.

Can I qualify on Airbnb income in Fort Worth?

Usually not in single-family zones, where STRs are generally not allowed. Check zoning and HOA rules.

Do you finance homes I live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

What limits my cash-out amount in Fort Worth?

Two things: the 75% LTV cap on cash-out and the ratio at the new payment. Whichever produces the smaller loan sets the amount.

How soon after buying can I do a cash-out refinance?

Seasoning varies by program. Some allow a cash-out soon after purchase; others require several months of ownership or cap the loan at cost plus documented improvements.

What is a MUD and does it count?

A municipal utility district funds infrastructure in newer subdivisions. Its tax is part of the bill and counts in the payment.

Do you lend in Keller and Burleson?

Yes. We finance 1-8 unit rentals across Tarrant, Johnson, Parker and Denton counties.

Can I cash out a rental in North Fort Worth near Alliance?

Yes. Newer homes near Alliance qualify on rent, but MUD or PID taxes can raise the payment.
