Georgia DSCR Cash-Out Refinance for Rental Investors

Metro Atlanta is one of the busiest single-family rental markets in the country, and many Georgia investors use a DSCR cash-out to refinance out of a rehab loan and pull capital back. Seasoning rules decide how well that works.

In short: Yes, LendingStreet finances DSCR cash-out refinances on investment property in Georgia, up to 75% LTV, qualifying on the property's rent. Many Georgia cash-outs are BRRRR refinances that pay off a hard money or bridge loan after renovation. Whether you can borrow against the new appraised value right away depends on the program's seasoning rules, so check them before you buy. Standard programs need 1.0x after cash-out, a 620 credit score and no W-2s or tax returns.

The Georgia BRRRR refinance

A common Georgia pattern: buy a dated house in metro Atlanta, Macon, Augusta or Columbus with a short-term loan, renovate it, lease it and refinance into a 30-year DSCR loan. The refinance pays off the short-term loan and, if the value rose enough, returns some of your cash.

That last step depends on how the program treats recent purchases. Some lend against the new appraised value with little or no seasoning. Others cap the loan at purchase price plus documented improvements until you have owned the property for several months.

Example: refinancing an Atlanta-area rehab

This example is illustrative and not a quote. An investor bought a house for $190,000, spent $60,000 on renovation and owes $210,000 on a short-term loan. The house now appraises at $340,000 and rents for $2,450 a month. Taxes and insurance are $500 a month.

On a program that lends against appraised value, 75% LTV is $255,000. After paying off the $210,000 loan, that leaves $45,000 before closing costs. At a sample rate of 7.25% on 30-year amortization, principal and interest is about $1,740, the total payment is about $2,240 and the DSCR is about 1.09x. On a program that instead caps at 75% of the $250,000 cost basis, the loan would be $187,500, which would not even cover the $210,000 payoff. Same house, very different result.

Georgia closing items to confirm

Georgia uses security deeds rather than traditional mortgages, and real estate closings in Georgia are handled by attorneys. Georgia also charges an intangible recording tax when a new security deed for a long-term note is recorded, and on a refinance the amount can depend on how much is new money.

Ask your closing attorney for an estimate early and confirm the final figures with them. Your term sheet will show lender and closing costs.

Where Georgia investors are active

Metro Atlanta, including suburbs in Gwinnett, Cobb, Henry, Clayton and Douglas counties, has a deep single-family rental market with both individual investors and large operators. Savannah adds a strong short-term rental and military rental market near Fort Stewart and Hunter Army Airfield.

Augusta, Macon and Columbus offer lower entry prices with steady long-term demand. In those markets the $150,000 loan minimum can come into play, and a blanket loan across several rentals is sometimes a cleaner way to pull equity.

What decides a Georgia cash-out

Beyond seasoning, a handful of items carry the most weight.

Plan the refinance before you buy

If your plan depends on pulling cash out within a few months, find out which programs lend on appraised value and what they require before you close on the purchase. A short conversation at the start can save months of waiting at the end.

Keep every invoice, permit and before and after photo from the renovation. On a cost-basis program, your records are the loan amount.

What to have ready

Have the signed lease, the purchase closing statement, renovation invoices and photos, the short-term loan payoff letter, an insurance quote and your LLC documents. Recent bank statements show reserves.

Our financing team reviews the deal and comes back with 2-3 options, including how the seasoning rules on each affect your cash.

Common questions

Does LendingStreet lend in Georgia?

Yes. LendingStreet finances investment property in Georgia, including DSCR cash-out refinances up to 75% LTV on non-owner-occupied rentals, from $150,000.

Can I refinance out of a hard money loan in Georgia?

Yes. A DSCR refinance can pay off a hard money or bridge loan once the property is renovated and leased, and return cash if the value supports it.

How long do I have to own the property before a cash-out?

It depends on the program. Some allow cash-out at appraised value with little or no seasoning; others want several months of ownership or cap the loan at purchase price plus documented improvements.

Does Georgia's intangible tax apply to a refinance?

Georgia's intangible recording tax can apply when a new security deed is recorded, and the amount on a refinance often depends on new money. Confirm with your closing attorney.

Is a rate-and-term refinance an option?

Yes. If the goal is only to replace a short-term loan with a 30-year fixed loan, a rate-and-term refinance is available and may allow higher leverage than cash-out.

Do I need tax returns?

No. DSCR loans qualify on the property's rent. You need a 620 or higher credit score, reserves and entity documents if borrowing in an LLC.
